"First I want to say that I am very sorry that you found my role in your home buying experience less than 100% satisfactory. I was surprised to find this review so many months after our experience together and that it was so negative, this is the very first time I knew that you were not completely happy. I do not challenge your feelings, but I would like to provide some details of the transaction so other Angies list members can have both sides of the story. We shopped together from for about a month and a half before ratifying a contract on your current home. Due to your extensive travel schedule, we only went out to see homes three or four times, for a few hours each time. There was indeed a challenge finding a home that met all of your priorities, and desired price was the most significant limiting factor. Price is a super important factor to me, so I generally suggest altering other priorities that provide more properties for you to see within the specified price range. I never want a customer to become house poor. We wrote on two properties. For each property I ran a CMA which provided a "market value" for the homes. The first home was on the market for $209,000. Our starting offer was $195,000 and required the seller to pay $6,825 closing costs and a $425 home warranty. After two counters, the seller rejected our offer. The second property was on the market for $202,900. Our first offer was $194,000 and required the seller to pay $6,500 towards buyers closing costs and home warranty. The seller countered back at $198,430 which you accepted. The reason for the funny $198,430 sales price is that the sellers were upside down on the home and had to bring almost $8,000 to the closing table to sell at that price. My counsel to you that you were at the lowest price, was based on the CMA determined market value, the comments from the listing agent regarding the sellers being "all in" at $198,430 and your desire to live in that specific condominium community. We could have rejected the counter offer and kept looking, but we could not have reached an agreement on this specific property at any lower price. After ratifying the contract, my team and I coordinated the home inspection, negotiated the few repairs that were required, coordinated all the activities between HOA/Condo association, lender, title/settlement agent, followed up on repairs and ensured your closing happened in as stress free and timely manner as possible. Had I been aware at any stage of the process that you were unhappy I would have addressed the matter immediately. With regards to multi-tasking at closing, I confess that I did, and I do. During the first 10 minutes of closing, when we are reviewing the HUD, I carefully compared numbers on the HUD with numbers in the contract (using my IPad) to ensure that your credits and debits are accurate. Once the HUD is signed, the remaining documents are of a more personal matter between you and your attorney. During this time, I typically review e-mail and other items on my IPad. Prior to today, I never considered that rude. I will reconsider immediately. Again, I am terribly sorry that you did not have a good experience. I believe that you received the very lowest price that you could have on this specific home. The seller had a limit to what they could bring to the closing table, and we maximized that to your advantage."
