Uncovering it's unspoken secrets and unknown blemishes, weighing the major and minor defects. yes be want to know about broken shingles and leaky faucets, but why is the shingle broken and faucet leaking? What condition is the entire roof and plumbing systems in. Are these smaller symptoms of a bigger problem? I also want to give a should out to Adam Comeau who did the brunt of that inspection. "Thank you for mentioning family safety. Amongst all the other things that we inspect and report on, family safety is right there at the top of the list. Other companies don't report on that because it takes time and they don't have to but we are in the business of protecting people to it's equally important. What's more important? A service panel that will cost $1,800 to upgrade or a faulty outlet that could cause electrocution but cost $5 to fix. We would report both as a significant defect. Dan and Adam showed up on time and went right to work. The entire inspection was unbelievably thorough. We really want to buy this home so we were hoping that everything would check out, but we also wanted to have a full understanding of the property's condition. I walked around with Dan, and he was identifying and observing conditions that I would never even consider. I understand he does this for a living, but I guarantee other inspectors do not employ close to the same level of detail. I say "guarantee" because went on a home inspection when buying my condo several years ago, and that inspector didn't address or even look at a fraction of the items that Dan did. In fact, the seller of this property had an inspection accomplished in order to list the property about a month before Dan came, and offered me that inspector's report as a courtesy. The seller's report identified a leak in a rooftop vent as the only discrepancy or condition worth identifying. Dan's report identified 11 discrepancies and 16 other disclosures.
The overall condition of the property was very good, and had been kept up and maintained very well. Dan praised the property in that respect, and he made me a much more informed consumer by identifying noteworthy conditions and providing commentary on them, even if they weren't problems or discrepancies. He has also been available to answer my questions since the inspection. His price was competitive and comparable with others in the area, so for that reason his value is completely unbeatable.
I wouldn't use or recommend another home inspector.

"I'm sorry you had to go through 3 inspectors to find a good one. It shouldn't be that way but I'm grateful you placed your trust in us and are satisfied. One thing our company does not do is "sponsor" real estate agents or companies. It's a way that some companies get on the agents "preferred vendor list" to get more leads. It creates a conflict of interest and we'll just have no part of that. We want to earn referrals because we did a great job in protecting the client... Not the agents commision.
