I have had several jobs performed by Polcor LLC and have found that the subs they use are not sufficiently vetted and properly supervised by the owners, Michael and Sebastion Szczesnowicz; subsequently the outcome of the work performed is less than satisfactory. Their so called professional carpenter, who commanded $1200 for the day, used lessor quality wood for framing entrance ways instead of matching the existing quality of a recent renovation thereby cutting corners to maximize his profit. It would have just cost him a few dollars for better materials from the $1200 for the day. The aforementioned owners ignored my e-mails requesting a review of their subs shoddy work preparing my dining room for paint and their subs dry walling over a junction box receptacle (bills/photos attached). The ignored e-mails are noted below this review. In addition to the aforementioned, the company previously deliberately padded the dry wall square footage for the contracted powder room and failed to refund the correct funds from a change order from pocket door to standard door. The money owed for the pocket door change out is approximately $169 and the over charge for drywall ordered per contract and not installed was $303.50. These moneys were requested of Polcor by the writer but the company refused citing that they had to make money and that they had done some things for gratis. Due to this circumstance, Sebastion from Polcor called off his friend, Dominic, the Kitchen painter from Euro Villa Co., whom I had contracted. I waited 3 weeks for the job to start, Dominic the painter cancelled the last minute due to pressure from Polcor. The Dry wall figures below were reviewed by another contractor, e-mails follow. Inside Bathroom Dimensions: Length: 82" = 6''-10" round up to 7' long (84") Width 36" = 3'-0" Ceiling Sq Footage is 7'x3' = 21 Sq Ft. Wall Sq Footage (Inside Dimensions of Room): Long Wall (top) is 7' x 8' High = 56 sq ft. Long Wall (bottom) is 7' x 8' High = 56 sq ft. Short Wall (right side) is 3' x 8' High = 24 sq ft. Short Wall (left side) is 3' x 8' High = 24 sq ft. ___________________________________________ Subtotal for Inside of Room 160 sq.ft. Wall Sq. Footage (Outside Dimensions of Room): Long Wall (bottom) is 7.5' x 8' High = 60 sq. ft. Side Wall (right) is 3.5' x 8' High = 28 sq. ft. ____________________________________________ Subtotal for Outside of Room 88 sq. ft. Grand Total for Walls/Ceiling: 21 + 160 + 88 = 269 sq. ft. say 270 sq. ft. Polcor's Own Figures are incorrect - the line items listed add up to 376.19, not 369.37. The Cost Estimate in Question is to determine the cost to perform the DRYWALL activity of construction; therefore the last two line items of their estimate do not jive: Plaster Removal & Disposal - this is a demo activity and has already been accounted for elsewhere. Re-Frame (1) Wall - This is the supposed cost to provide the studs in the former pass thru opening between the kitchen and the bar area. Being a framing cost, it should be accounted for elsewhere in the estimate, as it is not a drywall activity, its a framing activity. After eliminating the last 2 line items, Polcor's estimate is still 15 square feet too much: 285- 270 = 15. You have DPOR history, etc. I am considering filing a consumer affairs complaint as well as a BBB complaint if this job is to remain as is. I have to pay all over again to prep the room to catch everything your guys missed. I have not as yet rated your company on the web, Angie's, Checkbook, etc, etc. The job for this room starts next Wednesday. Call me ahead. You can meet my painter Ruben at the house and then decide for yourself. You can cover my additional cost to prep this room again. Tell me within 2 days if you are going to honor your contract with me for coverage due to shoddy work. Unfortunately, I have another issue with your company that needs immediate attention. My kitchen was just about finished after just having the vent hood installed. The handyman was unable to power it up. I called the electrician after the handyman man was unable to determine the source of the problem and he does electrical as well. The electrician spent quite a while searching for the problem and also called the original electrician who wired the kitchen and that helped a little however that electrician needed to come by to help solve the problem. Original electrician came after the other electrician left. The one that left determined that the wall behind the stove may have to be broken down and a new wire laid. The original electrician remembered a junction box but it was not evident due to tile now covering the drywall hung over and covering up the junction box. Your subs failed to cut out the electrical box which was found after the tiled wall and the drywall behind was opened up. Again junction box/receptacle hung over by drywall before final connections. I am giving you a chance to see the damage before all the repairs and final hook up to power. Please come tomorrow morning after 8:30am but before 9am. The handyman, and electricians will be billing me as well as the tile guy. I have taken photos(attached). If I don't hear from you by tomorrow, you will leave me no alternative. I will have no choice but file an action to run with another that I will be filing in small claims court as I have to go anyway. There is also Consumer Affairs, BBB, Angie's list, Checkbook consumer, Yelp, Google business, etc. I mean to get back all the money I have to shell out to fix the problem left by your drywall subs. I am so sorry to have to tell you all this but I am again the victim . You may have to contact your insurance carrier or cover my expenses which I will forward to you. I need to know how you will proceed on this tomorrow at the earliest. If you do not contact me, I will first contact your liability carrier and then proceed to make notifications as described.
