Can not say anything but great. Tim came on time for the estimate and got back tome quickly. He even pointed out a way that we could level the sag in the deck at no additional expense. He delivered the estimate quickly and it was the most complete explanation of the work to be done, but also was the lowest cost.
The fence crew was first and did an outstanding job. The lay of the land was no the easiest and the crew did fantastic. The fence looks great.
The step's crew came the next day and did an equally great job. Quick and it looks good.
I would recommend Armor Fence for any work..
I started the quote process on May 8, 2015 and work finally began on the week after July 6, 2015. I liked the project manager from the start. He seemed like a very quality person. He was very friendly but it was clear that he did not take notes on requirements. I requested an update to the quote 5 times. Even then I was not confident that he had captured our requirements so I added an addendum to his contract with my documented requirements when I signed the contract. I selected Armor Fence over several other vendors because their price was better than everyone else by several thousand dollars. This seemed like a simple job so I felt like the other companies were overcharging. I think I misunderstood the level of complexity of the job.
The first problem was the crew that started the work removed more wood that we had requested and anticipated. They also had some severe quality issues. When I contacted the project manager, he was resistant to come to the site. He asked that I send pictures. Even looking at the pictures, he acknowledged the issues. He came to the sight and said they would fix it. I will give credit that it did not charge me for all their mistakes and poor quality and did acknowledge the issues. He had another crew to come more than a week later who did a much better job. They tore everything down and started over. Even they acknowledged how bad the quality was of the work. This crew did a much better job and asked me throughout their work if I was happy with the progress.
When the windows arrived, they had not been measured properly by the project manager. They did not fit properly. The crew told me they were to short. They were able to shim and caulk them but it was clear they were not measured well. Two of the windows were triangles and they were way off. The team had to add new boards to built out the windows to even get them to fit. The new door was off by almost an inch. The project manager said the door should be 35 inches. I measured while on the phone with him and it was 36 inches. He was very surprised. The two teams he had come out clearly told me that we should have changed the design to the steps. They were not built well originally. They said they told the Project Manager SEVERAL times that it was bad and needed fixed. He never said a word to me so I will have problems again in the future.
I requested lightening be installed in the steps. The team did a great job installing the lights. They look great but they did not go on a switch like all the other vendors had in their quotes. They were plugged into a wall outlet. When I questioned it, the project manager said he would have had to hire an electrician to do that. Yes! Now, I am paying an electrician to update it correctly. They also removed the gutters even though we requested they not. I had to hire another contractor to install new ones. They did offer to do that but it was over $100 more than what it cost for me from a different vendor.
When the windows arrived, I had requested the upgraded screens. They were the standard screens. EZE Breeze windows are 4-track vertical vinyl windows. The project manager said I never asked for the updated screens once I requested a credit as the other screens cost more. He said I never requested upgraded screens and questioned how I even could tell. I could tell because it was the wrong part number and the screens are completely different style. I clearly showed him in my e-mails where I requested a revised quote for the screens and it was included in my addendum to the contract. It was clear he had never read it. He did absolutely nothing to fix the issue or even apologize for the mistake. Now I have to figure out how to fix it myself. The door was also the wrong color (white instead of bronze) but that was not his fault. The order form showed it should have been the correct color. That added another several weeks.
I was having trouble with the project manager as he never comes to the site and I basically managed the project. I discovered that "his crews" are actually independent contractors or subcontractors. I tried to call the office to complain only to discover that there may not be an office. They have an answering service when you call. You tell them your name and they call the Project Manager for you. If you want to complain, there is no one to escalate issues to. I should have realized when the Project Manager had a Hotmail address versus a company e-mail like every other company I contacted. For all I know, he may not even work for the company. There was no way to find out. I asked to talk the owner with answering service and they could not tell me who that was.
I really liked the teams he sent the second and third times. They clearly would acknowledge the problems and would work as hard as possible to make it look nice. They were really good and worked hard to do a good job. If you want low cost and the job is simple, these is your firm. The price is good. If you have complex work, go to another vendor.
