We thoroughly inspect all major components of the subject property to identify major problems and to advise you about future maintenance about your home once the purchase is complete. Our company will provide you the information, in a Home Inspection Report, in a professional binder with valuable homeownership information and the photo documentation. We provide you timely information because our reports are produced on site. In addition, an e-mail summary with photos documentation will be sent to you and other concerned parties that you permit. We have been proudly serving Southeast for over 18 years. Alabama is a buyer beware State, it's the law. Buyer awareness is the solution. We provide services throughout the Southeast Alabama including, the Dale County,Coffee County, Henry County, Barbour County, Pike County, Houston County, and Geneva County. We also provide FHA and VA Certified Structural Engineer Reports. In addition, we provide guidance as the VA and FHA compliance certified inspector for the region. American Home Inspection is the only State registered Company in Southeast Alabama to inspect EIFS/Stucco systems. We adhere to the Alabama Home Inspector's Registration Act in all of our policies and procedures. We do not provide warranties, appraisals, or perform work on the home as that would be a conflict of interest.

He was very thorough and both inspections were well worth it. The first house was a disaster (there was fire damage, plumbing done incorrectly and the dryer was vented under the house - among other problems). The second inspection that resulted in a purchase went much better. The problems were minor and all were discussed with me and noted on the paperwork. Would definately use them again.
I was impressed with the binder photos, but now realize that the photos were taken in order to show me what I wanted to see, not what really was there to see. He intentionally mislead me when he stated that the house was in great shape, for the price. Any inspector that overlooked as much as he did was clearly not performing the inspection with the buyers interest in mind, maybe he was working for the seller, or maybe even the real estate agency, but not me (for sure).
I understand this is a visual inspection, but the clues to real condition of the home were there on the surface and it was his job to see them, and possibly make a recommendation of the true condition of the underlying condition; I realize he does not have xray vision, but the signs of the poor condition were everywhere.
VERY POOR QUALITY INSPECTION THAT EVENTUALLY COST ME THOUSANDS OF DOLLARS IN UNEXPECTED REPAIR EXPENSES....BE VERY AWARE THAT THIS COMPANY IS NOT WORKING FOR THE INTEREST OF THE BUYER!!!

I used the internet and Angies list to see what was available and American Home Inspection was the only one I could find with a website. In this day and age, a professional is expected to have a website so I looked through it and decided to go with them.
When it was time to get my home inspected, My Realtor gave me a list of several home inspectors in the area and American Home Inspection was one of them. This of course set off a red flag because conventional wisdom is to choose the inspector the Realtor doesn't like, but I decided to stick with my guns because I already looked around and decided to go with them.
Upon making the appointment, it was requested that I show up 30 minutes to an hour after they started, this struck me as odd so I showed up at around start time instead and my suspicious nature was unfounded and I felt like an idiot. They were setting up a laptop and mobile internet inside the kitchen which explained the prep time so I went outside so as not to disrupt the process. (While outside I tried to figure out exactly why they were doing that) Once they were set up he proceeded to amaze me by the depth of the inspection and the things that he had found as he gave me a tour and pointed everything out. He answered every question that I had and then gave me a copy of the home inspection which was when all the computer equipment became clear. They had used software to generate the report with detailed color photos, print it out in a sturdy binder, then put a copy of the report in PDF format online for me to access and download to have a digital copy.

Keep in mind they produced this binder ON SITE.
And to top it all off, he automatically gave me a 10% Military discount.
I did NOT request the discount. LOL
Closing comments: I went into this paranoid, suspicious, and unsure of the process.
I left knowing what the standard is for all future inspections.
I highly recommend this company, and especially the inspector Mark Rakow
