John is very Thorough. Dont expect him to answer many of your questions. He will only tell you what is not right with your home. He will not offer solutions on how to remedy the situation. He will record your entire conversation.
I was very disappointed that he would not answer specific questions I had about the home. He used terminology like its "not my job" to answer these questions. "He didnt want to be held "liable". I will be choosing someone else that is more customer friendly.
"I am a home inspector and not a contractor, as an home inspector I inspect the home, take pictures, explained the problem and recommend the appropriate contractor for further investigation. The contractor will inspect, open up the necessary walls in order to determine the amount of damage present and provide a price for repairs. Home inspectors are not allowed to preform destructive investigations. I do record all home inspections for my customers protection and I also reference the recording when writing the written report."
I would definitely hire John again when I'm ready to buy again.
"1. Cracks in molding are missing caulking not structural. 2. We point out problems and defer to specialized contractors who are licensed in our state to perform work in given fields."
John was at our home virtually the next day! Plus we received the full inspection report the SAME DAY as the inspection. Very nice.
This gave us enough time to hire more contractors to perform deeper inspections on areas that john pointed out as needing more investigation, before the deadline of our real estate contract.
