This is a company that is not ethical.  They cannot be trusted to manage property ethically.  Make sure you request proof of all expenditures.  Never let your guard down if you have them manage your property.

That is ok that we did not get it but if you know why keep stringing us along. And tanya acts like she is better then everyone. You could see that before she even talked and after she did it just confirmed it. I read reviews after we started dealing with them and wish I had before hand since we lost money on 4 adults. We also had to make calls to verify info it was like they just did not care. They said yes they did but after we made calls it is funny how they got what they needed.

"Our rental application and verification process is completely thorough. While processing this application, we were waiting on rental and employment verifications for the applicants. The credit scores were not at the level they needed to be, but we were awaiting the verifications before making a final decision as we try to give all applicants a fair chance. There are many different factors involved in approving an applicant as we also have owners that need to be protected during the process. There were multiple applications at the time that [member name removed]'s application came in and another applicant was chosen based on income, credit, and verifications that exceeded the other applicants. All customers are treated fairly as we strictly follow the fair housing laws."

I met with Tonya, a real estate agent that works for Lorac Property Management.  Tonya was very professional, sweet, smart and knew her business.  She had excellent customer service.  She found me a place in Stafford, VA that was just being ready to be put on the MLS listing.  I fell in love with the house and the price was right so I told her I wanted to put a contract on it.  Everything was fine until I had to go to the office and meet her Mother, Carol.  Carol is the complete opposite of her daughter.  She acted as though she was doing me a favor by renting to me (even though I had my first month and security deposit).  She was abrasive, rude, and even went so far as to point her finger in my face telling me she was sticking her neck out for me and I'd better abide by the rules of their management.  I should have turned and walked away at that point but I only had two weeks left on my rental agreement at the house I was living in.  Now that I am in the place she hounds me constantly.  I was told that she would never allow anyone to enter my home without 24 hours of notice and without my approval.  I received a voice mail from her son saying he needed me to contact him so he could finish some painting in the house.  I was dropping two of my kids off at school and had two sick ones with me.  I planned on calling her son when I got home.  I am a single Mom of 4 children and when I pulled up to my house and found a key in my door I made my two children stand on the front porch while I investigated.  What I found was her son, in my home, painting.  His mother, Carol, had given him the key to our home.  This was totally unprofessional and I should have called the police prior to entering the home.  Next time, I will.

It's funny that the Property Manager did not evict me nor take me to court.  I think she realized by the comments the company has on google that she would have lost

"We appreciate the time this tenant has taken to give our company a review, however this report is completely inaccurate. This tenant fails to mention that she bounced her first rent payment which was pro-rated and only in the amount of $135. That was December 1st and since then she has been late or bounced her rent payment each month thereafter. We currently have a court date set to evict her from the property, as the February rent is outstanding. There was a maintenance item that was not completed prior to her move in and it was agreed upon by both parties that this item could be taken care of. With reasonable notice to the tenant, the contractor was allowed to enter the property per her lease."

Carol Holley of Lorac Real Estate and Property Management is one of the most rude, abrasive and downright nasty person I have ever had to deal with.  We lost our home to a fire and our adjuster, through Marriott ExecuStay, found a temporary rental for our family.  From the first moment I spoke with her on the phone, she was condescending and acted like I was bothering her.  In person it was even worse.  She is very unprofessional, stuck-up, rude, discourteous and acts as if she is better than you and that she's doing YOU a favor by renting to you.  She even went so far as to insult my family regarding the fire that destroyed our home, which I feel was totally uncalled for.  I would recommend that if you are in the market to buy, sell or rent and you come across here business --- run the other way as fast as you can.

"We appreciate your review of our company, however this report is completely inaccurate. This property was originally offered as a one year or more lease. Upon receiving the call from this tenants insurance company, and speaking with our landlord, we agreed to rent to them on a short-term, six month lease. This tenant would not have passed the standard credit and background check if they had applied personally and not had the insurance company to pay for the rent. The home had just been painted completely and had brand new carpet and vinyl installed. Upon an inspection of the property, it was noted that the carpet had been stained and even bleached in several locations. Also, the walls were badly marked through out. This is not considered normal wear and tear in such a short period of time. During this inspection, the property manager was threatened by the tenants and was able to leave the property safely before having to call the police."
