Things initially went well with Chris - she got right to work rehabbing apartments that needed it in one of our buildings and did a great job finding ways to save money on this project. But ultimately, we needed to recoup these costs quickly, because we had to let the last management company go due to their costing us more money than they made us. We let Chris know this, and she assured us that she'd get the vacant apartments (at the time 3) rented within a couple of months. However, one apartment remained vacant for the entire year she worked for us. There were also violations cited by the city that she assured us would be cleared up in a couple of months, but instead took most of the year she worked for us to clear up. During that time we incurred more fees from the city and had to appear in Municipal Court on our own vacation time twice. To add insult to injury, she had trouble doing her paperwork regularly, and after a while we waited 2 months at a time to get rent money from her, one time waiting 3 months. Because of all of this, we nearly went bankrupt, and have certainly suffered a downgraded credit rating as a result of our dealings with Chris. Not to be all negative, we did like Chris as a person - she does seem to have a passion for property management. Unfortunately for her, she has a hard time trusting others enough to have employees helping her, which her business desperately needs. Shortly after we hired her on, she had several personal issues to attend to that took her away from her business duties. And since she has a lot of properties and units for a one-person business, unfortunately for us she couldn't keep up. If she manages to fix this problem and expand her business by hiring employees to help with the workload, service efficiency and quality should increase for this company.
