Dan does good, careful, quality work. He explained every aspect of the job to me, and always answered my questions about whatever he was doing (and I asked a lot of questions!). Dan was more than willing to take on the small repairs and 'extras' that I asked for. He is very conscientious about protecting furniture and floors, and cleaning up and hauling away the debris. There was a problem in the bathroom getting the custom cabinet door to open next to the toilet, which he solved by readjusting the cabinet height and depth. Dan's subcontractors also did very good work. The project went on longer than I expected, but the end result is beautiful!

They came and added so much quality work to my rooms, with trim, wainscotting, and many extras. They removed a wall and framed in a new door downstairs, doing a beautiful job. The trim work was done masterfully, they knew what they were doing. The whole project turned out better than I could have imagined They were professional and easy to work with, offering good suggestions and ideas but were respectful of my wishes. Very pleasant to have in the home, and always polite and amicable. I would use them again without any hesitation, and would highly recommend them..

Overall they did a fine job, showing up on time, generally responding to requests and making changes. This was their first time installing alluminum deck boards and they did a pretty good job of making it look professional. I purchased most of the materials myself (the alluminum decking, railing and the PVC facia boards) and left detailed instructions of where the pieces were to go. I can't stand wasting resources, so I calculated everything precisely, based on the sizes of the materials. The frustrating part was that those instructions were not exactly followed and some longer boards were cut for spots where a shorter leftover from a different side would have worked wonderfully. Because of that I had to purchase more facia boards for the steps and it is a very expensive product and I was left with some sizable pieces that I'll need to find a use for.
If you hire this contractor, purchase all your materials yourself, they charge 18% on top of the cost of that material, the amount that I had to pay for the joist tape, pressure treated lumber, flashing, fiber cement siding boards, brackets and fasteners for joists and the concrete was surprisingly high.
I chose a fixed price agreement to avoid surprises, but unforseen rot repair and such are excluded from it and are billed on a time and material basis at $50 per hour. So the new concrete footing and the stair rebuilding were in addition to the fixed price contract. Then I also requested to add new facia board over my existing facia and my overall total, after a credit for deck install (it ended up being easier than they had anticipated) and a credit for a broken ceramic pot, was about $7330 including sales tax versus my original fixed price contract of about $5110 (with sales tax).

"Yes, we do charge 18% markup on materials. This is quite standard in the industry, if not on the low side. We also get contractor pricing on what we purchase so the customer actually is paying around an 8% markup. While we are happy to work with customers who choose to purchase there materials on their own, it can sometimes lead to increased costs and complexity due to communication, timing etc. Regarding the cost of this job, we were pleased at how the deck went down so we cut $500 off the bid contract. We felt that the overall job cost was quite resonable."

The project went great. They completed the strctural work, which involved putting a beam in our attic, pouring several footings in our crawlspace, re-framing a closet with a new load bearing header, and jacking up our house to repost the load point in one week. I was amazed. The drywall work was next and while it took a long time because of the amount of mudding they had to do, I was in disbelief as to how good it came out. Amazing work. Then the cabinets and again, their work was beautiful. They leveled and lined up everything perfectly in our old 50's house. Their painting was great and their finish work is also beautiful. We couldn't be happier with the work they did.

Gallant Construction did an amazing job. They were courteous, professional and friendly, the kind of people you'd instantly trust. They followed up every step of the way from the estimate until after the job was complete. The workmanship, with homeowners eyes, was excellent. Every cut appears neat and straight, nails are seated in a perfectly straight and level position, the paint is even with no drips. The stairs are level and solid to walk on. The entire experience was smooth and hassle free, down to the paperwork and payment process, which was straight forward. We are planning to use Gallant Construction for all our repair needs from now on. With folks like these there is no need to go anywhere else. If you are looking to fix up your home, look no further.

It took less than a week to complete the job. Dave took care to contain dust and construction debris. He made sure I was completey saatisfied with the doors. The doors look great. I did the finishing work (painting, etc.) myself which helped keep my costs down. I am very happy with Gallant Design and Construction and I will use them again.

Dave and Dan were a pleasure to work with. They are fun and personable, and they explain everything in detail, even as I asked the same questions over and over. We ran into some design challenges right away and they were able to deal with them in a way that created the perfect living space for me. This was the first time I'd done such an extensive remodel, and they made the whole experience quite pleasant. (for instance, they listen to NPR while they work, they don't leave a mess, and they hardly impacted my living space). I ended up doing some of the painting along with them, and loved working with them. I wasn't quite prepared for the cost overruns that occurred (due mainly to my own revisions on the design and unexpected costs with the survey, as well as the Gallant brothers attention to detail and doing things right), but Dave and Dan cut their own labor costs in order to stay in the ballpark of their estimate.

The Gallant Brothers were wonderful to work with. My wife and I were very comfortable with their willingness to make suggestions that would save us unnecessary expense and time. They were very responsive to our needs and we are very pleased with the work that they did. They had very positive suggestions for possible future improvements to our home that I expect we will contact them about with the next year or so......

We are quite happy with the final result. The cost of the 2-bathroom project was more than fair and any unexpected design glitches and options were discussed with us beforehand - alternatives, costs etc. We have recommended the Gallant Design and Construction to many of our friends and plan to use them in the future, possibly a kitchen redesign.
