- What sets me apart from other top inspectors is rather than spending 2-1/2 to 3 hrs. merely documenting the home's structure, systems, and components, and identifying deficiencies and potential problems; I focus upon teaching you about the home. Yes, it will be me, not a (surprise) employee, who will be serving you. Rather than simply enabling you to make informed decisions regarding your contract to purchase, I am enabling you to understand the specifics of your future home, which thereby enable me to teach you how to operate its systems most efficiently, reduce your energy costs, and how to maintain your home and protect your investment. You needn’t ask if you can accompany me and ask questions — I will arrive about an hour before you to set up my program, and document exterior conditions. Upon your arrival we will enter, conduct a detailed orientation, then inspect the home together. During which I’ll explain everything and answer any questions you may have. When we’ve completed inspecting, we’ll review the draft of the upcoming report, so you’ll know what issues will be in the report before we leave. Please be prepared to spent 4 hours with me. Why hire an inspector whose services merely meet Licensing and Certification minimum requirements which focus only upon protecting your contractual needs by identifying deficiencies and concerns? When for the same investment, you can participate in an LBI Education Inspection which in addition to providing you with a more comprehensive report, also teaches you all about the property, answers your questions, and provides a report created to serve as an informative manual similar to what is in the glove box of your vehicle.

home buying process. Mark Lodner of LBI was extremely helpful in
providing us a detailed home inspection report, which ultimately proved
to be priceless in negotiating our contract. The level of detail in the
report and the thorough explanation of everything he was looking at
during the walk through, made us feel very comfortable with the
inspection.
When buying an older home, some problems are hard to
spot, and may show up after the inspection and before closing (termites
etc.) Most impressive to me was even after the inspection was complete,
Mark made himself available in the days leading up to our closing,
answering any questions that we had with the same level of attention and
care as when he was during the inspection.
His expert level of care ultimately saved us from buying a house that looked good on the
surface, but was riddled with problems that were a little out of our
price range. I would use no other home inspector as long as I am buying
in his area, because when you call Mark Lodner, you're not calling an
inspector, you're calling your best ally in your search for a new home.

Yes, he does not provideelectronic/computer generated reports
(as another have mentioned) but this is only a plus as he writes a very complete
report in your presence and also includes other useful information that any potential homeowner
would find extremely beneficial. The report reflects clear technical
writing and is extremely legible for future reference. In this age of
cookie cutter, copy and pasted, computer-generated nonsense, Mark's
report was refreshing to see as it was personalized and comprehensible,
thorough and deliberate - matching his inspection style and excellent
work ethic. I would highly recommend Mark to anyone needing a home
inspection in the Northern Virginia area.
"Please ignore this particular Review, and scroll down to focus upon others. (FYI: as of 4/2013 Mark offers both electronic or written reports per client preference) This review was inappropriately influenced by a friend of the client who was not present during the pre-inspection orientation which addresss both inspection procedures and reporting in detail. His friend did not arrive until most of the inspection had been completed. - I'm dumbfounded how client's Review can post statements like, "reviews were excellent", and "takes the time to explain the nitty gritty of the issues", and rate Professionalism as an "F". - No pictures were included as none were necessary. As client himself stated, " there were no issues in the home". - As far as the refrigerator goes, yes it was set at a high temperature -- as such I suggested my client request seller set it lower prior to his pre-settlement walk thru when it's performance could be assessed. - Regarding the Price: $550 for the inspection + $150 for radon testing = $700; hence his $750 cost is incorrect and misleading. If anything I underpriced my fee for a 5,200sf , $675,000 home. As such the "price review" should command an "A" rather than a "C". Mark is highly recommended by us. We got a great value for the inspection and continued customer support from him!
Throughout the inspection Mark was very thorough and took the time to explain everything he was doing. He also explained the operation and maintenance of all the appliances and equipment in the house. Mark does talk a lot, but I feel that I greatly benefited from everything he said. I feel that Mark not only did a good job of answering all the questions I had, but that he also went out of his way to answer questions that I didn't even know I had (i.e. things that I would have wondered about months after we closed on the house).
At the end of the inspection, Mark summarized all of his findings and answered questions. He then provided me with the report and an informative book on how to operate everything in our home. Lastly, Mark invited further questions via the phone, even after closing, at no charge.
Since I've never done a home inspection before, I can't compare the price to other home inspectors. I do, however, feel that I received a very good value for my money based on the service and expertise that Mark provided.
Without hesitation I would recommend Mark to anyone I know who is looking at buying a home.

"REGARDING ROOFING COMMENT: In addition to verbally explaining detailed roofing concerns; building report specifically stated, " Due to roofing irregularity and installation concern, it may be prudent to have a licensed roofer inspect roof and offer recommendations. At same time assess cement crown at chimney. Cement wash/crown cracking -- maintenance recommended". REGARDING ELECTRICS COMMENT: Prior to commencement of inspection, scope of (limited) services ordered by client was reconfirmed. Pre-inspection agreement specifically documented, "Laundry operation facility, components, and equipment are excluded from this inspection and hence not documented within report." ADDITIONALLY: Client explained she intended to rent property as laundromat operation facility. Hence building report further included additional recommendation: "Depending upon owner relationship/responsibilities relating to laundromat lease/operation, it may be prudent to have plumbing and electrical systems assessed by qualified respective professionals prior to settlement.""
