Initial
The first sign of risk was that most detail that I received, for the site design was a picture of a drawing that was on a sheet of notebook paper. However, I had an aggressive timeline and Sands ensured me that they could meet the date.
Good
Work started off well with the concrete being poured quickly and the old patio being removed.
Bad
After the pouring, everything went downhill very fast with multiple delays. Contractor committed to getting work done during the weekend, however when Saturday came, they didn't have the materials needed to do any work. The excuse was that the supplier was closed on Saturday. I would have expected a builder to know that and get the needed supplies during the week. No materials or work (with the exception of pouring the concrete) happened when communicated. No updates were ever given without me having to inquire multiple times.
Result
I pulled the roof portion of the job and asked that they simply finish out the patio. Instead of trimming the excess concrete that spilled from the molding boards, the contractor suggested I use landscaping to cover the excess concrete. I asked that they trim, finish and stain the edges to be clean and consistent with the top of the patio. Instead of cleanly trimming the excess, they used a jackhammer on the edges, which took out chunks of concrete throughout the perimeter of the patio. Sand's never inspected the trim work done by the subcontractor and was unaware of the condition, until i sent photos. The contractor then blamed me for being to nit-picky and rushing them to cleanly finish the patio. Very unprofessional.
I terminated the contract and will find another contractor to finish the work.
Later found out that many corners were cut with pouring the patio. Rebar laid directly on the ground and not suspended. Not footers where poured to ever support a roof. Concrete was poured over grass and not bare dirt or substrate. Not expansions where added at the house nor on the patio. It began cracking after 2 weeks. Sands then tried to charge me (not only full price) but added over $2000 from the contract amount.

Initial service was done but there is no service after that. Overall I am disappointed that we can't get the company to fix a material defect. I would not recommend this company to anybody I know.
