Three Keys Property Management is a property management company operating in all of the counties in the greater Puget Sound area, specializing in full-service property management. Our staff is comprised of professionals who have been working in the industry for many years and whose breadth of expertise is quite extensive. Our parent company, Top Floor Real Estate, is a marketing and sales real estate brokerage that was formed by award-winning brokers who had been with larger national brokerages for many years. Since the founding of Top Floor, the brokers have been able to adopt many of the latest and greatest technologies. As a result, their listings sell more quickly and the process with their clients has become more convenient and efficient. The owner/principal of 3KEYS is Larry Mandel. He also owns Top Floor Real Estate and has spent many years in the real estate industry, winning awards for sales achievement, voted by the a local community as Best of Real Estate, and voted by the Seattle community as Best in Client Satisfaction, year after year. Larry has mentored many agents new to the industry and has an outstanding reputation among his peers. He personally oversees all contracts, policies, and procedures, and works to educate 3KEYS personnel on how to provide excellent service to our clients.

This property management company came recommended by a former coworker. I had never used these type of services so I was very reliant on their expertise. - I was never given a copy of the tenant's lease agreement until 6 months after it rented. - When I asked in advance (30 days) to view my property with the property manager and without the tenants there, the property management said yes. Property manager was late for this meeting, even though I attempted to accommodate his schedule by scheduling this an hour earlier than I originally planned. It was cold, and rainy in December and 15 minutes is a long time in that weather. To my surprise, the tenant was there with his very LARGE dog, (a retriever). The property manager had told me that they had a small dog. I had 2 other individuals accompany me on the walk though and both commented that they thought the property manager was rude and unprofessional. -The backyard grass was completed destroyed by the dog. I repeatedly had to check with the property manager to ensure that the tenants were cleaning up the mess and following the CCR's for the home. -When it came time to list my property for sale while the tenants were living there, I attempted to work with the property manager and the tenant to ensure we followed the law. The property manager offered little to no support or wilingness to find a creative solution for all parties. I felt he was more interested in keeping the tenant happy. He preferred email communication. I would no recommend this service.

This review is surprising and disappointing. We are not sure why this client feels the way she does. We do not believe her comments nor do we have anything from the client asking for the things she says she didn't receive. The home was rented in 1 day, at top dollar, and maintained perfectly by the tenants. I can attest to the fact that during the lease period, right up to the last minute, she was relentless in trying to get money from 3Keys and the tenants. It is apparent that this client is in serious financial trouble, and is mad at the world. To the client: Sorry you feel this way. We did an outstanding job and you never had a vacant day. The home was very well cared for and you received your rent payment every month on time. Good luck to you.

As first-time landlords, we were thrilled to find Larry. His experience in the rental market and advice to us has been invaluable as he walked us through the steps to get ready to rent our house. He was able to find a great tenant within hours of posting our rental online and has been extremely responsive to questions that have been raised by both us and the tenants. We recently relocated out of WA state and we were quite worried about how we could rent our property out and manage it being time zones away. I found Larry through referrals and signed him up to be our property manager and the experience so far has been a pleasure. Larry & his team are on top of things - all the way from keeping the tenant happy and attending to anything that needs fixing to proactively letting me know of glitches with utility billing and following through till the issue was resolved. Overall couldn't have asked for a better property manager!

Not only is the price right and the service excellent, but also the communication, response time, and quality of care very much represents what they are all about. I know I?m in great hands and would recommend Three Keys PM to anyone who has a rental and wants professional, knowledgeable, and hardworking people on their side.
Description of Work: I am sharing this on behalf of my daughter... My first experience working with Larry was as a property owner. I wanted someone with experience to manage my condo, and Three Keys PM by far beat out any of their competition both in service and pricing. During this same time I had rented a house with a large yard for my dog and became a tenant myself. The unfortunate thing was that Three Keys PM was not the management company. My experience with this other property management company was quite unbelievable at times and nothing short of a nightmare. Fortunately the owner was experiencing similar issues and wanted to know what my experience had been as the tenant. I let her know that it was night and day compared to working with Three Keys PM. Thankfully, and very soon after, I was notified by the owner that Three Keys PM would be the new management company that I would be working with going forward. I was beyond thrilled!!!

I was in the market for a Property Management company to manage the rental of a Condo I own. I reviewed several potential companies and ultimately decided to go with Three Keys Property Management based on reviews from others, along with a phone and in person discussion with Larry Mandel. In less than a week after meeting with Larry, he found potential tenants, gave them a tour of the condo, and they agreed to a year lease for the rental amount I had previously discussed with Larry. Larry Mandel has been very responsive to any questions I've had, and was also able to arrange for carpet and move-out cleaning shortly after I moved out of the condo. Since I was in the midst of buying a house and moving, it was a significant relief not to have to worry about the renting the condo and getting it move in ready for the tenants. I would highly recommend Three Keys Property Management and Larry Mandel for any property management needs.
Description of Work: Three Keys Property Management, quickly found a tenant, handled the lease preparation and signing, deposit and rent collection, along with hiring a cleaning crew to take care of making my condo move in ready (carpets and overall deep cleaning of the condo). They are a gem. I can't express how happy we are that we found them. We hired some real pieces of work leading up to our discovery of Three Keys. We can't recommend them highly enough.
Description of Work: Three Keys manages two condo/townhomes for us in Issaquah. They find (excellent) renters for us, set rental rates, administer contracts, inspect the properties regularly, interface with the tenants, address maintenance issues that come up, advise us on larger-scale maintenance that needs to occur, find contractors to do the work, and inspect the work after completion. They pretty much handle things for us from soup to nuts.

I hired 3 Keys property management to manage my property. Prior to finding tenant, they have assisted me with updates to the property through their souces of contractors. They all did good job within short period of time, allowing to prepare the property for rental with little down time. In addition, 3 Keys Property Management has found a suitable tenant for my property in record time. They are good professional people to work with.

I called 7 different property management companies, including 3 Keys. I met with 3 different companies at the Condo in Seattle (First Hill Area). I had been trying to rent the condo for 5 months without any luck. Larry was the obvious choice after meeting with the 3 different representatives. He was knowledgeable of the market, let us know what needed to be done in the condo and was extremely professional. We met on a Wednesday at the Condo. Signed papers the next day and the Condo was rented on Monday, the tenant moved in on Tuesday. Larry has taken care of everything, has checked up on the tenant and has given us reports. The fees are reasonable and the headaches are NONE! I wish I had a multitude of properties for Larry and Three Keys Property Management to take care of for me. They are awesome!

I transferred my property management from another company to 3 Keys after my property has been on the market for almost 4 months. 3 Keys found a tenant in less than 2 weeks in November, typically slow season for rental market. My experience with 3 Keys has been very positive.

We could not recommend 3 Keys enough. All our concerns were addressed and questions were answered quickly. We do not have a single complaint.
Description of Work: Larry and Greg came out and inspected our home, clearly explained the process and promptly answered all our questions. They suggested a rental rate (which we ended up lowering only to ensure finding a tenant quickly) and then found a tenant. They worked with us throughout the entire process of us moving out and the tenants moving in. They got all utilities changed over to the tenants name. Once the tenants move in they provide a electronic bill pay service so we get our portion of the rent quickly.

Once we hired Larry and 3 Keys the process was very smooth. Larry listed the home for rent and within a day or two had already scheduled several appointments with prospective tenants. He screened the applicants and recommended the tenants we ultimately accepted. Since we moved out of state, Larry worked with our painter and cleaning company to prepare the house for move-in. He also helped us replace a broken dryer just a few days after the tenants moved in. Larry is always very responsive via phone and email. He is easy to work with and we are so happy we found 3 Keys!
Description of Work: We have been very pleased with Larry and 3 Keys. When interviewing property managers, Larry was very thorough and detail oriented during the consultation. He pointed out some maintenance issues in the home that would need attention before listing the property and referred us to his handyman, who is very professional and did a great job. Since we were moving out of state, it was very important to have peace of mind, and we can honestly say we feel confident in Larry and do not worry about the property. Also, we have been happy with how quickly we receive our rent payment each month!

I have a condominium in Kirkland that I was renting to a tenant that I had moved while I was living in the area. Due to a military move I am now located out of state when my tenant gave me notice that she was moving out. I contacted Larry (via Angies List reviews) and I could not be happier! Larry is FANTASTIC, he met with the tenants that were moving out and did the exit walk thru for me, took pictures and had it listed the day after the tenants moved out. There were a few minor issues that needed to be fixed and he had his handyman out the same day. Within a WEEK he had new tenants moving in - unbelievable. All of this was done via email and phone calls - I was really nervous about hiring someone that I had not met but I am SO PLEASED with Larry and his staff. I would absolutely recommend him to anyone looking for a property management service.

I had been renting out my home to a tenant I found directly. When that tenant broke their long-term lease, I was already living two states away and could not find a new tenant on my own, as well as deal with ongoing property management. I found Larry Mandel of 3KEYS through a web search and called him for advice and to interview him. I was immediately pleased with his easy-going style, but highly organized and detail-oriented approach to his work. Everything he promised to do during the evaluation stage, he stuck to. All of the commitments he made to me during the listing, showing, and tenant discovery phase of working with us, he completed. He continues to be available, helpful, and reasonable throughout the months we've been working together. He has handled a lot of small repair and maintenance issues easily and typically low-cost. Renting out and managing a home is a complex process, deals with a lot of money, and can be a source of stress. Larry has taken 95% of the stress out of it.

Excellent and professional service
Description of Work: Larry took a huge load off our shoulders. Since he took over the management of our rental property in Seattle, we had not a single issue that he did not solve quickly and efficiently. The AC leaked - his handy man was there the same day, and the carpets were cleaned and dried without us even mentioning it. The tenants moved out - he got the new tenants in with only a week of a gap in between. At this point our only regret is - we should have called him much sooner.

We were relocating our family out of state, and forced by the housing market to keep our home as a rental. Several Property Management companies were interviewed, but for one reason or another were ruled out. One of the big factors in these decisions was how the individuals spoke about conflict resolution. They basically were saying they would fight for our rent money and go to bat for us on whatever may come up, in an obvious attempt to impress us as owners. They made the landlord/tenant relationship sound very adversarial, causing me to think to myself that I would not want to rent one of the properties they managed. Then came Larry. Larry's philosophy was very much in line with how I would see myself wanting to manage the landlord/tenant relationship. Larry's philosophy is pretty simple, really. He won't place a tenant that he wouldn't want to have living in his house, and he won't represent an owner from whom he wouln't want to rent. To that end, he is very thorough at getting to know both the owners and potential tenants, in addition to the formalities of the screening process. Another comment made by Larry which further affirmed our suspicions was his expectations that in the unlikely event of a dispute or uncharacteristic late payment, he would expect that we would be reasonable and courteous in our expectations of resolution. In a nutshell, Larry is all about developing relationships based on effective communication, mutual respect, courtesy, kindness, and understanding. Larry told us "my job is to let you go start the next chapter of your life, and not have to worry about anything, because I'm taking care of everything back here." Once we had dates arranged, Larry went to work immediately. He listed the house on a Thursday afternoon, and we had a 2 year lease agreement signed by Saturday afternoon. We didn't make it easy on him, stipulating that the house would not be available for occupancy for at least 4 weeks. But he still made it happen. So far, the rent has shown up on time (with a nice email notification) and a walk through inspection has been performed (tenants have been in just under 2 months). We couldn't be happier with our decision to work with Larry, and if we ever end up selling that property, we will most certainly use Larry as our sellers agent.
Description of Work: Larry was extremely responsive, and showed up at our house prepared (with documentation and a wealth of experience) to explain the entire process, and just allow us to get to know each other. He detailed out all of the services he provides and how he gets compensated for those services. Larry is a Certified Staging Professional, and was a great help in advising what steps needed to be performed to ready the house for showing. Both inside and out, he walked everything down and told us where we needed to make changes for a successful showing. Larry came in and photographed the house, and put together a very nice portfolio for listing the property online. He listed the home for rent, showed the home, and completed interviews, background checks, and financial screenings on multiple prospective renters. Larry was in communication with us and the renters on a continual basis as the move out / move in date approached (without being a pest). Larry also arranged to have a cleaning crew come in and clean the entire house from top to bottom (including carpets) between the day we moved out and the day the tenants moved in. Since the tenants moved in, the rent has been collected and deposited as promised, and the first quarterly walk through inspection has been performed. The listed service date is when the tenants moved in. The money spent includes $125 listing fee and half the first monthly rent due.

We needed to rent out our condo in a relatively short period of time (under a month), and saw that Larry was strongly recommended on Angie's list. His listing fee is generally 1/2 what other property management companies charge which was a major plus. He's been nothing but professional thus far, and rented out our condo in only about 9 days.

Great from start to current status - it will not be finished for a long time - especially if things go this smoothly..
Description of Work: It was a weekend and I had called about five places to try and find a property manager. No one was answering as they were closed for the weekend. I then checked Angie's list and found 3 keys property managment. I called and Larry picked up the phone right away - no answering machine. He answered all my questions. During the week I called some of the other property managers. Larry, at Three Keys was the least expensive and most responsive. Most ot the time I call or email and he resposds within minutes. I also like the fact that when I call I get the owner and not an employee so I am speaking to someont who knows my situation and provides answers rigtht away. We signed a contract with Larry and he had fournd a tenant within two days. We have emailed and called Larry several times since and he has always been very responsive and very pleasant to work with. Larry also seems to be fair. He says "I treat the tenants fair as that usually makes for a better tenant". So far my experience with Larry has been outstanding and the process has gone incredibly smooth. Hopefully things stay that way. Thanks Larry - It is appreciated.
