A bad attitude about it when questioned
Very unprofessional overall
Extremely well. We've bought 14 homes before (some for personal residences, some for personal occupancy). Additionally, I am a real estate attorney and my husband was a lender and courtesy closer for years so we are very familiar with the process and have worked with dozens of title companies and closings before.
Things that stood out:
- Nancy Garner was extremely responsive. She was our main point of contact on the transaction and I think probably averaged about 5 minutes to respond to every e-mail.
- They knew how to work with a FSBO (vice realtor) and were good about reminding us of things we needed to do
- Nancy noticed the seller hadn't completed a required item (termite inspection) so worked with him to get it done ASAP and then ensured that closing would still be on time even with the same day closing and inspection results delivery
- Nancy responded to every e-mail with a "no problem" and meant it
- A real estate attorney attended closing and walked through the HUD 1 line by line and then was prepared to talk through each document with us (this has never happened in any closing I've attended before)
- My lender didn't have the final closing numbers until the day of closing so my cashier's check reflected an overage. Nancy had the difference ready for me in a check at closing so I had an immediate refund
- Total fees seemed reasonable: $1935.20 for lender's title, $440 for title service fee, $100 for title abstract, and $1,449.28 for owner's title policy.
- Instead of a huge stack of documents we didn't need, they provided us with a closing binder including the HUD 1 (most important document), survey, and a CD containing all remaining documents with an online password so we could also access the information through their website. They also provided recommendations on uploading other documents (home improvement receipts) to that same CD so when we go to sell the house we have all documents in the same location.
- They gave us a $100 Home Depot gift certificate as a thank you.
