RPM managed my home for 6 years while we were deployed from the area. While the staff is nice and the insurances they provide (rent and legal) are great, maintenance was frequently mismanaged and the tenant quality (2 sets of tenants in 6 years) were very poor. Critical thinking wrt our property were at a minimum, projects were started that weren't finished-no one from RPM sent pictures or followed up with maint issues unless specifically asked (sometimes multiple times), maintenance costs were grossly over priced, some were charged and never completed and I didn't find out until years later. Trees were allowed to grow from the side of my home (6 of them each up to 8 in in dia) without anyone questioning it. The wrong window was placed in a street facing window for years, when it was discovered and subsequently "fixed" recently they drilled a screw through the entire window frame so now the window won't even open. Previous tenants deposit was withheld for painting that was never completed, when my new tenants told RPM multiple times, nothing was done. By the time I found out about it, 2 years later, I was told there was no recourse. These are just a sampling of the maintenance issues, feel free to PM me if you want the laundry list as I was forced to keep pretty intricate records or let my home fall into disrepair. The most frustrating part was the constant requirement for follow up and keeping very thorough records and then following up again. One time, there was turnover while I was dealing with HOA violations, I assumed for over a month that RPM was dealing with the violations only to find out upon follow up that the person had left and no one was working on taking care of the violations, in all it took 4 months to resolve HOA violations that could have cost me dearly if my HOA hadn't been so understanding. Basically, no initiative was shown and it was frustrating. If you are looking for security in the financial and legal transactions for your property then this is a good company to use. They start out of the gate strong and find tenants pretty quickly, Mr. Blackwood is a smart businessman but unless you have the time to manage the maintenance dept, suggest you skip the over priced middlemen, manage your own maintenance and plan to have a visual on your home annually. FOLLOW UP 9-6-17 Terrible. Buyer beware. Feel free to contact me at summer_bartlett@hotmail.com for a laundry list of validating issues, recent/mid term/long term. This company has over charged me, provided terrible maintenance and fleeced me as recently as August 2017. They have failed to adequately and legally refund deposits, charging me for items that they were responsible and tenants/me for work that was never done. I have contacted prior tenants and we will be taking legal action if it is not resolved. Marc.

FOLLOW UP 9-6-17 I have actually brought them down a notch...since reviewing the final finances we were charged 1K to remove a rose bush that RPM agreed to take care of due to their negligence in over paying a contractor before acquiring consent. It has been over a week and no one, not even Mr. Blackwood (CEO) has responded to this charge. BEWARE of this company.

When I became President of the company a little less than 2 years ago, service delivery problems and high prices on some types of work in the Maintenance Department were among the first issues I identified. We have added new vendors with better pricing and we recently hired a fourth Maintenance Coordinator.
