Response from IPAINT RICHMOND LLC

"When quoting this job we discussed using the roll off dumpster that was on the property to dispose of the construction debris. When we finished the job the roll off dumpster had been removed. When this was brought to the attention of the homeowner'a husband, he assured us that he would take care of it himself since hauling the debris to the dump was never part of the job. We maintain a very high standard of cleanliness regret it if some mud was left where it should not have been. We also made several additional trips to work around the homeowners husbands schedule when some of the framing was incomplete and did not charge for any of it."

He had access to the empty house as soon as I closed on it, and he started immediately. In the duration he removed all electrical plate covers, light switch covers, smoke detectors, all ceiling vents, closets and knobs, door lock plates, bathroom lights and others such items; however, he did not replace those items when the job was complete. Is it not his job to put these items back once completed? Also, he had painted areas that needed extra attention. I did not get a chance to do a final walk-thru to assess the job and point out these problems. When I brought my complaints to him throughout the job, he informed that he subcontracted painters who cut corners to save money. Then, he proceeded to tell me that my expectations were too high. He eventually apologized for the mistakes and fixed them for me as I brought them to his attention. As the five day job turned into two weeks, the painting stopped completely. Weeks after that, he sent me a bill via email  for the $300 balance and threatened me with legal action. I replied to him via email letting him know I was willing to let him come back and finish the work and would pay him the remaining $300. I wasn't trying to withhold money from him. I had already paid him $2800. I only wanted the job completed per our argreement.
Response from IPAINT RICHMOND LLC

"We put back every fixture that was not being replaced like we do on every job. The work stopped when receiving payment became an issue and was resumed and completed immediately upon payment. As soon as this job was completed the flooring contractors caused a sizable flood that destroyed the living room ceiling and a decent portion of the job we had just completed. Though Mike says he would not hire us again he offered us the job and we declined."

Let me start off by saying I am an extreme perfectionist, so I notice imperfections no matter how minor. We received many quotes for our ceiling repair and IPaint was by far the lowest (some quotes were over $1000). The owner arrived to perform the quote and I really liked the guy's personality. Then when he gave me the quote I did not hesitate going with him. He patched the ceiling and applied mud to the damaged area. It took about a week of mudding and sanding for them to begin painting. They primed with oil based primer and then applied a coat of paint. I noticed that they did not use enough drop cloths and I had to clean mud and paint off sections of our wood floor and furniture. I called him to let him know and he apologized, but I noticed that after further painting I found paint drops on the floor and furniture again. After he was done, I wasn't completely comfortable that the primer would be hidden but he assured me that when the paint dried the primer would no longer be seen. I paid him thinking the primer would definitely be hidden by the paint (would definitely not do this again). He told me to call him if I was unhappy with the finished product. Later that evening I called because the paint had dried and I could still see the primer. He came back to apply another coat of paint on the ceiling. After the next coat of paint was applied I noticed a tape seam cracking under the paint. He sent his dad out to examine the tape seam (he took over his dad's business). His dad noticed that a portion of the seam had no tape which caused the seam to crack. His father came back a few times to again mud and sand. His dad is really good at mudding and sanding. After he completed mudding, they came back and painted the ceiling. It is still not perfect, but it is good enough. The owner honors his word and cares about doing a good job. He does a decent job painting but needs more practice with mudding drywall. You can be confident that he will not take advantage of you and he was always available when I called him with questions.

I had one space that had stains from water and another place that needed repairs. They had seen the damage and knew what needed to be done. The place with the water stains was not primed before it was painted, therefore the stain bled through the paint. The other place was only haphazardly repaired. It was not plastered good, it was very visible. I called them to complain. They came back a second time and redid the work. The water damage bled through again and the second place was not smooth like the rest of the ceiling. They came three times before they got the job done right. As I was putting the living room back together, when I put a lamp on one of the tables and turned the lamp on, I could see that the table is covered in paint splatters. There is one place where they tried to wipe paint off and left a smear. This is on a dark cherry table, so it is very obvious.

"IPAINT REGRETS THE DIFFICULT ISSUES WE HAD ON THIS PROJECT. WE PRIDE OURSELVES ON NOT HAVING ANY OF OUR CUSTOMERS DISSATISFIED. THIS CEILING HAD EXTENSIVE WATER DAMAGE AND NEEDED ADDITIONAL TRIPS TO GET RID OF THE STAINS AND SATISFY OUR CUSTOMER. IN ADDITION, WE APOLOGIZE THAT OUR CLIENT "FOUND SOME PAINT SPLATTERS ON A TABLE". WE IMMEDIATELY TRIED ON SEVERAL OCCASIONS TO COME BY AND TAKE CARE OF ANY SPOTS REPORTED BUT WE WERE NOT GIVEN THE OPPORTUNITY TO DO SO. MY LAST CONVERSATION WITH OUR CUSTOMER WAS THAT EVERYTHING LOOKED FINE AND OUR PROJECT WAS COMPLETE. AGAIN, WE REGRET ANY ISSUES OR MISUNDERSTANDINGS WITH OUR CUSTOMER."

The job went like clockwork; it required no less than 4 visits to remove & replace the damaged drywall and to properly mud the seams and sand prior to painting. Each return visit might have taken them 15 mins, yet they came back and remudded as necessary to ensure a seamless repair. They repainted the entire ceiling rather than paint only what was necessary. They did a great job and kept in touch with me for the return visits. The best part was they were the lowest of 3 or 4 bids!

My wife and I are extremely pleased with iPaint's work. Stephen, Jr. arranged an estimate in the evening of the day I contacted his father by email, and both of them were extremely professional. They emailed me a quote later that evening, and they were very flexible about working around my schedule and that of an electrician that I engaged to install a fan into the bathroom. Both father and son did prep, painting, and cleanup quickly and neatly, and their price was more than $200 less than any of the other quotes I obtained.

Stephen was very punctual and called before arriving for the estimate and 2.5 days of work. The quote was emailed to me within 48 hours. He included all the materials in the cost of the quote, and even ran extra errands to a local store in attempt to replace missing trim for me (not part of the original work agreement). The work was estimated to take 2 days, but he returned one more afternoon to ensure all the paint touch ups and cleanup was complete. The end result looks wonderful, and was done very well with great professionalism. I would recommend him to others, and will call again to complete future projects.
