Knox Group Homes

John Knox is the realtor within Knox Group Homes who I dealt with primarily. He was phenomenal. I live in North Carolina, but the house I was selling was in Madison, Alabama. John managed all sorts of aspects of renovation of the house for me while I remained in North Carolina. These included - removing wallpaper in several rooms and then repainting them, having water damaged floor removed and then refloored in several rooms, having acoustic ceilings removed and replaced with drywall ceilings, and managing a myriad of other less sizable jobs, such as plumbing repairs, electrical repairs, garage door repairs, cleaning junk out of the house and having it hauled away, having trim repainted, having doors rekeyed, having the house fully cleaned, roof repairs, having insulation replaced in the attic, soffit repairs, chimney repairs, and resolving humidity issues. And believe me, this is an abbreviated list. In addition to repairing things, John helped resolve a number of invalid issues which the buyer's home inspector incorrectly thought he found. John did not charge me at all for any of these services. I onlly paid the contractors which he hired to perform the services. Further, there was a valid issue a furnace in the attic. It still worked, but would need to be replaced soon. The buyers wanted it replaced before the sale, but I felt it would be better handled by the buyers, so that they'd get the furnace they wanted. In return, I was to lower the price of the house by an amount to cover the furnace installation, both parts and labor. The buyers and I could not come to agreement on the amount of the price reduction. We were apart by $1,000. John came up with a solution. I would reduce the price of the house by the additional $1,000 which the buyer wanted, and I was to be reimbursed by a $1,000 reduction in real estate commission. John agreed to reduce his commission by $500 and got the buyer's realtor to do the same. So not only did John do a lot more than most realtors, he took a lower commission! In addition to finding ways around problems and spending lots of his time getting the house ready for sale, he was just plain pleasant to work with. There were no communications problems. I could usually call him in the evening when I was home from work. There must have been hundreds of emails and phone calls during the time which we worked together to get the house sold. Before I selected John, I spoke to several of his previous customers. They all pretty much had the same sorts of things to say about him. I was wondering if he had cherry-picked previous customers, as their reports were so glowing. But now I realize why they were so positive. In the past, I often questioned whether realtors really deserve the large sums of money they receive as a commission. In this case, I'd say John Knox really earned every penny of it. Before I wrote this obviously very positive report, I asked John if he would be concerned that anyone who would read it would want him to do the same sorts of things for them. He said that I should not worry about it, as he does the same for all of his customers who need the help!
