The original owner / builder got smart quick and realized the place was a constant money pit and sold it. Good call on his part. This came back to bite him in the rear when you have the lowest bidder / builder build your complex. If you do decide to move in you better be very, very through in your inspection. It took me about 30 days to complete the move in inspection form due to the fact that we kept finding things that are pitfall fixes WHEN YOU MOVE !!! You don't pay them to fix it which was already installed wrong like around the toilets in your bathroom (wood floors) because you didn't catch it during your inspection. All because you moved in thinking wow this is a nice place on the outside sort of. Oh by the way did I tell you the place is new!
They will fix it alright but as an inconvenience to you while you re still living here. You still pay full price... nothing off your rent might I add. They also will enter your apartment and then swear it wasn?t them when your neighbor sees them leaving. The corporate office folks are the biggest offender of this issue when they did their first inspections after they purchased the property for millions of dollars. They just came in even though they were told to wait until folks could be there for the inspection. If your doing an inspection common sense would tell you to conduct with the current tenant. The office agreed to this and then we were inconvenienced by leaving work early to only find out that they went in anyway without consent. Then the office will try to caudle you or with dinner once they were caught in a lie.
The front office is terrible, they run the place like we?re in ?gestapo? Germany. Remind you this place is newly built and was built in 2011. Then the changed the name and sold it to another sucker.
This is what you pay for:
1).Gated community ( gates are broken 95 % of the time cant get out sometimes at one gate because it wont open) sucks when your late for work.
2). Subpar built apartments (quality control inspectors guys must of been in on it) cableing for your cable TV is running across the ground outside exposed the elements, lawn movers, pets and kids. Lost service once to the landscaping folks.
3). Gym (ok so far)
4). Theater which you cant use because some residents thinks it's their personal family room. This room should have cameras to keep people honest about what there kids are doing.
5). Gas grills at the pool area (don?t work 90 % 0f the time)
6). Pool (ok so far)
7). Fire pit (Umm sucks because people who live near it have to shut there doors when people are burning fires (mostly kids) using it in the spring in summer. Basically a place for no good or a fire hazard eventually.
8). Carwash (another area which works if the water is on, the hose is attached and the bay isn?t clogged with mud and 2 feet of standing water.
9) Trash cant use the dumpsters they are always full
10). Garage if you have one door openers wont close and open on demand then they claim its the battery to only find out the maintenance guy is programming them wrong.
11). Water.... absolute racket when we first moved in got a bill one time for over 200 dollars W** IS THAT!!! They finally fixed it billing once a month. Now bill 32 dollars a month. Basically what they did was they used water illegally during construction and passed it on the residents.
12). Paper statement they send every month 5 bucks even though we pay our rent online they will not stop sending you the paper bill so they can get that 5 dollars out of you.
13). No insulated walls or floors with rollout type insulation (to help insulate and keep down the sound) instead they used Styrofoam panels and Tyvex wrap. However they claim the place is green community when your electric bill is over 200 dollars a month due to the fact your HVAC system was designed incorrectly. Outside units (heat pump) are on the other side of the building next to me. The lines have to be over 50 yards when you account for all ot he twist and turns to get the lines to the inside air handler. Even if use the electric heat it runs for ever because of where the HVAC designer placed the registers. BTW the thermostat for my unit sits in the same wall where the dryer is HELLO!!!!
One of my neighbors told me in the gym one day that his place was almost broken into by some kids that lived here on the complex. The resident was in the apartment when they tried to break in and caught one of them however once again the rental office got involved and botched the entire investigation according to the police. Instead of letting the police do their job the rental office got involved and screwed up the investigation. The parents and their kids should have been kicked out in my book but they all still live here. W**!!!
