Randall came out to evaluate for giving us an estimate. We received the estimate and shortly thereafter, Walter and his crew came and began the work to completely redo our drainage system. We had been having problems with water seepage into the basement. We had the foundation repaired, and a new drainage system and sump pump installed. The work was somewhat pricey, but we are very happy with the results. Without this work, we would have expected several episodes of water in the basement, during this spring and summer of well-above average rainfall. Instead, our basement has been totally dry.

Basement Masters Waterproofing did an outstanding job! This was the second time that we've dealt with them on different projects in 5 years. Both times, they were very responsive and very professional. They put in a new trench next to the interior footing allowing for the placement of a new drain pipe, filter fabric, gravel and drain board. They also dug the exterior window wells deeper and installed drains from the window wells into the interior drain pipe. We've had lots of rain since they did their work, but our flooding problems are over.

My poured concrete basement wall had been cracked and leaking for several years always following substantial rainfall. The dehumidifier had been able to keep up with it to a point, but it quit and the mildew began. I called a competitor of Basement Masters ( that advertises heavily on local TV). The rep came out complete with big book of endorsements and did a walk through. He recommended their "system" to fix the leak. It consisted of a french drain around the inside perimeter. The price was incredibly high! I blew that off, and after several months contacted Basement Masters. Randall (the owner) came out, did a review of the situation and told me I could go with either of two ways: 1) outside dig to address the problem with a 20-year guarantee, or 2) inside epoxy injections to the prepared crack and a 10-year guarantee. The price of the inside epoxy injections sold me that that was the way to go. It took a while for the rain during the summer of 2018 to provide a dry three-day period for the epoxy to set and cure, but a window finally opened to allow for the process. Once Walter (the guy is a magician!) did his thing, the basement is finally dry! I can't say how happy I am! Basement Masters is true to their word, have more then fair prices, and just do the right thing. Call others for an assessment, but make sure you call Basement Masters and go with them for the work.

I simply cannot say enough good things about BMW - super reliable, great people, very professional and trustworthy. They are the BEST, and my experience with them puts BMW at the very top of the many contractors who have done work for us. Unhesitatingly - they have earned the highest ratings possible.

There is no words to extend the gratitude I will for Basement Masters Waterproof. For so many years I have water issues (drainage) on my basement, even after I hire 3 times a contractor to provide me a solution, that contractor inform me that I have to install multiple sump pumps on the basement to resolve this problem however water was still an issue (never resolve). Until I contact Randall Butterfield from Basement Waterproofing. After a few meeting with him, we determine that this is the guy we need to hire. He explain me the pros and cons on we need to consider when you have water issues on the basement. He is very knowledge, reliable and serious about his work. After a few weeks of work the final product was exceeding our expectations. It being 10 months since they finish the work and I have to tell you, there is NO even a drop in our basement. The other part of the project was to build a concrete wall (knee wall) to support one side of the house that foundation was getting weak, the soil under footer was getting erosion by the water getting into the basement and making the footer to collapse, therefore he built a knee wall under the footer to support, and and the end the problem was solved. Thanks much Randall and Crew for the fantastic work you did in our house.

It all went very well, and even the plants survived being dug up. The workers were very nice and Walter the foreman was very nice. The estimate by Randall really cheered me along.

I was impressed with the professionalism and responsiveness of BMW, starting with the polite and sympathetic employee who scheduled our appointment. Randall came to our house, examined the basement and exterior stairwell, explained to me what had happened and how we can prevent future problems, and told me that we did not need to hire his company. He was incredibly patient and answered all of my questions. I would not hesitate to contact BMW again if needed.

When it rains heavily, we had water collected on the basement floor. We suspect water was seeping from crack on the floor, and worried it was hydrostatic pressure pushing water up from the ground. Randall came in to do an inspection. He was very knowledgeable and honest. He suspected the cause was rain water came through the footer or the door sweep, instead of the costly hydrostatis pressure problem; and told me how to test and fix it. Randall was very knowledgeable, and I really appreciate his honesty.

It was amazing, if I had more time I'd tell you just how amazing! I would refer to anyone!

We were blown away by the expertise, responsiveness, and honesty of the company. Randall was at our house the day after we called. He inspected the area involved and told us that we didn’t need to hire him. He suggested we apply caulk in a specific area to see if that solved the problem. Only if it recurred would he think it appropriate to remove our front steps to search for another possible source of the problem. If our problem comes back, Basement Masters will be at the top of our list of people to talk to.

Basement Masters Waterproofing (BMW, a great acronym) proposal was much more detailed than the other three competing vendors. BMW's proposal included a drawing of what they were going to install and where, including where the sump pump would discharge outside of my house. Their proposal also included details about what type of piping used in the french drain and the type of pump - details not included by other vendors. Other competing vendors all had a "salesperson" vibe to me. Randall at BMW took a more conservative approach, clearly explaining the pros and cons of a major intervention vs. a more minor one (I went with the latter - one pump and a smaller french drain, as measured in linear feet). He explained that the water in my basement was due to heavy rains raising the level of the water table, resulting in water coming in as it crept up past the slab. Other contractors were unable to explain this, but were sure that a french drain would fix the problem. Only Randall could explain why. The crew showed up on time, worked hard all day, and cleaned up after themselves. Best of all... No water whatsoever in the basement since the install, despite several days of heavy rain.

These guys were amazing. I've never seen contractors work so hard. They hand dug a ten foot trench around the affected part of the foundation (machinery destroys any landscaping). They put material on the outside to waterproof the walls, they put in drainage tiles and a pump to get rid of any water pressure on the foundation. Inside, they repaired the cracks and they have a patented process for adding strength to walls using carbon fiber straps (one of the remedies recommended by the structural engineer). We may sell the house next year or we may stay but foundation issues can scare off buyers and I wanted to be able to show the structural engineer's report and then show what we did. I'm very confident that the source of problem has been corrected.

Came on schedule and did a good job

We asked Basement Masters to come in and recommend how to 1) replace the sump pump cover (so that no critters can get out) and 2) rearrange the discharge pipe so that no pipe is exposed. Randall came in and provided a great assessment and explained exactly what and how the work would be completed. He was also nice enough to spend some time walking around the house to see if there were any water issues. We decided to go ahead and update the entire sump pump as it was original (almost 30 years old) and change the basin so that its flush with the floor. They were able to schedule us quickly and finished the work in about 4 hours. Overall, they did a great job. The only thing I wished they did was test the new sump pump in front of us to ensure that it actually worked. It's been 6 months and so far so good. We brought in another contractor who was highly recommended but wanted to charge us $5000 for the same work. I would defin. recommend Randall and his team for other work. Very knowledgeable and easy to work with!

After agreeing to go with Basement Masters, they had an opening in their schedule and where there in 24 hours. The crew hand dug out the trench. They were very careful of the plantings that we had and moved them to give themselves room to work. They found some hairline cracks in the parging but the big culprit was the water pipe that came into the house. The plug around the water pipe had disintegrated but given that the house is around 70 years old, it's to be expected. They reparged, put on waterproofing and a sheet of plastic coating. They also filled the base with stone to help in drainage and made a small weep hole in the adjacent wall so that water would flow out when necessary. There had been thought to put in an outside sump pump but it was determined to be unnecessary. The team not only cleaned up the area, replaced all the plants where my wife wanted them but since we had bags of mulch, they put down the mulch for us. We could have been more pleased by there extra service to put our home back in order. My son has a water issue in his home and I've suggested he speak with Basement Masters.

When the plumber left, the water ran from under our home for more than 24 hours. Amazing to see the speed of the flow and the lake it created behind our lot.

Since moving into our home over 3 years ago, our basement periodically took on water during intense rains. We brought in five different companies to provide estimates and interestingly there was almost no overlap in the scope of work of each company's proposal. Proposed "solutions" ranged from jackhammering the perimeter of our entire basement to pump out water that enters (even in areas that were 100% dry) to waterproofing exterior walls. Not satisfied with these solutions, I found Basement Masters on Angie's List and Randall (the owner) came out to review the situation and provide an estimate. Of all the proposals submitted, I found Randall's to be the most sensible. He spent a great deal of time understanding the specific issues at our home and coming up with a proposal targeted at those issues, plus some additional enhancements. This was job was extremely challenging and Randall and his crew, particularly his lead crew member (Walter), knocked this job out of the park. The work was well done and professional and I'm pleased to say that approximately 5 months have passed since the work was completed and we have not seen a drop of water in our basement since!

I met with the Randall Butterfield who by far was the most professional estimator I have met. He was punctual and informative about the work that needed to be done. The foundation of my is having problems with water pressure/intrusion that is caused a crack on the wall as well with efflorescence and peeling paint. I received the proposal from his company withing a couple of days as promised and it contained significant details about the scope of work. The price of the proposal was competative with other estimates I obtained from similar companies. I have not decided to move forward on this project at this time, but wanted to put in a good word for this company based on my positive impressions of this company.

Everything went according to plan. Randall (owner) took the time to thoroughly discuss options and solutions with me and provided a detailed estimate, with diagrams and pictures. Workers were prompt, hard-working and professional and completed the work on schedule.

It went great! The guys that did the work are very hardworking. And put everything back the way it was including our brick pathway that they needed to take apart and put back together once they were finished with the job and cleaned up after themselves. Every time I went outside the workers would fill me in on what they were doing or needed to do which is great! Very thorough service. Worth every penny.

If you have any issues with water in your basement, we highly recommend calling Basement Masters. The company has a very sincere, professional and quality feel all around. And compared to the four other companies we received quotes from, they have a competitive price. We came to Basement Masters after trying to solve our water problems through another company and feeling very frustrated and cast aside. We ended up switching over to Basement Masters even though we had a ?lifetime warranty? through this other company and to this day, we are happy we did. We had water coming through the back wall of our basement and onto our floor. There was already an internal French drain system in place (done by the other company) which was failing. We had mold and water in our finished basement. We gathered quotes from 5 different companies. Basement Masters won our business due to a few things. Randall, the owner, came to talk with us in person several times. This was a huge improvement from the typical salesmen that we were greeted by with other companies. Randall was generous with his time and patience as we had many concerns after dealing with a failed system and ?life-time warranty? from a different company. The system he proposed was exactly what we were looking for, a solution that would keep the water out of the basement completely and a structural fix to our bowing wall. He also listed all the materials in detail which we appreciated so much later when the work was being done so we could reference everything. This was a great improvement over the scribbled one-page diagrams we received from other companies (if we got a written quote at all from them without putting money down). Walter, the foreman, and his team of workers were all very fast and courteous. We needed structural support straps placed on the inside of our basement wall plus an external waterproofing job with an external sump pump. They did a great job of upgrading our current internal sump pump pipes and connecting everything together into one neat network. Even the window wells they replaced were painted white and look great. Small things came up while they were working and they were flexible and worked around everything, not making any changes to the original estimate even when a little more work was required. We have had other contractors come to our house for other projects and all have commented on the high quality of the work that was done. We have had a few heavy rains since the system was placed and so far, our basement is bone-dry. We are very pleased with the work that was done. While we are still waiting on one final touch, an extra carbon fiber strap for a corner spot in our basement; we are extremely relieved to have a mold-free, structurally sound, dry basement. Extremely accommodating and easy to work with, able to schedule quickly and wonderful, expert work

I called to get an estimate for an egress window installed in our basement. The operator was very polite and professional and setup an appointment to have someone come out to provide the estimate, with an hour window. The estimator called and said he was running a little early and asked if it was ok to come by early. Again the estimator was polite and professional, told me everything that'd they'd do, took notes, looked at my sump pump, etc. That was a week ago and I haven't heard a peep since. He said the estimate would be sent first thing this week (it's now Thursday). I'm sure I could call and get the wheels rolling again, but in my mind if I have to micromanage to get an estimate then that's not a good sign.

After interviewing 4 companies, it was clear that Basement Masters Waterproofing was the one to go with (many companies won't come out to do just one egress window). Our basement is already finished, and we wanted to add an egress window. Walter and his crew came and had the work completed in two days. They arrived on time and worked very hard all day. The entire experience was wonderful. The office staff is very friendly. These are the people to call if you want an egress window put in!
