Description of Work: Three Keys Property Management currently handles two small rental buildings for my sister and II, who live out of state. This company is extremely competent, quickly responding to tenants and owner's concerns, providing timely collection & accounting of funds and keeping units occupied and in great condition. I would highly recommend use of this company for rental management or listing needs in the Seattle area.

Description of Work: We're now six weeks in to our relationship with 3Keys. Larry was responsive in answering our questions. One thing I have noticed is that he does not go far out of his way to volunteer updates and information (perhaps in an attempt to insulate us from the process), but as a first-time landlord I wanted more communication. When I have asked questions, though, he is responsive and helpful. It took 3KEYS 1 month to find renters for us, and we did have to lower our price a bit from their first estimate. But we now have tenants and are feeling good about our experience with 3keys.

Description of Work: I hired Three Keys to manage my house that I'd just moved out of. I'd owned the house for over 14 years and I'm very attached to it, It was important to me that my potential tenants were somewhat invested in my house as well. I wasn't prepared to mount a marketing campaign to rent my house not to do all the potential screening. When I initially contacted Larry - he wasn't able to take me as a client and I was very disappointed. I'd looked over other management companies- but they didn't seem to offer the same depth and breadth of services. I contacted them again after a week or so- and Larry had hired an assistant to help manage his properties- so they were able to take me as a client! I was very happy and signed a contract with them right away. They immediately walked me through the process and gave me suggestions as to painting the interior and referred me to amazing contractors who were both wonderful at their crafts and also very affordable. I've already referred the contractors to friends. They led the process in taking many photos for the various ad sites (they utilize various web sites for advertising) and wrote up a wonderful ad text. I was very happy. They had many showings and kept me apprised of the progress. It took a few weeks and they signed a one year contract with great pre-screened tenants. Their fee structure is very fair and clear. They have a simple system setup to get the rental proceeds to the property owner. It is very easy! They also manage the utilities (ensuring they are moved under the tenant's names). I highly recommend them!

Description of Work: I have moved out of state, and needed to find a property management company to manage the care of my home while I have tenants living in it. To find somebody reliable, I asked around for advice and also checked names on Angie's List. In this way I was very lucky to find 3 Keys with its wonderful manager, Larry Mandel. He helped me find very pleasant tenants who now live in my home, and he has been a most approachable, trustworthy and pleasant manager. All transactions have been executed professionally and promptly. He has been proactive in taking charge of issues which have occurred and does regular home inspections. His feedback is always quick, pleasant and professional in every way. I write this so that other people in my situation can be able to take advantage of 3 Key's very reassuring and professional services, since having a capable and responsible management company to help you care for your home gives peace of mind!

Description of Work: 3Keys is handling all aspects of our rental condo. Getting the Condo ready to rent: Clearly explained what to expect as a landlord/property management (contracts etc...) staging, photos for websites, posting listing on their own websites as well as countless other rental search engines etc...updating us on who what and where we had people in to see the condo for rent. Condo is Rented: Follows up on needs of the tenant, notifies us of walk-throughs, rent is direct deposited to our bank account, handles maintenance issues with the tenant, any questions we have 3 Keys always responds back via email or by phone quickly.
