BY ORDER OF FORT RUCKER"S COMMANDING GENERAL, CONDUCTING BUSSINESS WITH REALTY EXECUTIVES AND HUGHE MEADE IS OFF-LIMITS TO ALL SOLDIERS WITHIN FORT RUCKER. AS OF JUNE 2013. - Out of two years and a half Realty Executives managed my property, they were able to rent it for one year. Realty Executives is not proactive about advertising your property. During the two years I lived in Alabama, I was able to rent the property twice, within one week of advertising it. - Would make payments late. In some cases, they would make no payments until I gave them a call. - They seemed to be more concerned about what Fort Rucker says is right, than in maintaining their customers happy. According Hughe Meade (Realty Executives' owner), dented stainless steel refrigerators, holes and stain marks in the walls, are normal wear and use, and they would not charge the tenants for it. - Unable to maintain inventories. I left 4 leather kitchen-stools in the property, which were inventoried during my initial application. Now, Realty Executives don't know where they are. - Failure to follow simple instructions. During my property management application, I indicated I would allow pets in the property. Realty Executives advertised my property as "no pets allowed" without my consent. - Realty Executives fails to communicate with the property owners. Said they provided several e-mail communications... in the end, the clerk committed a mistake filling the information I provided. Many times, they say they are going to call you back to provide you the answers you are looking for... don't count on it. Obtaining information about your property for them is almost impossible, unless you are stalking them on a day to day basis. -AFTER GOING WITH TEAM LINDA SIMMONS TO INSPECT THE PROPERTY, WE DISCOVERED OVER $2,000 IN DAMAGES TO MY PROPERTY.

Please accept my apology for the delayed response regarding the complaint filed against my company Meade and Associates, Inc. (formerly Realty Executives) as well as myself, Hubert (Hugh Meade, Owner, Broker by (member’s name) regarding his rental property located at (member’s address). I am more than befuddled to hear how dissatisfied (member’s name) has been with us, seeing as we were the one’s giving him notice of cancellation of management. This property has been in management for 2.5 years with two different tenants occupying the property. He stated that when he rented it out, he had tenants lined up almost immediately. Could it have been because the town home was much newer back then and the market still strong? We all know what is happening with the economy, and (member’s name) was fortunate to have tenants renting his place without any amenities, as there are number other town home communities in the area with pools and clubhouses offering care and pest control. The last tenant vacated due to military orders. He even went as far as to file a complaint against us at Ft. Rucker, because we wanted to see his orders before accepting his 30 day notice to vacate. He then stated he has never been able to park in his garage due to the steep grade of the drive way and last fall the garage flooded during a heavy rainfall. He continuously has to park in the street and the post office threatened to have vehicles towed for blocking mail boxes. This was actually the determining factor in the cancellation of management. Every real estate agency in this area has to be concerned about Ft. Rucker, as the majority of our business comes from there (95%). If you disregard their rules and regulations, they will place you ‘Off Limits’ to military personnel and then there goes your business. The marks, mismatched paint and stains on the walls were already notated on the initial inspection. (Member’s name) thinks the place should look like new. We have e-mail to him, suggesting he does some painting and the response was “let’s wait until a tenant requires it”. As to the refrigerator/freezer, the ‘dented’ stainless freezer door appears wavy due to low quality of product, not anything the tenant has caused. We have pictures here on file where the waviness only shows up depending on the angle with which you take the picture. The rear door knob was loose, but the repair of this would be an owner’s expense. As to our inability to maintain inventories, we require our owners to remove any personal items from the premises upon vacating. (Member’s name) was contacted numerous times regarding these barstools and some other items he had left behind. We have an e-mail from him, saying his roommate was supposed to have picked them up, When he was contacted about the items again, he e-mailed instructions to dispose of everything. When I spoke with (member’s name) earlier this year regarding the cancellation of management, I was unaware of the previous e-mail, telling us to dispose of these items. He wanted to get full reimbursement for his stools, and I told him, they are 4-5 years old and I would not do that. At that point I thought perhaps the previous tenant accidentally had the stools packed when his movers came to relocate him. I tried to contact the previous tenant but never got a response. I offered (member’s name) $50.00 per stool, but he declined. We do have e-mail traffic to and from the owner with several different e-mail addresses. There was no lack of communication on our part. Our property management program is web based, so our owners can always monitor their property, word orders and statements, etc. I understand your time frame for a response, but I was unable to provide you with one in the time requested. I do not feel that I did not act in this owner’s best interest, and frankly resent his allegations. He has already complained to the Alabama Real Estate Commission about us as well, and I have submitted all relevant information to them for review.
