The contractor failed to complete the work and left my home a leaking mess. He failed to re-design or repair what was needed to stop the leak. Once the work was supposedly complete, & I paid him the final installment, rain came through not only the glass he replaced, but through other areas near the windows as well. It was 2-3 days before he responded to my frantic calls about the river running through my home because of his inept work. All he did was throw up an ineffective tarp & arranged to replace the glass. I had buckets and towels strewn everywhere. It was obvious the glass and sealant was fine - anyone could see that the water was leaking from the wood framing the glass and other areas around the windows, including the original leak that he was hired to fix. Despite the obvious source of the leak, the contractor decided he needed to remove the glass, broke a pane in the process, & I watched in horror as more water & glass poured into my home. He left a pathetic tarp over the whole mess & left. There was a trail of broken glass everywhere. Next, he decided the flashing was the problem, removed all of that too, which lead to more extensive leaking. Everytime this contractor arrived to try & fix things, he made things worse. One day I came home to find some horrible goo dripping down the windows and onto my glass deck roof. It took him a whole day to remove this mess and he broke another pane of glass. I specifically asked for glass that reflects sunlight and that is not what the contractor used. When I asked for specifications on the glass, he refused to give me any, and instead, typed up a few sentences describing the size and quantity of the glass. Once the glass was in place, I knew it had no reflective qualities and discussed it with the contractor. In the end, he agreed to install a film on the glass. Here's a list of this contractor's poor performance & unprofessional work: -I asked from the beginning whether I should move furniture out of his way and he said no. He then scratched a new piece of unique, although not very expensive furniture. I asked him to just use some wood fill to repair it, and instead, he used some kind of varnish and now one side of the piece is very shiny and the other is not. -He added extra wood trim (it doesn't match the rest of the wood) in order to try and hide the sealant on the glass, which is uneven, globby and untidy looking. -He killed a patch of grass by spilling varnish; -I'm still picking up broken glass from the window panes he removed (broken glass which to my horror, covered the floor and sidewalk when I came home); -There's adhesive all over my wood floor from the thin sticky film he laid down, presumably, to "protect" the floor; -He nicked the dark wisteria colored wall in the living room accent wall where he leaned and attached the wood trim to store it while he worked on the glass; -I had to ask him not to lean the trim on my dark eggplant accent wall too, to avoid more nicks; -He broke my vertical blinds and he asked for final payment before repairing them; -He threw nails and other sharp objects in my kitchen garbage (glad I noticed before taking the garbage out!) -He threw my expensive shirt which I had laid in the sun room to dry, into the dirty pail with my cat's toys; -He broke a glass water bottle outside of my garage and didn't pick up all the glass and didn't warn me about it; -He tracked a lot of dirt in the house. -I came home to find him sitting in my house, on my loveseat with his feet up on a bench eating his lunch
Description of Work: The contractor was supposed to repair and replace 3 window panes of glass, encased in wood trim, in the ceiling of a sun/atrium type room. There was something wrong with the original design that caused the windows to leak every winter. The work was not completed.
