Three Keys Property Management

Larry Mandel of 3Keys Property Management quickly found qualified renters. Larry handles any issues with the property and collects the rent. I did not want to be involved with the process or the hassles. I just wanted everything to be taken care of. Larry has done an excellent job.

I have been doing my own property management for the last 10 years. Finally this year, I decided it was time to "bite the bullett" and find a property manager for our properties. I was highly apprehensive, and did a lot of research. After an extensive interview process we selected 3 Keys Property Management, because they took the time to answer my multiple questions, and did so in a timely and professional manner. They also have a great track record (see other Angies List reviews for details). Larry helped us with moving out old tenants (went very smoothly), got the property into rentable shape, and advertised the property for new tenants. Larry found us quality new tenants within 7 days! This is remarkable because renting out a property in December is always hard, especially over the Christmas period. He even managed to secure a 20% increase on our previous PCM amount! I am very happy with Larry and 3 Keys Property Management. I would highly recommend them to anyone looking to rent their property through a reputable property management company.

Larry and his team have found tenants for my rented house for twice. They already found my second tenants prior to the current tenants move-out date. It gave me so much peace of mind. What I am also thankful is that they always find tenants who take care my house very well. Larry and his team are also very responsive to any of my questions. I really like that Three Keys Property Management take care of all the details of renting our property that I own and that I don't have to spend time managing the property. They're also very efficient at fixing things. When something needs to be fixed, they fix it for me, very inexpensively.

We've used Larry to manage our property for almost a year now. He did an excellent job introducing us to the problems and profits of renting pitfalls. He organized all of the property maintenance to get it up to a rentable quality and then found tenants within a week of it going on the market. He also negotiated a larger monthly rent an longer lease than we expected to receive. Over the past year our tenants have had a couple problems and Larry has taken care of them with very little impact to us. If I had other properties I would not hesitate to use Larry's services again.

Larry (the owner) got our condo rented within a week. And when the renters left abruptly due to personal issues, Larry rented the unit out within a week again, even with an increase of rent requested by me. Amazing.

Larry and 3 Keys have been wonderful. My experience with them managing my condo property has been very much hands off, the way I prefer. Minor issues get taken care of and anything beyond that, there is adequate communication. The standard management fees apply- at 8%, it is a bit below the average of 10% out there. With regards to getting a tenant in the residence, Larry honored the 50% of a month's rent that was originally quoted. I believe the price has gone up a bit since. My property went from closing to renter-occupied within 2 weeks. Can't beat that turn-around time! I would recommend 3 Keys without reservation.

We needed to move out of state on short notice and had very little time to deal with our house. We contacted Three Keys, told them our situation, and Larry responded quickly and efficiently. There were a few minor repairs that as homeowners we were living with but wouldn't want our tenants to live with. We were worried. Larry said, don't worry about it and had a handyman come in the day we left to fix the issues. Then our house rented immediately for a price that mostly covers our mortgage. So far we've been very happy with Three Keys. My wife and I know very little about being landlords and really don't want to think about the process. Larry and his team have made it very easy for us to move states and keep our home so that we can eventually return.

We had a great experience with Three Keys Property Management. Larry is pleasant, honest, easy to coordinate with, and quick to respond . Our property was rented out pretty quickly. This firm does exactly what they say they will do. Provide you with excellent tenants who pay on time like clockwork and who take good care of your property. I cannot say enough good things about the way three keys has handled our property - excellent from start to finish.

Larry is great. I could say one hundred fantastic things about his property management service. He and his staff provide a professional and efficient service that enables me as a rental home owner to sit back and just receive the rent in my bank account (along with a monthly accounting statement). The company has done fantastically so far. Since a sudden movement to other state, I was going to rent our house, but I don't have any experience, so we asked Larry to take responsibilities of renting and maintaining my house. We decided reasonable and satisfying lease price with his suggestion, and he found right tenants. In progress of finding tenants, he started repair/clean house. He introduced a painter/carpenter to make a fast appointment (You may know, in the summer, it is difficult to book these kinds service in a week in seattle area because everyone does fix their houses mostly summer time-no rain season) and he set up the all house/ yard cleanings by himself. He listed my house several times until finding secure tenants. I have heard some other companies make their profits from cleanings/fixing, but he doesn't force to choose his recommended workers; I can choose other cleaners/gardeners. His price is always reliable and reasonable. Also, he responds rapidly regarding on all rent/house concerns. Due to the last storm, my house gutter was broken, but he had fixed in two days after letting him know it. Larry is the best property manager, and I recommend him strongly.

I contacted Larry with questions about his property management company. He got back with me right away. We met and discussed how the property management works. When I was ready to rent out my house he quickly lined everything up for me. The house was cleaned and a repair man came in and fixed a few things. The house was put up for rent and the renters moved in right away. The whole process was about five days! Larry went the extra mile to make sure the house was ready and the renters were in as soon as possible. I very much appreciate all the efforts required to make it happen in such a timely fashion.

I recently switched to using Three Key Property Management and have been very impressed with their service. They are professional, very responsive and I feel like I can leave all the decisions to them. this is the first time in many years where I can be hands-off. I would highly recommend Three Keys.

We contacted Larry about possibly renting out our condo through Three Keys. Everything was very professional, we talked over email and the phone. Larry came out to look at our place and recommended a few minor changes we could make to get the most from our place. Once our place was ready for renting, he was able to find good renters in just two days and they signed a full two-year lease. Prices are good with a small one-time fee and a low percentage every month. Everything is looked after. He's very responsive. Payments have always been on time.

We found Larry and Three Keys through Angie's List, and so far they've been great. We had a couple of property managers that we were looking at, but we went with Larry because he was punctual in answering our questions and seemed very knowledgeable; due to his background in real estate, he gave a comprehensive and honest opinion on what would be a good rate for our property in order to attract tenants. We followed his advice and we got an interested person within a week who's since become our tenant. It's been just a month now, but so far everything's gone smoothly, Larry's answered all our question promptly, and we've been paid our rent on time. It's a always a bit nerve-wracking trying to find a good property manager and tenant, but Larry and his team has made the process very seamless. Plus, his commission of 8% (as well as cut of the first month's rent for advertising) was reasonable compared to other property managers in the area. Overall, we're very happy that we found Larry through Angie's List.

Larry and the team at 3 Keys are great. I relocated across the country this year, and they have done an excellent job listing, renting out and managing my rental property back in Seattle. Being several thousand miles away, I appreciate their diligence and attention to detail, knowing that my house is well cared for.

Larry was extremely helpful letting us know what to get done as we were packing to move out and made us more efficient. He was very professional. He was able to rent the house very quickly (within a few days) at the price we were asking for. Some unique things that make 3Keys our choice: 1) they require a professional cleaning of the house, so the renters don't have to deal with any messes in drawers, dirty fridge, etc. That helped us move out more quickly as we didn't have to worry about cleaning, and made the house in better condition overall! I'm sure that contributed to fast renting, and should encourage the renters to keep the place clean as well. 2) They do quarterly walk-throughs, which is nice for piece of mind as owners who live out of state. 3) They have been very budget-friendly in terms of small repairs, getting a handyman fix, doing self-install for a new mailbox, etc. Overall, renting our house from long distance was daunting going in, but it has been very easy, thanks to 3Keys Property Management/Top Floor Real Estate.

Very impressed with the company's professionalism and getting the job done. They explain what property mgmt services they offered and how they would recruit a client for our property. They did exactly what they said they would do and have made our life much easier. They selected a tenant, negotiate the agreement with them and have kept us in the loop all the way. Very professional service they provide, would use them again. Mr. Mandel has been very responsive from my initial phone call, through the rental process and following up on all my questions. We are happy with the rental income he was able to attain. We feel his management fees are very reasonable.

I have been using Three Keys since May 2013. I have been very pleased with their service. They promptly found a great tenant at a better than expected rent. I like that they perform regular inspections and send a written report to the owner. Their representative I met was very professional and seemed to care about doing a good job taking care of my home.

I?ve used 3Keys for some 8 months to manage my condo rental and have extremely impressed with the service. The company has handled all issues promptly, signed a tenant much faster than I expected, and negotiated a fair rent for the condo unit. The fees have been reasonable with no surprises. I can highly recommend the company.

I received an email from 3Keys notifying me of a major plumbing leak at my rental property, requesting permission to fix (as it was over the $200 or so I indicated to take care of w/o my prior approval). I did not catch Larry's email and he followed up via phone to make sure I was aware of the issue and get my OK to fix. I am extremely satisfied with the service provided by 3Keys for my rental property for the last year in a half. They are very professional, punctual and responsive to my requests and my tenants' needs. My monthly statements I receive via email and direct deposits are all in order and on time. They also do quarterly reviews -- dropping by at the tenant to make sure there are no major issues & that the place is being properly taken care of. These guys are stellar. I can't recommend them enough!

Larry was able to very quickly get my condo rented out for more than I was expecting. The fee structure is such that 3Keys takes a very large cut out out of the 1st month's rent followed by a significantly smaller cut for the remaining 11 months. The average fee per month is pretty low, and considering how much more he rented my place for, his services more or less pay for themselves in my case. Prior to renting my place out, Larry walked me through his rigorous tenant selection process and scheduled cleaners for the interior and carpets. I've never had to meet the tenants or speak with them and the communication with 3Keys is minimal; usually just the monthly statement. When a repair was needed or when the renters wanted to get a cat, Larry checked with my first and then handled all of the details. The process is refreshingly hands off. I plan to continue to use Larry and 3Keys until it makes sense to sell my condo.

At every stage of the process I've been delighted with Larry's services. I've already recommended him to others in my family. Now I'm publicly recommending him here on Angie's List.

We asked Larry to help us out when negotiations with another property management agency fell through. When we contacted him, we had very little time to spare. He picked up our property on very short notice, attended to details we were not able to address, got it rented, and arranged for us to be reimbursed for the cost of returning it to saleable condition, after the tenant left. In general, Larry was an ideal property manager. In our year with him, we almost never had to deal with the rental. We started receiving rent very quickly and never had any problems with the income stream. From our point of view, the property simply took care of itself. As is bound to happen there were a couple of small emergencies: the alarm system and refrigerator both failed. In our only possible negative comment about Three Keys management, during these emergencies Larry seemed a bit distracted. While -- and I stress this -- both situations were settled quite to our satisfaction, I had, for instance, to make a quick phone call to prevent the installation of a refrigerator that was well over the price limit I'd set. Three Keys did very well by us. If our house had not sold when we put it on the market in Sept, we'd, instantly, have placed it with Larry, again, for management. While we may not always, in the moment, have felt warm and fuzzy, the end result was about as good as it could possibly have been.
