If you are buying a residential or commercial property and need to know the condition of the property, it is important to check out the credentials of the inspector you are considering. Is the inspector well trained? Does he stay current with continuing education? Does he have a passion for his work and a commitment to high ethical and professional standards? While there are some good inspectors out there, why wouldn't you want the best inspector you can find? Here are some highlights: Nationally recognized home inspection expert and was the 2014 National President of the American Society of Home Inspectors. Bill was recently featured in an ABC Nightline Special Report on new home construction titled "New Home Heartbreak." Bill has a Bachelor of Science degree in Construction from Miss. St. Over the years he has worked extensively at both the state and national level to raise the standards for professional home inspectors. "This review is very perplexing and disappointing to me. Here's why: The inspection for this client was originally performed on December 2, 2015 immediately following a heavy rain. I found leaks in the roof where a large section of shingles had blown off the roof. I provided photographs and I noted that the roof was between one and three years old and there were likely to be underlying problems and that the roof needed to be examined by a roofing specialist. Here is the exact text from the report: "INVESTIGATE FURTHER: There is a section of shingles missing from above the right front corner of the house. With the heavy rains, water has leaked inside the house and the ceiling below this area is wet. An infrared image in the report shows where the wet ceiling is located. The roof needs to be repaired to stop the leaks. I also recommend an independent roof inspector examine the shingle installation to determine if the shingles were properly installed. It is not common to have large sections of the shingles blowing off at one time." I recommended a roof inspector because I did not have the equipment necessary to perform the the inspection that was needed on this very steep and high roof. I deemed it was not safe for me to inspect given the conditions. Unfortunately this client failed to follow the advice I offered at the time of the inspection both verbally and in the report but now feels that it is somehow my fault that he has a bad roof. I only advise clients to hire experts when I absolutely believe it is necessary but I can't force clients to hire the experts I recommend. "I appreciate all of the reviews from my clients, and even the ones that suggest some need for improvement I try to learn from and improve. However this review should be deleted from my review page. In checking my records I have never performed an inspection for the person who wrote this review and further cross checking I find I have never performed an inspection on this property. "Upon reviewing the report for this Angie's List client I find there are a few issues that should be clarified. First, the "nice report with pictures" was 28 pages long with a 3 page summary of the items that needed attention. My average report is about 21 pages long. The report details 22 individual problems, consisting of 8 minor repairs, 4 issues that needed further evaluation, 1 major repair, and 9 safety hazards that if not addressed could lead to injury or death I also noted significant condensate issues in the crawl space along with signs of water entry and damage to the wood floor structure at the rear of the house that I stated was from a leak in the hardboard siding around the chimney. Because the wood was dry I stated it was possible the leaks had been repaired but the area needed to be monitored. In addition, I documented that the siding was in contact with the ground at the rear of the house and that this could lead to problems if not addressed. Those were the only issues with the siding along the rear of the house that were visible at the time of the inspection. It should also be noted that the client believes the inspection was carried out on April 3, 2012 when it was actually performed on August 1, 2012. This leads me to believe that the client may have lost his report and doesn't remember that I documented these issues in the report. Though I have no idea what serious problem has occurred in regard to the siding in the 23 months since my inspection, it is important to note that I can't predict future failures that are not visible at the time of the inspection."
