Picked by my loan company. Scheduled appraisal based around the schedule my tenant had. She was going for full appraisal. After inspection was complete, all I got were pictures of my home and a statement saying they would need to reschedule for the full appraisal. I was mortified that I would have to reschedule with my high-end tenant. Then they back tracked and said they would do the full appraisal on previous inspection. A week later they come in at a drastically low value compared to homes directly around mine. I submitted my appeal again based on homes in my neighborhood, and she rejected it opting for comping homes that were built in the 1980s miles away. I am still in shock. Would not recommend.

"There were no sales of town homes that supported the owner's beliefs. After going to the property, I was informed by the mortgage company that the order had been cancelled. Then several days later, I was asked to complete the report. After completing the report, I received a response from the owner stating that amounts could not be verified, saying the architect lives in a million dollar home close by does not have anything to do with what your town home is worth. I'm sorry the owner was disappointed with the opinion of value, but I am required to use actual sales data in developing the opinion of value. Also, the homes around her are detached single family homes on lots - not a town home."
