Property Appraisal
This appraiser came to my home and was quite curious and responsive. Unfortunately, he either mismeasured or miscalculated my home's living space by over 1,000 square feet. That's a lot for a home that has just under 3,000 square feet. We worked with our lender to attempt to get this corrected.
After a very trying ordeal, they had the appraiser update the report according to the county courthouse records. The problem is, they didn't include a new building (he accounted for a garage but not added living space). As a result, our loan was cancelled, and we lost our deposit. The appraiser comes to your home to personally measure, largely because the county records are often wrong or (as in our case) out of date.
This appraiser's figures didn't come close to matching an appraisal we had done in 2008. Furthermore, we completed another mortgage with a new lender and new appraiser. This new appraiser's figures matched the report from 2008, further verifying that Ameri-home Appraisal of NWA didn't get this right (off by about 500 square feet).
I know appraisal work can have its subjective estimates, but the square footage of the home is not one of them. The least he could've done is revisit the home and remeasure for an accurate baseline.
