We had sent her a long list of questions we had about a home that had made our cut (some 35 houses later) onto the top 5 list and expressly told her to NOT just attach our questions to the seller's agent, but to read over them take out the questions that are only for her and if any of the remaining questions meant for the sellers needed re-formatting to please frame them appropriately for the industry. She did none of that so the sellers got our entire list of 47 questions, complete with our personal comments and questions geared towards possible bargaining options. Needless to say, the sellers were somewhat irritated that we had questioned how the listing was phrased and the possible legal ramifications of the misinformation.
We had explicitly told her that we would not feel comfortable making an offer until we had the answers to the questions, but she, almost daily, pressured us to make an offer. We, thankfully, found out from an independent source that AL is a "Buyer Beware" state that does not require any form of home inspection prior to the sale, however, she exclusively and repeatedly referred to the VA appraisal as the VA "Inspection" and attempted to "answer" many of our questions with, "That will be addressed in the inspection." When she finally emailed us the "answers" the majority of them were along the lines of "unknown." despite it being a one owner home and others were obviously contradictory, however, she refused to further investigate the contradictions.
When we were told by the company we had chose for our homeowner's insurance that there were unresolved issues with the home's current insurance status and I called to inform her and ask that she find out what they are and their details, she told me to use another company she knew of that wouldn't run the history report, so those problems wouldn't matter.
It's obvious that her company has utilized a corporate psychologist because when she would do something that we made clear we did not approve of or that was not something that was in our best interest she would have an "affirmation" phrase at the ready, however, the phrases weren't even true enough to be a platitude and were always annoying and dismissive.
After she wanted us to use a company that wouldn't run the insurance history rather than doing what we asked of her, finding out what those problems were in detail, and then changing her story when I confronted her in writing on the issue we asked for her to void the contract due to an inability to trust her as our representative. We, ultimately, had to contact the senior agent in Cynthia's office in order to void the contract we had with her because she refused to do so after three requests.
When our new agent contacted the sellers they were extremely hostile towards my husband and I. After a long conversation between the seller's agent and our new agent it was disclosed that Cynthia had placed a phone call to the seller's agent after we voided our contract with her, but the details of the conversation wouldn't be disclosed. Despite her obvious attempts to save face with the seller's agent the truth did come out and now the sellers and us are all very pleased to be working together in an open and honest atmosphere.
You know things are bad when you find yourself saying, "Just 10 more days, and I'll never have to deal with her again!"
