As property managers they have always been extremely fast and professional in addressing any issues I have had. They are also very friendly and make issues less stressful by their demeanor.

I have been delighted with Paul Romero and R-Squared Properties. When my house did not sell due to construction nearby, I reluctantly decided to rent. Paul found excellent tenants who take care of the house better than I could have imagined. They pay their rent on time and have happily renewed their lease. Paul handles any repairs quickly and professionally. I literally don't have to think about the lease. Plus, his rate, 8%, is lower than any of the other managers I contacted. I recommend him without reservation.

Paul, Chris, and the rest of the folks at R Squared are absolutely first rate! I have worked with property management companies from both side of the fence (Tenant and Owner) and I have come to recognize the key is good communication. R Squared has that down pat! I would absolutely recommend them to anyone I know that is looking for an excellent property manager.

We hired them to manage two properties for us, both with existing tenants. It started out ok as they were just collecting rents, but when they were required to get involved, they were very, very slow. One example was when we agreed to get new carpet for one of the properties and they agreed to take care of it. After 6 months of waiting and dozens of calls and emails, we finally went to Lowes and did it ourselves. We also had their painter make multiple appointments with our tenants to make repairs and not show or even call. This was typical. They were also very slow to get vacancies ready to show, (again vendor problems), claiming 6 to 8 weeks was the industry standard. Most landlords I asked about this issue tell me 7 to 10 days is the norm. They could also be very unprofessional at times. I heard this from two different tenants. They were also rude to me on multiple occasions. Once when I gave them push back on the time it took them to get a house ready to show, they snapped at me and told me I didn't know what I was talking about and that 8 weeks was normal. Another time, I had a question during tax season, and they criticized my "weird" (accrual) accounting method, which they clearly didn't understand. I think that they suffer from 'two guys in a garage' syndrome. I think started ok, because they only had a few customers at the time, but as they added a few customers and our need increased their weaknesses were exposed

I'm a local Real Estate Broker since 2001 and have a growing need for my investors to manage their rental properties. After working with several well known companies I was introduced to R Squared nearly 5 years ago and haven't looked back since. Amazing. The folks at R Squared were helpful from step 1 in getting us into a great home. They helped us feel valued and priced fairly. As we had issues, they were quick and eager to resolve them. When it came time to purchase a home, they set us us up with an amazing agent to facilitate a purchase and they truly knocked it out of the park. Paul and the R2prop team were awesome. We established a trusting relationship from the beginning as Paul helped me get my home renter ready. His recommendations were key to getting tenants into the property as fast as possible and once they started managing the property, it was seamless with no worries. The price point was also extremely reasonable; especially for the top quality service provided. What's great about R2Prop was our transition from renting to needing to sell the property. I am sure there were mounds of paperwork, coordination, and communication on the back end, but Paul and his team (Allan) were perfect in getting the property on the market, viewed (400 families in 2 hrs for open house) and then sold in no time! We enjoyed working with R2 Properties. They were quick to respond to requests, flexible in dealing with our many requests for paperwork while dealing with international taxes, and just generally pleasant to deal with. They're upfront with their pricing model and there were no hidden or surprise fees that popped up while working with them. The rate they charge is competitive and pretty much on par with what others offered in the area. They renters they found for our property were exceptional and left our house better than when they moved in. This was our biggest source of stress and it was a huge relief to hear that our house was taken care of while we were away. I wouldn't hesitate to work with R2 again and I'd gladly recommend them to anyone needing to rent out their property.

Paul and his team did a tremendous job at handling my rental property in Bellevue, WA. I cared a lot about my house, and he helped me choose a good tenant, did inspections on a custom schedule, professionally managed all repairs, and handled the tenant check-out. When I had to sell the home this year (2018), he recommended an exceptional real estate agent (one of their close partners I think) and worked closely together. They did a fantastic job at preparing the home for selling and closing the deal. I don't even want to think about how many problems I could have had, if I didn't have these competent people manage my house. Needed to find a new place to live after our landlord decided to renovate the house we were currently staying in. Sent out probably 10-15 requests to tour some houses in the Bothell area. Some real estate companies/agents didn't even get back to me. Chris was immediately responsive to all emails/texts and was the only one that kept in full contact with me and was completely transparent with the rental process even after we moved in! The while process was quick and efficient which is what I was looking for as my move in date was coming up fast. As an RN/EMT, I feel like I'm a pretty good judge of character. I would highly recommend working with Chris.

Paul and Chris are excellent at what they do and work hard to ensure that everything is done correctly. They always answer emails in a timely manner and always do what's best for everyone, but keeping the owner as a priority. Paul always goes the extra mile to call and ensure that I have all my concerns addressed. Super personal service award! They are the most amazing company, you won't regret going with them for either your rental property, home sale--or both! They handled our rental property for over 3 years and not only have the most reasonable pricing in the industry but their management and response systems are second to none! I always had access to my information through an online dashboard and they immediately contacted me for things which they thought should be brought to my attention. They handled everything else on their own and have stringent yearly checks and thorough walk throughs with the renters to insure a high quality long term tenant. As for the sale of our property, when it comes time, since they handled the rental, then knew everything about the property. The utilities, move out, and all the little things which can drive you mad are handled in house by the same company! Potential buyers are screened and R Squared uses the same stringent process to vet and get the top buyers. We sold our property in very short order for the top of the market range. We couldn't be happier with their service and I can without question recommend them to you.

R square took care of my rental listing very well. They gave me advise on reasonable upgrade before rental. They had nice photography made. The best thing I appreciate the most is that they did due diligence in screening tenants with background check. My tenants turned out to very good. During the management, they always respondeded fast to maintainance items. They kept me well informed. Communication with them is always very good. They always response me within 24 hours. They also took care of the final inspection process really well when my tenants moved out. They were very thorough about fixing everything and cleaning really well before wrapping up with my rental. I will miss them because I am going to sale my property. If I have another property to rent in the future, I will definitely hire them again.

Chris and Paul did a great job taking care of my property and was very professional in all aspects of management. They were fair to everyone and followed the law when dealing with any issues so that I could rest assured that I wouldn't have to worry about any legal worries later on down the road. R Squared is a very professional property management company and they go above and beyond for their clients. They have added the humanity aspect that is lacking from so many other similar companies in the industry. It is like renting from a private landlord when you rent from R Squared, as they will work with you when they can, and they have showed me that they really do care about their renters. They have a system for quickly having repairs made to their properties, which seems to work well as after notifying R Squared, we call the service ourselves rather than wait for them to call and set up repairs. They do periodic inspections of the property both inside and out to be sure everything is in working order and no safety issues are identified. They have been amazing landlords to me as a single mom wanting to keep my daughter in the same high school through graduation, living in an expensive area, and I am happy to be signing another 12 month lease after my first 2.5 years!

All questions were answered thoroughly and in a timely fashion.

We couldn't be more pleased, everything gets fixed often times things have been taken care of better than I would have done with my own home. We are a pretty relaxed and easy going family and have found they are very accommodating to us and I believe to our property owner as well. Communication is excellent and their vendors are all really great, no creepy people coming out to make repairs, I never worry about who they will send out. I will not rent another house without a property manager and hope that I never have to stop using R Squared. Even if I am able to buy a home in this crazy market, I will really miss all of the benefits they provide.
