Home buying is a pretty lofty undertaking, especially in Seattle, so do yourself a favor and hire Jessica (she was recommended by a friend and now I'm doing the same). She's a cool and collected pro who knows the market, has expertise in what to look out for in a given property and what it will mean for ownership. What's a bathroom remodel going to cost? What could we do with that tacky 1980's fireplace? Hey that window with the condensation in it you didn't notice, you're going to need to replace that... etc. Beyond the technical expertise she's an all star with the endless project management stuff of keeping you appraised of the steps, the different to parties to coordinate, and timelines associated with what you'll be walking through. Always available and timely in communication, in the midst of feeling like the world is spinning she's the calm center keeping things organized and on track as she insulates you from all the minutia so you can focus on the big decisions. Then there's the therapist dimension of the equation. Much like dating it can get muddy to decide if the house is right for you, if you're missing something better, if you should pounce... Always thoughtful and impartial, offering the facts of the situation, she helps reel you in when things get hectic and gives you all the information to make a decision with confidence. Jessica is someone we would highly recommend to others to utilize for their real estate needs. Jessica sold our home in 4 weeks at the end of November 2018 when the market was in a downward trend, and many other homes were staying on the market for weeks and weeks. She made the most spectacular marketing brochure for our home we had ever seen, and had an excellent photographer take stunning pictures that really showcased our home. In a very tough market, Jessica was a stealthy but calm presence. She was always patient, a great listener, always available to answer our countless random questions and calm our nerves. Jessica is a fantastic agent. She is incredibly patient and willing to answer any random questions we had (and still have even after we closed). She was always punctual and caring. I loved that she would brainstorm different ideas or solutions to issues we would find in a house. She even took us to see the same property three times (that we didn't end up putting on offer on). We always had our toddler son with us and she was so accommodating and loving towards him. I cannot recommend her enough.

Jessica Livingston is an outstanding real estate agent!  As first time home buyers we had a lot of questions, especially buying a home in competitive neighborhoods in Seattle.  With such a stressful process, Jessica truly added some sanity to the process.  She sat with my husband and I months ago when we had questions about how to start the process of buying a home.  She was patient with our questions and sent us off with a lot of great information and recommendations for lenders to start the pre approval process and to work with.  When we were ready, she started sending us listings that fit our wish list and setting up appointments to look at homes right away.  When showing a home, my husband and I were focused on how "pretty" the house was, while Jessica was checking the electrical box, the appliances, making notes and pointing out things we may need to fix right away or might not pass a VA appraisal.  She offered a lot of great information when it came to making an offer on a home.  She kept us in the loop through the whole process.  When we were finally under contract, Jessica connected us with great home inspection and sewer scope services to help us understand the condition of the home.  At closing she helped us understand the documents we were signing and even pointed out a credit to us the lender missed.  We truly felt like we had a great resource throughout this process.  She was patient with us and offered so much information that helped us make an informed decision.  We ended up finding a great house that we are excited to call our first home!  I would recommend Jessica to anyone who is looking for an exceptional real estate agent!  We would use her again in the future as well!

Jessica was professional, friendly, and incredibly easy to work with from start to finish. When we decided to start seriously home shopping (after a few months of browsing open houses on our own), we called her on a recommendation from our friends who recently worked with her to buy a house in Wallingford. A couple days later, we toured a bunch of homes across North Seattle, one of which we ended up buying. She gave us great feedback about each house we saw, including what sort of repairs we might be looking at and how much they might cost. She also gave us guidance about how much we could expect each house to sell for, which was especially helpful given how competitive the North Seattle market can be! Jessica helped us negotiate an offer within a couple of days, and we had a signed contract by the end of the weekend.
