"As they say "no question is dumb" . It's how we learn and that's how we arrive at answers about a houses condition. As I'm inspecting I ask my self a litany of questions in anticipation of arriving at the correct answer about a homes systems or conditions. If I don't get the right answer, more questions ensue until I have a good understanding of conditions. All homes are different, nothing should be assumed and so it requires a discerning eye to bring into focus any latent, obscure issues. We had another one that week that was postboned awaiting utilities. When we got there the utilites where still not on. So the buyer stopped the inspection. It was not the buyers fault. She still wanted to pay because it was not our fault either, But I did not feel comfortable charging her the full amount. These needed updates won't affect the appraised value but can have a huge negative impact on the true cost of a property which is what people really need to know. "Thank you for your review! I love when a home inspection comes out real positive such as your new home. Unfortunately that is not always the case and the the negative has to be reported too. Many inspection companies require the presence of the client because their reports are walk-through verbal type with checklist. I love when clients are there too but I don't mind working with out of town clients. After all many of our clients are military transfers. Our inspections and reported information is detailed, all inclusive and stand on their own. The client is still protected even in their absence. Verbal is weak and can be misunderstood or worse, misconstrued. But when it's written down it becomes permanent record and therefor the strongest protection.
