SIMMONS APPRAISAL SVC

.This person was supposed to appraise our house. We did not pick him. He was chosen through our lender, where the person looking for the loan really has no choice on who they get. And since businesses can't look up info on people on this site, they could not see what bad ratings people have and they use anyone. As an appraiser he is supposed to give a fair appraisal for the property he is setting a value for. Instead, what he does is run through the house snapping pictures of all your rooms, so he can then take it back to his office. In 2006 he did an estimate for this house, before we moved in. He set the value at $80,000. After we moved in, and during our time living here, we found so many things that needed fixing that we now know he did not do his job, but instead, just said the pictures look good so the house was given a high value. To us, it looked like he was in business with the person trying to sell the house and got a cut from the sale. Because, the previous owner bought the house, tried fixing it up to make a profit. He got Matt Simmons to set the appraisal value on it. We believe Matt jacked the price up in order for them both to make a profit. (but no proof of that) Now, in 2012, when we tried to refinance the house at low interest rates, he was chosen by the lender to again appraise this house. After 6 years of small upgrades, and many fixes that were not seen like new air conditioning/heating, new tank-less water heater, and new doors, he valued the house at only $82,000. And his appraisal was after it was already appraised at $110,000 in 2011, when we got a home equity loan.
