After buying the deal they were proactive to let me know that I could go ahead and schedule, then when I called to schedule they were able to get me in within a one week time frame.
The inspector, Lou, had finished the previous inspection early and called to see if I could meet with him earlier, so punctuality was not an issue. I definitely appreciated that. I have had some companies that can arrive early, which I don't mind if I am home, but sometimes they don't call ahead, they just show up early, so I liked that he called and waited for a return call.
There were several things that taken all together worried me about the home's structural integrity and as we went around Lou was very knowledgeable about home construction including what happens to materials over time and made sure to explain why each of the issues would normally occur.
I understood wood shrinkage (one reason why kiln dried wood is much preferable in building anything needing to stay "true" over time and that wood used in construction to day is inferior to wood used 10 years ago. So to me, taken independently, no single issue was problematic, it was that the majority had appeared in the last 6-8 months and the house was built in 1968, so why suddenly had these happened?
Lou made sure to go look at each of the items I had concerns about. In places where I had investigated for potential water damage and found it not to be so, he was able to look at it before I said that we found no water damage, and state that it was not water damage and what the cause was, then show me why it was occurring. Lou has a forceful personality and I might have liked him to wait until seeing all the issues before deciding there was no structural issue, however, he was teaching me more along the way. Since I do a lot of my own repairs etc., it was nice to know that none of the concerns were beyond my abilities, as long as I am able to take my time to do it right. I've learned from getting an old home in a swank historic district ready for sale (and the Realtor and a finicky builder friend's positive reviews) that I can do the work to a standard I am proud of, when I don't have a tight deadline, but I am learning as I go which takes time, so the additional tips from Lou were really appreciated!
Lou knows what he is doing and did not talk down to me at any point, he also did not try to sell me on services that his, or any other, company performs. I had planned on having this inspection done, then paying for another competitor at full price, but I now feel that getting another one would be wasteful, Lou answered all the concerns. Normally I would expect a written report, and may still get one (the inspection was just a few hours ago), but since there were no major finds I understand if there isn't one. I will probably request a boilerplate "home is structurally sound" report to keep in my home records for when we decide to sell or rent out.
Now I can get back to completing the stairwell improvement and everything else! Yea!
Well, I think that the price of replacing a sump pump turned out to be very high and the company was a bit odd. They called me at 5 AM the day before they were scheduled to do the inspection to try to do it earlier than scheduled. I had a meeting at work and could not change the time agreed to previously. A similar event happened on the day before the pump replacement. It was just a little strange. The pump was installed by a very good technician who tested it for me. It is a good pump overall and I wont have to worry about it for a long time.

We respect the comments from all members but in this situation it was a smaller project that cost $750 and could be done earlier than previously mentioned. "On January 9, 2014 the Angie’s List member purchased a Bid Deal inspection. Upon arriving at the location of the inspection there was an apparent potential buyer of the home. After doing the interior inspection which included moisture reading of the lower foundation wall and the visible black stain/potential mold growth, it was determined in my professional opinion that a full perimeter system was necessary. I explained to the member and potential buyer, by doing just a partial system will only lead to future problems down the road. The quote was a good price with a very generous Angie’s List Discount and in fact would have come with a double-life warranty with the water management system. As a Class A builder/contractor Apex Waterproofing has vast knowledge with all phases of home construction. When an Angie’s List Member purchases a Big Deal coupon we do a very thorough inspection from top to bottom making sure any possible water infiltration. With that said, as a professional contractor, when I do an inspection and I see an obvious defect I feel obligated to inform the homeowner or any potential buyer. Apex certainly did not intend to cause a situation between a member and a potential buyer, nor was the potential buyer invited to the inspection by Apex."
After negotiating a price, Lou is and his crew arrived prior to the 8:00 a.m. start time and set up the area to ensure everything would be kept clean. I had to leave for work, but my wife complemented on how professional and polite the crew was. When I returned home, I looked at the area and it was spotless. Only time will tell as to how effective the treatment is, but I'm confident that this was the best approach under the circumstances. He also provided a good warranty for peace of mind.
In the end, I think it's worthwhile to take your time to consider the proposals and trust your instincts as to who you are most comfortable with for the work. And that's why I chose Apex.
