 + -1 moreFirst, the good. Justin, the owner of Hans' Plumbing, is punctual and responsive. The quality of the work is solid, and I don't expect any issues. Unfortunately, my opinion on other aspects of the work is different. First, I think the company should really be named "Organic free-range artisanal plumbing". Why you ask? Well, two reasons. Price of materials, and price of labor. For example, the pressure reducing valve, which is available for me to purchase at my local plumbing supply stores, Amazon, and PlumbingSupply, and has an average price of $140, was billed at $280. That's because Justin uses list price vs. actual cost of components. Second, the hourly rates used are what I'd have expected to pay for an emergency plumber. The service charge, which includes the first 30 minutes of labor was a flat $149. But that only covers Justin, and he also has an apprentice. That 30 minutes of apprentice time is an extra $27, for a combined $176 + tax. But not to worry, there is a different rate after that. That would be $136/hour for Justin + $55/hour for his apprentice, for a total of $191 hourly. With tax added on, you're looking at a solid $210/hour. The only way I can justify this to myself is by believing that the work was done with only the finest grass-fed copper pipe. I assume that the work done must also double as an art installation that I can show off to visitors. After all, I certainly paid for it.

 + 0 moreGiven the emergent nature of our issue, I was pleasantly surprised when Hans was able to arrive the day we called. He came in and was able to diagnose the problem in short order and unclog the drain. He then took the time to go into our crawl space and examine the piping in our house (which is a 1906 home). He then took the time to discuss with me some structural issues he saw that did not need to be addressed at this moment but that I might want to consider in the long run. No sales pressure, just the facts. When the job was done and I asked the cost, he indicated there was no cost. His company had been out a few weeks earlier to investigate the washer backing up and he considered this job to be part of the warranty on the previous job (even though this second clog was likely caused by my wife's overzealous use of the garbage disposal). Overall, I thought they went above and beyond to both squeeze us into their busy schedule and then to do the job for free including spending the extra time to help me better understand the plumbing set up in my own. OUTSTANDING SERVICE!
Description of Work: Hans came in to help unclog a drain when the kitchen sink water started back up into the bathtub.

He offered options on what we should do and cost was at least 1/3 of what Marshawn Lynch's plumbing would have charged us. And, when we noticed a previously undiscovered leak later that evening, Jaime returned promptly the next day and fixed it at minimal cost. We are very happy with Hans Plumbing and would definitely use them again for our plumbing needs.
Description of Work: We had a number of plumbing issues that needed to be fixed: leaking bathroom sink, faulty pressure relief value, leaking outdoor faucet, faulty main water shut-off.

 + -1 moreJamie (one of the three plumbers who I am told work for Hans' Plumbing) called the night before to make sure he knew what supplies to bring on the truck. In the morning he was exactly on time. He went right to work, assessed the situation carefully, didn't rush, but didn't delay either. We had a slightly unusual situation in that he had to move the water input to a reverse osmosis system to get the new faucet installed. The existing kitchen faucet was also rusted in place and he had to get a saw to cut through various pieces to get it out. The tub faucet was over 20 years old but he knew exactly what cartridge was needed. I also had them at my parents' house to look at a toilet and a faucet with water flow issues. He took a look and advised replacing the faucet if it got too bad for us to stand. The toilet had two issues; he quickly fixed the flapper, then gave some options on the section issue including and quot;ignore it for now.and quot; I chose to ignore it, and I appreciated that Jamie didn't try to push a fix when it wasn't necessary. The rate was not cheap but not outrageous either. Plumbers are expensive, period, but I felt like I got good service for my money. Overall: honest assessments, quick work, everything is working at not leaking at this moment. Seems good!

 + 0 moreThey were good that they were very quick in responding and they also saved us money while they were working. They replaced what they were supposed to replace and they didn't do the part where it's broken because it will just cause more money and with that, they were so honest.

 + 0 moreWe had a 12 year water heater that came when we bough the house that we wanted to replace before it started leaking. We contacted Hans Plumbing via email and they were pretty responsive to me asking tons of questions. We finally settled in a Rheem 10 year electric hot water heater, which Hans Plumbing would provide and installed. On the day of service, Justin showed up slightly early (an amazing feat since most contractors seem to show up an hour late) and knocked out the job in 90 minutes. He took the time to explain to me how the new hot water heater worked, left everything exactly as he found it, and it was like one minute we had one heater and the next minute we had a new one with no real signs of anyone having been there other than the fact that I now had two seismic straps on the unit rather than one to bring it up to code. All in all, everything appears to be functioning and the price ended up being $100 less than the original quote.
Description of Work: Installed a new hot water heater and disposed of the old one.

 + -1 moreVery well. I was also able to call Hans on how to install an air gap (a safety feature he recommended) and he walked me through some troubleshooting as it kept failing at first (causing a big mess until I followed his advice).
Description of Work: Han's came out personally to inspect our 1950s home prior to closing. He offered us a practical assessment of the issues associated with a home of that age and the costs likely associated with repairs over time. Hans was very flexible and came out the day we called as it was a time sensitive request. His easy-going and knowledgable manner put my wife and I at ease about our potential home. We replaced water main and several faulty pipes. Just prior to moving in we had some water seapage which naturally occurred on a weekend. Hans talked us through what to look for (they are closed on the weekends) and followed up the next day (Sunday). Turned out that wasn't even a plumbing issue, but he helped us figure that out. We did use him to replace our water main which failed shortly after moving in (of course), he and his crew have also replaced some leaky and failing pipes along with securing some precarious ones. Hans and Jamie were professional, timely, efficient and pleasant. Hans was also very good about pointing out things to plan for as a means to save money by doing things together as time and budget allowed. We consider Hans and his team our plumbers and know we are getting excellent service and value. From his wife that answers to the phone to his staff, everyone is great. When asked if we have a plumber, we can say "we got a guy" which is Hans and his team. Our house will likely provide more opportunities through upgrades, etc. We will definitely use Hans and his team every time!

 + 0 moreA bathroom sink drain in our house was almost completely blocked and resisted my amateur attempts at clearing. Based on Angie's List recommendations I really wanter to use a particular Seattle drain cleaning specialist, but they do not service Kirkland. However, they recommended Hans, the Seattle shop owner's brother. I called Hans and was given a surprisingly precise appointment time that fit my schedule, and a firm quote. They arrived on time (actually about 20 minutes early) and cleared the drain promptly. The charge (maybe a bit on the high side, but certainly not outrageous) was exactly as quoted.
Description of Work: Justin Olds and his assistant clearly knew exactly what they were doing, and resolved the stubborn clog in our bathroom sink drain in a matter of a few minutes.

Description of Work: We have used Hans for multiple jobs on different houses. He is the best plumber out there. Plumbers are always expensive but I feel we get our moneys worth with him. I wouldn't use anyone else. He has fixed a leak in a pipe inside a wall, cleaned central line drains, found the source of a gas leak in our water heater, installed new faucets etc.

Description of Work: We bought a house and the faucets weren't all working and the water looked rusty. Some of the faucets just dribbled out and one didn't work at all. I was told by another plumber (not on Angie's LIst) that the house needed to be repiped (lots of money!). Mostly, the aerators needed to be replaced which I discovered before Hans' got there. He checked everything out, fixed the faucet that wasn't working, stopped the faucets from leaking by the washer, and told me what improvements could be done to avoid problems in the future. He took the time to explain things but didn't take more time than needed. The water looked rusty because the water had been turned off and not used for awhile.

 + -1 moreHans is extremely professional, and is a pleasure to work with. I am not someone who gives praise too easily, however Hans is very easy to give a high recommendation to. He is very smart and great at what he does. I would never call anyone but Hans first. I trust his judgement and believe he is a person of very high integrity. He is one of the few service people I would trust with the keys to my house.
Description of Work: I've used Hans Plumbing in the past with excellent results. I recently noticed my laundry room wall was wet and thought it may be from condensation. I called Hans and described the problem. Although Hans had two other jobs to complete and it was getting late, he volunteered to come out anyway. I'm really glad he did, because Hans found a small leak in a pipe. Hans found the problem and quickly fixed what could have developed into a very expensive repair.

Description of Work: I can't say enough good things about Hans and his quality of work. We used him for a huge job to basically gut an entire bathroom, overhaul the failing old 30 year plumbing in the house and rebuild it from scratch. Hans was successful in repairing both toilets and did a good job of explaining the root cause. Hans is experienced and professional. The service call fee for a non-emergency scheduled appointment however seems a little high.

 + -1 moreMy experience with them was fine. The pipe actually froze way back in November, but I had a section that I could turn off, so there was no urgency. They unsoldered the old broken pipe and soldered in some new. He seemed to know what he was doing. We talked about why it froze and where and how to avoid it in the future. A part of the problem was poor design in the house; it is something that I have to watch out for. I would use them again in the future if necessary.

 + -1 moreHe was on time worked hard and did an absolutely beautiful job. The plumbing was done correctly and even looked beautiful (since it was copper).
Description of Work: Hans removed alot of our existing plumbing reconfigured the plumbing and came up with a step by step phasing plan to replumb the entire house which wouldn't break a budget and was sensible.

 + -1 moreI was having my floor replaced and in the removal of the floor the toilet flange was broken. I called Hans and they sent someone out who was able to replace the toilet flange with very short notice prior to the flooring company coming and putting down the floor the next day. They also then came back and made sure my toilets were set correctly when the flooring was completed. Very flexible and responsive in their work.

 + -1 moreWe thought the obstruction might be a result from a poor toilet design as we had been having problems with the toilet off and on. Hans cleared the obstruction quickly - the cause being a combination of a couple of things - configuration of the toilet, plus a change in toilet paper. We had started using Charmin jumbo rolls for efficiency of relacement - but as it turns out the product does not breakdown well and is not suited for use in our particular toilet or our septic system. Hans was efficient and instructive. We will definitely call him again.
