In my first meeting with Diane, she gave me a portfolio with three handouts. One page listed 10 of her Commitments to the Buyer, and 4 of the Commitments she expected of me. The second page summarized her home buying process in 16 steps. The third page was a list of mortgage lending contacts, local and national. Diane recommended that I use lenders in Alaska because in critical short turn-around situations, lenders in the "Lower-48 States" could not respond quickly enough because of the large differences in Time Zones from Alaska. I met later with, and selected an excellent Senior Mortgage Loan Originator that was on Diane's list of lenders. Diane asked me what style of home I was looking for, and the size of the home that I desired in Soldotna, on the Kenai Peninsula. We discussed yard size and if views of the mountains, rivers, or Cook Inlet were important to me. At the end of our meeting, I knew I wanted to work with Diane. Together, during the next week, we put together a portfolio of potential homes for me to review and select for viewing.
After Diane and I looked at the first house that might have fit my wishes, it became obvious to me that Diane had a sharp eye for construction, and the lack of maintenance and care of the home that was up for sale. Afterwards, I gave total control to Diane to negotiate the best possible deal for me on the next home we looked at. My confidence in her talents was rewarded when she successfully, and quickly, developed a strategy and negotiated my Binding Contract for a home that had another buyer's interest.
I would work with Diane for every Alaskan home that I may sell or buy in the future. She is an excellent "Buyer's Agent" and negotiator. I would expect her skills to be just as good when she is a "Seller's Agent."
