I contacted Ryan in January 2014 and asked for an estimate to build an additional bedroom/office in my house. Ryan visited me a few days later, we discussed the project at length. I asked several questions about the build out, HVAC, Electric and painting. I had three main concerns, #1. Making sure the supporting structure was hidden in the wall. #2. Confirming HVAC could be run to the new room. #3. Installing the electric and moving a bedroom switch to a opposite wall. Ryan listened to my concerns and scheduled a second meeting with the HVAC and Electrical Contractors so they could bid the project.. At the meeting Ryan made sure my concerns were addressed by the contractors, and thankfully everything I wanted/needed to happen was possible.
Ryan provided me a bid about two weeks later. His bid was over $5,000 less than the other competing bid. I hired Ryan the same night for the job. We scheduled the job to start on the 24th of March 2014.
The job started on time, and much to my surprise, Ryan and his crew had the floor installed by the end of the first day. It was absolutely amazing to watch his crew work. By the time the second day was done, the wall structure was complete. Day 3 was the Electrical work and sheet rock. By day 4, the wall was taped and mudded. Like I said, it was fast and it looked great.
One item of note, I told Ryan and his crew my son has dust induced asthma and wanted to know when they would be sanding the walls. Ryan gave me an approximate day they would sand the walls, but more important, they went to the extreme to keep the dust to a minimum AND spent about 30 minutes each afternoon cleaning, just to make sure the dust was down.
Over the course of 9 work days, Ryan and his crew worked to get the job done. This afternoon the job was completed, the supporting structure is hidden, the HVAC and electric are installed and working fine. Simply stated it looks amazing, my wife and I are very pleased. If you need any home remodel work done, I strongly recommend you use Ryan Mathias.
1) Sheetrock around both hearths not square - severe bulges and depressions at interior / exterior corners.
2) Tiled entryways were not smooth or flat and there were gaps in the grout. Ryan blamed my selection of natural stone for the unevenness, though the material that I had selected was a honed (perfectly smooth) slate. I had presorted the tiles to be used prior to the job, to ensure that they were cut squarely and of uniform thickness, removing the ones that would have been difficult to use.
3) Installed shelving was stained in place, and stain was running down the walls
4) Both sides of the duplex were covered in a thick layer of dust. The work area had not been isolated from the rest of the unit. The former tenants had paid for carpet shampooing and spent days cleaning the unit prior to move out, which all has to be redone because of the mess.
The windows had taken longer to come in than expected, so had not yet been installed. Firedoors to the garage had not been installed.
I requested that all future work be canceled due to the quality issues. Ryan delivered the windows as ordered, so that they could be installed by another contractor, at which time I discovered that 5 of the 7 windows did not meet egress standards (which was the only reason that the current windows were being replaced). I also learned that subcontractors / employees which I had not met had done some of the sheet rock work. The use of subcontractors to do sheet rock and / or tile work had not been discussed at the time of the bidding.
When I spoke to Ryan on the phone about the progress during the 2 weeks that I was away, I had been told that the work described above (with the exception of the windows, which he had told me were delayed) was completed and would be ready to paint when I returned. After bringing up the issues, Ryan said that the work was not yet done, and that I had essentially seen it before it was finished (with the exception of the tile job, which was complete).
There was no pride of workmanship displayed. Ryan was not interested in reviewing the issues when they were presented, and was defensive in his communications. I was invoiced for ~2800 for the work that was completed, and am now having to pay to have almost all of it redone correctly. The tiles I had purchased myself, and will have to reorder. The delays in ordering new windows and repairing the work done has meant at least an additional month without rental income, as well as additional cleaning costs.
