Three Keys Property Management is a property management company operating in all of the counties in the greater Puget Sound area, specializing in full-service property management. Our staff is comprised of professionals who have been working in the industry for many years and whose breadth of expertise is quite extensive. Our parent company, Top Floor Real Estate, is a marketing and sales real estate brokerage that was formed by award-winning brokers who had been with larger national brokerages for many years. Since the founding of Top Floor, the brokers have been able to adopt many of the latest and greatest technologies. As a result, their listings sell more quickly and the process with their clients has become more convenient and efficient. The owner/principal of 3KEYS is Larry Mandel. He also owns Top Floor Real Estate and has spent many years in the real estate industry, winning awards for sales achievement, voted by the a local community as Best of Real Estate, and voted by the Seattle community as Best in Client Satisfaction, year after year. Larry has mentored many agents new to the industry and has an outstanding reputation among his peers. He personally oversees all contracts, policies, and procedures, and works to educate 3KEYS personnel on how to provide excellent service to our clients.

The experience was awesome. I always thought it would be crazy moving into a new house and at the same time cleaning and renting out the old house. As soon as we moved the majority of things out of the old house Larry took over. He cleaned and prepared the house to rent it and did so in record time. The house looked better than when we lived in it and we didn't lose any time as he rented it out so quickly at a great price for us. He's amazing, you have to use him. Top notch experience.

Having Three Keys Property Management has made renting out my house very easy. I have complete faith in Larry and his company. They are very professional and keep track of everything. Every month I receive an invoice that describes the month's activities. They not only are a big help to me, but I feel like my tenants are being taken care of well. If there is anything that needs to be done, there is absolutely no hesitation. I am so glad I found out about this company. It has not only been an easy experience, I also do not have to spend much time at all thinking about the rental house.
Description of Work: Three keys Property Management found wonderful tenants for my rental house. They checked on the house every three months unannounced and let me know how they found the condition. They notified me if there were any concerns, such as the gutters needing to be cleaned. After my consent they would take care of the needed job.

- Tenants had a front door adjustment problem and Three Keys arranged to have it fixed at a reasonable cost and with speed. - Successfully negotiated rental renewal with tenants with market adjustment increase. - Replaced small kitchen appliance at tenant's request at a very reasonable price to us as owners. - Arranged annual carpet cleaning on owner's behalf. Done at reasonable cost. - Provided special financial information to owners within 24 hours of our request.
Description of Work: Manages our Seattle Queen Anne condominium rental and addresses any renter maintenance issues. Collects monthly rents; negotiates on owner's behalf renewal leases on an annual basis. Screens new tenants as required. Responds quickly to any owner communications and queries. Always available and on top of our owner needs. Conducts rental unit inspections in our absence on a quarterly basis and meets with owners on site once a year for property inspection. Excellent service.

3Keys responded to a report from the tenant that the furnace was failing to provide heat. 3Keys dispatched an HVAC vendor immediately to troubleshoot the problem. The company got the furnace to work intermittently, and quoted approximately $1000 to repair, but recommended replacement as a more cost-effective strategy. 3Keys had that vendor write up a proposal for a replacement system, but also had an additional HVAC vendor examine the furnace. This vendor, too, said that about $1000-worth of repairs would be needed, but recommended replacement. 3Keys asked this vendor, too, for a replacement proposal. 3Keys followed up with both vendors, gave me feedback on the reliability of both vendors, and helped me choose the best proposal. 3Keys is key in making my ownership of two rental properties in Issaquah both profitable and worry-free. I can't recommend them highly enough.

Three Keys checks regularly the rental homes they manage. It has been my experience that they do a very thorough walk- through and promptly provide me with the status quo of things, suggesting improvements they find necessary or give me warning about issues that might need attention in the future. Their services have been extremely helpful to me, since I live away from my rental proprety and depend on reliable feedback. I have had first rate service, always quick, constructive and friendly responses when I have approached them with questions and requests, helpful suggestions, and quick action when there has been a problem at the rental proprety. THREE KEYS TOOK ON MY RENTAL HOUSE PROPERTY MANAGEMENT. THEY OBTAINED A TENANT IN LESS THAN 24 HOURS AFTER THEIR FIRST SHOWING, CHOOSING AMONGST MULTIPLE APPLICANTS. THE END RESULT WAS AN ALMOST 25% INCREASE IN INCOME. THEY UTILIZE REALLY GOOD CRAFTSMEN FOR REPAIRS AND EVERYTHING IS DONE RIGHT. I WISH I WOULD OF HAD SIGNED THEM UP 7 YEARS AGO. MORE TO COME, LOTS OF OPPORTUNITY.

Since 2012 I've been a very satisfied customer of 3Keys. Here are some of the reasons I would recommend this company to anyone: 1. Transparency - everything that happens with your property gets communicated to you, from the work that needs to be done, the expected cost, the service provider, everything. 2. Responsiveness - shoot an email on a weekend and you can expect a response the very same day, usually within an hour or two. 3. Friendliness - be it through email or on the phone, all the staff at 3Keys are very friendly and professional. No matter how silly my questions were, Lissy, Patty and Larry were always there to help answer them. 4. Owner - Larry, the owner of 3Keys, is very involved in the management of the company. A great person to work with as I've also had the pleasure of having Larry as my real-estate agent and things went very smoothly. All-in-all, I'm glad I stumbled upon 3Keys through Angie's List and expect to stay with them for the considerable future.

They've been good communicators in working through issues--when appliance faults are something i should cover vs. the tenant, conducting quarterly inspections, and vetting/selecting good tenants. They've done a good job in being relatively neutral, and thinking about what is fair.

My wife and I have had a great experience with Three Keys Property Management. Larry, Patty, and Lissy are all very professional, responsive, and communicative. They make us feel comfortable that our home is in good hands. We have been largely hands off from our house for the past year, and have had virtually no issues. Where things have come up the communication from Larry and his team has been great and everything was resolved quickly. When maintenance needs to be done, the maintenance technician that works for them charges reasonable prices. My wife and I talked to two other companies before choosing Three Keys Property Management, and we found their prices in line with others in the industry. What I liked about Three Key's price model is their fees were straightforward and they were very flexible when working with us. They charge a fixed fee to find a tenant, and a fixed monthly fee, and everything else comes with the package. Some other property management companies force you to use their maintenance people and add fees such as a percentage to any maintenance done to the house. In the end, Three Keys rented my house for more than we were originally asking for and has done a great job of managing our property. I highly recommend them.

I was told by the neighbor across the street from me that he noticed several very tall trees leaning over toward my driveway and house with their roots coming out of the ground so I called my landscaper to evaluate the situation who told me that in his opinion, those trees are going to fall right into my drive way and take out my 2 vehicles and my 2 Harley Davidson?s and perhaps the roof of my garage and home. Now being very concerned, I immediately texted the home owner in Oregon who has been renting to the occupants of her house in which she informed me to contact the property management company, 3 Keys Property Management. This is the company who is responsible for renting the house to a group of young adults who own 6 vehicles, 3 (one beat up ?junker?) of which are parked on the street in non-compliance with our Home Owners Association rules (nobody else parks on the street) and own 3 dogs which they keep in the garage all day continually barking and howling, even though there is an invisible fence which was installed by the owner. I called 3 Keys at (425) 449-5990 and informed the receiver of the situation and was told that they would send out a tree service to evaluate the situation. Days went by and I called again and was informed that they had to have the owner?s approval before calling the tree service. I told them that the owner gave me approval to contact you about it and I would again let her know. A couple of days went by so I called again and this time I was told that a tree service did come out and assessed the potential threat of the trees falling and determined that there was no threat. By this time I had been told by several people that it appeared as though those trees would fall onto my property as soon as it was windy enough so I asked for the name of the tree service that made the assessment. I was told that she didn?t know off had but would get right back to me. Nobody did. I called the next day and was told the same thing, again, no return call. I called a day later and was told that Larry was handling that and he would call me back but again, but no return call. I called the next day and asked to speak to Larry (the owner). After waiting on hold, Larry answered and I asked him which tree service evaluated the described situation because I was trying to absolve 3 Keys Property Mgmt of any liability if a tree service actually did come out in which he replied ?listen, the owner will get back to you. Don?t call here again understand!? and rudely hung up on me. The home owner never did ?get back to me? This is supposed to be a professional property management company?? In my opinion this is very poor and very rude customer service (and I see that this isn't the only review complaining of Larry's rudeness! see Yelp!)

Three Keys Property Management has been easy to work with since we moved in to this rental unit in May 2013. First, Patty and Larry are personable and helpful. As a renter, I have been treated as a valued customer. The www.threekeyspm.com website is easy to use for making monthly payments, deposits, and fees. There is an easy to use form for any issues that may arise like a need for a repair or a neighborhood concern. Our garage door pulleys wore out in August and 24 hours after I reported it to Patty at Three Keys a service man was sent out from Rainier Garage who replaced both pulleys and the door was fixed. Then in September our dryer stopped working - it would turn and get hot for ten minutes and then shut off. After adjusting temperatures and trying fewer items in the dryer at one time we knew we had to call. Again, within 24 hours of sending an email to the office we received a call from a repair man who set up an appointment to come the next day. He came on time and diagnosed the problem to be either a clogged vent or a worn out motor. A vent cleaning company called me that afternoon to say they would be out to clean the vents the following morning. This service man was also on time. He cleaned the vents and checked all the connections. He explained that the vents were not clogged and that the dryer must have a problem. The next morning I got a call from King and Bunny appliances saying they had a new dryer AND WASHER ready for delivery. They came right over with both machines. They removed the old machines and installed the new ones in less than an hour. The entire dryer situation was fixed in less than four days and the management company handled everything. All I had to to was open the door to let workers in. I wrote this note to Patty and Larry at Three Keys: Hello Patty, I wanted to thank you and 3Keys for helping us with our dryer situation. Service was super fast and each company we worked with was terrific. The first maintenance man was thorough in his diagnostic work on the dryer. The man who came to clean the vent was very nice and really checked out all possible areas for a clog. Finally the people from King and Bunny were here right away with a new washer and dryer. Having a new washer was a nice surprise. Thank you. The way 3Keys has taken care of us is impressive. It is nice, as a tenant, to know we can trust our managers to support our concerns. Thank you very much. I know the owner of our condominium is also to thank for his part in working with the property managers. In both instances they did not skimp on the services. The pulleys on the garage were replaced with new parts. They did not put a hopeful Band-Aid on the dryer - they chose to replace it with a new machine. Also keeping the age of the washer and dryer the same was a cost effective solution to leaving behind the older washer. I treat this home as if it were my own. Being trusted as a tenant shows a great deal of respect and I will be a better steward of this home as a result. I strongly recommended working with Three Keys if you have the opportunity. I feel safe and well cared for.

It went very smoothly and they took care of everything. Responsiveness was great, they are reasonably priced, and so far seem to be on the ball. We haven't had them take care of any maintenance issues to date, but I have no doubt they will get the work done in a timely and cost effective manner. Very satisfied so far!

It's been just over a month since the tenants moved in, and everything has been handled exactly as I would have wished. I had been reluctant to rent out this house, but the Mandels and their exceptional firm really do inspire trust. I was especially impressed by Larry's philosophy, as I understand it, that the landlord-tenant relationship need not be hostile and painful-- can be a co-operative enterprise. I am very, very pleased so far.
Description of Work: Larry Mandel met me at my house in Seattle for an initial interview. He was one of five property managers I spoke with. I think of this house as my beloved gem-- I wanted it well handled. Larry seemed far the best of the five. Months passed as I got the house into what I hoped was perfect condition, or as nearly so as I could manage. I used several of Larry's recommendations, for handyman, gardener, locksmith, and cleaner, to help me get the house ready. After I showed Larry the house, all buffed up and prepared as much as possible, he found tenants for it within days. I was very appreciative of the smoothness and speed with which everything was handled.

NEVER use this company, unless you are a glutten for nightmarish situations. In order to keep this letter as brief as possible, I will list, in sequential order, my grievances. Please note that the following can be officially proven with receipts, emails, photos and other proof. In late November 2013, I entered into a lease agreement for the property at 3400 81st Place SE in Mercer Island. In our agreement, it was written that I would pay a monthly rent of $5497.20 and in return, 3Keys Property Management (3KPM) would warrant the property as habitable and perform normal functions to oversee the livability of the home (we obviously have that in writing). Top Floor Real Estate/3KPM has grossly underperformed. Not only have NONE of the below been resolved, but now that our family has come to the end of our rope and been forced to break our lease, this company is withholding deposit and threatening to bring action against my credit! During the last week of Nov ?13, a walk-thru was performed with Patty the representative of both TF & 3KPM and was assured the house was ready to move in, even though my wife questioned an unplugged major mechanical in the home and was assured it was nothing and all was in working order. On Nov 27, ?13 my family moved in to discover immediately that there was NO HEAT and NO HOT WATER working anywhere in the house. Note this was WINTER. We promptly notified TF/3KPM and there was no heat. However, heat was not restored to home for over 1 month! There were days it was so cold in the house, along with no hot water, that we were forced to stay with friends for days or when able, move to a hotel. There was NO compensation for our $5497.20 rent paid essentially for camping in a very large and fancy tent nor for our cost of shelter. The water heater was a drama until it was finally remedied on APRIL 2, 2014! From the end of November until April, I was forced to boil water on the stove to create hot water to bathe my 3 children. (Details below) To add insult to injury, we received emails from TF/3KPM implying that the 19 week delay to completely fix this issue was due to our travel schedule. This is a complete lie, and just a way for them to cover their tracks. Just after arriving, we notified them that we had plugged in that hot water heater whose cord was laying on the floor during the walk through. It had a terrible, overwhelmingly toxic smell coming from the machine. She told me to call the gas company again. The same advice she gave me regarding the nonworking heating system. So we brought in a repair man who reported that the system was giving off noxious fumes, and his carbon monoxide meter and other professional gauges to indicate danger registered so poorly that he immediately shut off the system and was only able to stay in the room for less than a minute himself. Obviously the house was dangerously uninhabitable. Again, we had to move out. Finally on Feb 2, ?14 we received a response email from TF/3KPM regarding the nightmare we were facing daily. They responded with an apology for their delayed response and in short offered us $500 for the over 2 months of heating and hot water problems, but most upsettingly handing us the key to a home they personally warrantied with a hot water system emitting deadly amounts of noxious gases primarily Carbon Monoxide. We were promised that we would be compensated for having to stay away from the home and that rent would be appropriately adjusted. TF/3KPM failed to follow through on this promise. On Feb 9, ?14 we now had a bug problem of flying, biting carpenter ants and other insects that we could not control by normal means! My kids were horrified to have their beds infested and all of us were covered with bites (we have numerous pictures). We urged TF/3KPM to promptly act. They called one company who was only available 10 days later and did not contact any other pest control companies to address this incredibly urgent matter.The bug problem kept getting worse. Finally on Feb 20, 3KPM?s fumigator arrived to ?take a look?. They assessed there was a complete infestation that had obviously been in existence for a very long time, perhaps years, and in fact one of the worse he had seen in his career. He however, couldn?t come to fumigate until March 5. Again they did not try to call another company who?s schedule could accommodate a terrible infestation with a family already living in the home. When finally they came to actually take action on the problem, almost a month after, the technician informed us this would take at least THREE treatments over 3-4 months, a fact TF/3KPM withheld. They sprayed their bug poison assuring us that it would not affect humans and within 48 hours every member of our family had contracted terrible sinus infections! We emailed TF/3KPM asking for there not to be any further bug treatments unless we authorized it and were able to leave home for a few days. At the beginning of March, with the bug problem even worse, I emailed TF/3KPM and informed them that we were again leaving the house so that they could fumigate properly and put an end to our misery. When we returned home, we instead received an email stating we had requested TF/3KPM to wait until we got back in town for them to do anything. Again, this is a lie, proven with emails. Bug problem worsened. March 17, I emailed 3KPM stating if the bug problem could not be resolved with a week, they needed to consider this notice of our inability to live in this home. TF/3KPM promised compensation for us to once again move to a hotel while the house was treated again. No compensation received. On March 26, we received an email notifying us that they?ve decided they are in-fact not compensating us for the time we have not been able to use the house and our many inconveniences.When TF/3KPM finally sent out a repair company to replace the water heater, they left the carpets and rooms a disaster. I informed Patty by phone immediately and they promised if we got it all cleaned up, they would compensate our costs. True to form, they broke their promise and NONE has been given. On May 5, bug company came back for another treatment. 3KPM did not notify us as they would have to compensate us for a hotel again. As a result my 7 year-old-daughter was sent back to the doctor with a horrible head-to-toe rash from the poison! (we again sent pictures to TF/3KPM) Again no response from them. May 6, 3KPM emailed us to ask if we had a new problem with bugs, as if they didn?t know they had just one day earlier given authorization for the exterminators to spray our home. Once again, trying to cover their tracks ?in writing? for any responsibility.We had had enough! We contacted TF/3KPM and gave notice that our stay in this home with a rent of $5497.20/month has been a complete disaster and we were no longer going to live here. Again they went silent. Over and over I have emailed and called TF/3KPM to request a conversation about being released from our lease agreement. To this day, there is no resolve. As if these offenses are not egregious enough, now that we have made arrangements to move, this company is now threatening me for breaking a lease agreement which they have not held up in any way! Even though they, in fact, owe me thousands in compensation, they are withholding the deposit of [$5500] as well as threatening to put a blot on my spotless credit, which is crucial for my personal business. I'm not sure how the people who run this company sleep at night...
Description of Work: The provider was SUPPOSED to provide property management. Minus the fact they oversaw the signing of the lease agreement (which any child could do) they completely failed on all other points and cost my family THOUSANDS of $$$

First off, we decided to sell instead of rent, so this review is of the discussions I've had with this company as well as having him come to our house to give us an estimate. Larry gave us all the information we needed very clearly and left us with an estimate and a clear list of everything we needed to do to get our house ready for rent. Larry is very nice and I believe if we chose to use his service he would be very on top of things. I would give them a try in the future if we decide to ever rent.

If you want to rent your property immediately, I would recommend Larry without reservation. He's terrific at that part of his job. They will send you monthly statements regularly and on time. Communication which is not just the regular statements could be better. I know they mentioned that the tenants were maintaining our place very well, but when we did go see the place when the tenants were still living there, the molding around the door frame was broken & we were not told about it. Also, there were chains installed on the front and back door by Larry's company at the tenants request but we were never informed. This does not constitute a repair, this is a modification that should have been run through us - the owners & we would have said no had we been asked. We had to replace the fridge in the unit & I thought his communication should have been better during that incident. I asked him if he would be there during the delivery and install & he said no & we had to be there to verify install went ok. I expect better but you get what you pay for in such situations so we should have picked a management company that better suited our needs, so I consider that to be my fault. When we told him we were going to put the house on the market he mentioned he has a buyer. I mentioned clearly to him that we had to change the appliances, clean & paint the place, get the furnace serviced etc before we put it on the market & that he should talk to our agent about seeing the place when ready. We then finally got the place on the market a couple days earlier on my request and this was the email he sent me : "Sorry to bug you but your agent was going to let me show your home before or went in the market. There is a sign out already. Do you know why she has not contacted me? I talked with her 3 days ago and she said they needed more time. I'm frustrated if she did this so I wouldn't sell the house before she could. Can you please tell me how much and if it's on the market? My buyer called me and is quite upset. As you know I have been asking for over a month so I don't appreciate your Sargent putting it on the market before I could show it. I have a sick husband waiting for a kidney transplant, a full time job that I need to do well and a ton of other things that need my attention & I wont go into details about that so I simply cannot specifically accommodate just your buyer with all I have to do when I wanted the house just listed today, period. Also, I did not want anyone seeing the house until it was officially on the market today & you will notice that there wasn't a key box or any showings today because that's what I requested & I just now gave Lisa the keys! If it helps at all, you are actually not the only person who wanted to bring a buyer to see the place ASAP, I also have another friend who's a John L. Scott agent who wanted to bring a buyer in and they haven't seen the place yet either, I have advertised this inside Microsoft and I have 3 people who want to see the place pronto, but it cant be shown today & they are willing to wait to see the property. Even this morning Lisa brought you up during our conversation asking if she can contact you today. Your buyer is more than welcome to see the place tomorrow & Lisa can help with that! I have no idea why he thinks he should have got special treatment to show the house ahead of I put it on the market, we are not friends. After all this drama he didn't even bring his buyer by to see the place. I am not going to speculate if or not he had a legitimate buyer but his attitude was very unprofessional and has convinced me never to hire him again to manage any property of ours. That said - if you only care about renting your place out ASAP, Larry will get it done! He has the ability to rent your place out in a day or two, he's definitely that good! If you - the house owners are meticulous about every little thing and want to know and be constantly informed about every thing, this is not the management company for you.

He advised on the necessary work to ready it for rental and provided tradespeople to finish those tasks we had not. His ideas were excellent, things we had not thought of that were not really expensive and yet really changed the feel of the house and helped make it more homelike and appealing. He met with potential tenants, even over the xmas break, and negotiated a lease. When they had questions he contacted us promptly and facilitated a longer lease than we expected. His rates are very competitive and the service very professional and pain free!
Description of Work: Larry took over the rental of our property, helped prepare it for the market, advertised it, interviewed tenants and contracted them.

Larry's responsiveness and professionalism are best in class, it has been a long time since I have experienced this type of customer service. If you contact him via e-mail or phone, he is incredibly quick to reply and always very helpful and makes it hassle-free as the owner. Every rent payment so far has been on-time. For me, as a property owner, how well the renters maintain the condo is a very important consideration. Top Floor has helped to ease my mind by performing scheduled walk-through's of the property. This is a very welcome value-added service.
