Home Inspection
David Fritz P.E. (professional engineer registration); Missed many items during the home inspection which cost me additional money to repair after I purchased the home.
Failed to test all the electrical GFIs & electrical outlets in the house, many were in poor condition. Later myself & electricain friend had to replace all the GFIs & outlets in the house & garage.
He inspected the 2nd floor roof but did not report all the trash/ leaves collected in the gutters and snow guards on the roof. Which I had to clean after I bought the house.
He missed the cracked concrete garage slab which was expensive to repair. $3,600 to remove and replace by a contractor.

After we moved into our home, we learned almost the hard way; a competent Home Inspector should have caught many life-threatening discrepancies.
Deficiencies we discovered could have eventually led to a house fire. Discoveries included sub-standard wiring (licensed electrician discovered multiple electrical problems including two wires arching as I witnessed the opening of wall plates) and the fire place flue being completely blocked by a lodged rock that had been put in place by a previous owner due to a broken damper.
We spent over $2000 in correcting wiring problems throughout the accessible attic and walls to make our home safe from an electrical fire. Had we used the fireplace, based on the Dave Fritz's inspection, our home would have filled with smoke and the layers of built up cresol inside the fireplace may have caught fire; this is based on a professional chimney cleaner's inspection. Fireplace had at least nine years of cresol built up and should have been easily detected had it been inspected.
The previous homeowner reimbursed us the $415 it cost to repair the fireplace damper. Owner moved to Florida; otherwise, we would have sought civil compensation in court for falsifying a written document. For the last 16 months, we have attempted to get a refund from Dave Fritz. The Real Estate Company even acted as an agent for us. Dave would not return calls or money, to us or the Realtor. The Real Estate Company no longer uses Dave or recommends him to others. Had we known these safety issues prior to closing, we would NOT have purchased the house.
