Summit Design Remodeling is a full service design/build residential remodeling company serving all of Northern Virginia and Montgomery County, Maryland. We remodel or build: kitchens, bathrooms, basements, room additions, garage additions, sunrooms, enclosed porches, decks, interior modifications, finished attics/bonus rooms, etc. We also provide computerized designs with 3D imaging and will secure your permit (if required). We are fully licensed and insured. We are active members of NARI (National Association of the Remodeling Industry). We also are members of the Dulles Area Chamber of Commerce. Michael Crum,President,is certified by the National Association of Home Builders as a Graduate Master Builder (GMB), a Certified Graduate Builder (CGB) and a Certified Graduate Remodeler (CGR). We also specialize in custom accessible home designs and remodeling, universal design, aging in place, and easier living product research. We provide initial consultations at no obligation.

When it was clear that I was not going to give him the $$ of how much we were willing to spend and wanted an actual estimate for the work from them, he became highly disinterested in what we wanted to do. Further, when he asked me what my main decision point was, I said cost/value and that seemed to be the deal breaker for him.
I knew we would never hear back from Summit because it was clear that they knew they wouldn't be competitive with other reputable firms. Just for grins, though, we reached out to them to see how the proposal was coming along and, not surprisingly, the rep replied: and quot;We have decided that your requested approach to the project is not a good fit for our group.and quot; Hahahaha ...
Just so anyone reading this review knows ... the and quot;approachand quot; was a basic basement finishing job and the requested proposal was to give us an estimate which included quantifying allowances for major items - bathroom vanity, carpet, etc. This has been the standard approach of the other three bids we've received.
We have had a couple of great, very well reviewed contractors come out for estimates and I'm happy to provide other referrals for anyone looking. Be very, very wary of this particular firm.
"Summit Design Remodeling is a professional remodeling company with all the proper licensing and insurance. We are not at all afraid to compete for our remodeling projects, we do it every day. On the first two projects that we did for the Member, we did not have to re-design the space - they involved removing the existing materials and replacing them. We were able to calculate how much the new materials and our labor would cost and gave the Member a fixed price for each job. On the third house, the Member was considering expanding the attic space of the house to either have dormers added or removing the whole roof and adding a second floor onto the house. This project required about 100 labor hours of engineering and design (generating a new house plan on the computer) to determine the scope and cost of the project. We also needed to confirm that there would be no zoning issues with Arlington County that would prohibit moving forward with this project. The Member wanted us to do this for free and then take our work and hand it off to other remodelers to get a competitive bid. We were unwilling to do this and decided to not to pursue the project. Regarding the unfinished work, the weather outside in December was too cold to paint the floor of the outside porch. We told the Member that we will finish this in the spring when the weather permits and he was okay with that. Despite this bad report from him, we are true to our word and will get this painting done when the temperatures allow us do so. The change order for the door of $250.00 was reasonable. We had already purchased and installed one door, we had to go and purchase a second door and modify the door casing so that it would operate differently. This involved more labor hours, painting supplies, and the time to pick up the new door. Because the Member was so unhappy with a $250 price and because he was holding several thousand for work already completed, we decided to take a loss on the small change order to maintain good relations with our client (or so we thought). We stand by our work and operate in a professional manner. We had hoped that our relationship with the Member had gone on with more remodeling projects, but he wanted a cheaper price and moved on and we understand that. We wish him the best."
