Three Keys Property Management

3 Keys has been managing a property I own for nearly 5 years. They are the best at what they do. When repairs need to be done they are prompt and reasonably priced. They make being a landlord hassle free and I highly recommend them.

I recommend 3Keys without hesitation. Larry and his team are exactly what I wanted in a property manager. They know the market and are total pros at setting rent levels, finding tenants and managing the day-to-day activities of collecting , managing issues, performing maintenance and repairs. I also found that tenants appreciated the level and quality of service provided. I particularly appreciate their paperless, on-line processes for executing contracts and disbursing funds. In the end, I used 3Keys to list the property for sale. Larry collaborated and advised on the strategy for both pricing and managing the tenants. The property sold for full ask in 4 days, and 3Keys helped with closing off on the inspection contingencies and wrapping up the transaction.

Larry and 3 Keys have been managing my rental property since I bought it in 2013. There is nothing but good things to say about 3 Keys! Larry and his team is very aware of the market and prices accordingly. 3 Keys Property Management is well connected with a good handyman that will take care of the little things that inevitably arises, charging a reasonable rate while getting it fixed well. In a remodel a couple of years ago, Larry was able to make all arrangements to get the job done, with wonderful results. Monthly statements come on time, along with proper deposits. Tenant screening is done well and I have not had any issues. Larry's mannerisms are professional and he is very responsive to inquiries. Needless to say, Larry has made my first experience as rental owner as flawless as I can imagine.

We have been working with Three Keys for about 9 months now and we are delighted with their service so far. Larry and his team do an excellent job of supporting both our interests and those of our tenant. We found Three Keys through Angie's List when we were in the process of moving to a new house and were trying to decide if we were going to sell or rent our old house. We were a bit overwhelmed with the idea of finding a tenant when we also needed to make repairs on our old house and its garage. Three Keys was great to work with. They made the rental process go smoothly and easily and they helped us develop a plan for the repairs. Working with Three Keys has made our decision to rent the old house feel like a good one. Prior to renting out our house, we were a bit skeptical of property managers because in many cases a poor property manager can be part of the problem in landlord and tenant disputes. So if we were going to hire a property manager, it was important to us to have a good relationship with our property manager and to provide our tenant with a good home. We also wanted to make sure that the house is well taken care of for the long-term. We met with a few property managers while getting ready to move but we're not making much progress until we met Larry. We liked his professional and efficient yet personal approach. He was confident that we could take care of the repairs and find a tenant quickly. There was no reason to lose another month of no rental income. We also felt confident that he would provide a good relationship between our tenants and ourselves to minimize conflicts and so far this has been as good as we could have hoped for. We were extremely happy with the contractor Three Keys provided and how quickly we were able to just focus on our new house. Three Keys took care of everything and we couldn't be happier with their service.

The entire staff at Three Keys are AMAZING. They are mid-priced, and the only ones I contacted (I found one other top-rated from Angie's list and a second from a friend) that has a real person answer the phone, and not an answering service. They communicate PROACTIVELY, are incredibly efficient, and always a pleasure to deal with. They have an ex-contractor on staff to handle recommendations for repairs and requests, and they always give great advice and wonderful recommendations for service providers (e.g. landscaping, appliance repair, etc). I truly cannot say enough good things about Three Keys.

Larry & his team have been managing my rental property for last 2.5 years and I have been very satisfied with their service. They are always reachable by e-mail or phone, always friendly, things get done promptly, the price is rather reasonable, and they were able to find the tenants in no time. One thing I really like as a rental owner is that they include quarterly inspection of the rental property in the rental agreement. I really like the option of being able to take a look at the inside of rental property periodically. Overall very satisfied.

I've been working with Three Keys Property Management for about two years. So far - only positive experience. Very transparent process, prices are comparable with other property management companies. Good knowledge of rental market and tendencies. Communication is very quick. Punctuality is great - Larry is always on time. Protects interests of both - tenants and property owner (I've had very different experiences with other companies in that regard ...). I like getting regular updates and flexibility to perform repairs at the property if needed at my own accord (except emergencies, and even there non-negotiable with me upper limit of a repair is defined, otherwise I have to be contacted).

I decided to hire Larry Mandel and 3 Keys Property Management a few months ago as the property manager for my Seattle condo, after interviewing approximately five other property managers in the area during the past year. So far, I feel that Larry and his friendly and responsive staff have handled my rental in a very professional manner, providing superior service all around. Because I was living out of town at the time I decided to rent my unit, Larry and/or members of his team went into the condo and orchestrated all of the needed renovations for me since the place needed painting, new carpet and blinds, and some general handyman work done prior to rental. 3 Keys handled everything from picking out the products, arranging for purchase and delivery, and coordinating all the associated workpersons. Also, 3 Keys is very fair and do not mark up the services they use in operating my condo. Once the condo was ready to be leased, 3 Keys very quickly found what I consider to be a high-quality tenant: a responsible and considerate person who will fit well into the condominium community, take care of my property, and pay the rent on time. Through it all, Larry has been a true gentleman who has always been professional and friendly and appears to take very seriously his role in protecting my investment. Of course, Larry has some awesome women behind him! Patty, who works closely with Larry, Lissy, Larry's wife who handles the accounting, and Christine, another gem on the team, are absolutely delightful ladies, highly competent, and always a pleasure to deal with. Larry, Patty, Lissy and/or Christine all respond very promptly to any concerns or questions that I may have. Larry and his team at 3 Keys have provided me with a valuable service and peace of mind. I recommend them highly.

Larry is the key person we've worked with. Larry was very respectful of our time and needs in our first meeting. He was very thorough and clear but quick at the same time. He promised to rent our property in 2 weeks and actually rented it in the first showing (less than a week including pictures and putting it on the market). Larry of Three Keys met with me and the construction manager to get information on the completion of construction and the process to move in. Three Keys managed the final installation and cleaning details so the property could be rented. The townhouse was rented in 48 hours and the renters moved in a week before the target date, saving me quite a bit of money. I have a very time-consuming job across the country, so the professionalism and thoroughness of Three Keys has been so very much appreciated. Everyone in the office has made each step of the process easy for me. When water damage occurred because the appliance installers did not hook up the washing machine properly, Trevor of Three Keys handled the cleanup and assessed the situation before calling me. He contacted contractors to make the townhouse like-new and contacted the appliance company to hold them responsible. He assesses the problems and comes up with options to solve them before calling me so that I can make decisions quickly and easily. He has also gone out of his way to keep the renters happy, which insures that they will take good care of the property. He has diligently stayed on top of all the details which has made a difficult situation worry-free for me. While the initial fees are slightly higher than other management companies, Three Keys has not only proven that it is worth every penny but they have, in the long run, saved me quite a bit of money (as well as quite a bit of worry). If you want to know that your investment is being taken care of at the highest standards and want a worry-free experience as a property owner, nobody could do a better job than Three Keys.
