I would highly recommend Michael Sobhi to buy or sell a home.
- He evaluated the long-neglected apartment and recommended a handful of updates--the minimum required to draw in serious customers--and referred us to a contractor perfect for the job (who I will review separately).
- Once the renovation was complete, he wasted no time arranging for a professional photographer and posting the photos and listing online on several sites.
- We received an offer within three days, due in part to Mike's selection of a listing price low enough to get the attention of the relatively small market for this niche category of apartment. (Of course, it helped that the ultimate buyer was looking for an apartment in this specific building at this exact time.)
- This is the point at which I really began to appreciate Mike's skills: Mike leveraged the timing and his knowledge of the situation to press--successfully--for a more advantageous offer, yielding a higher price (above the listing price) and accelerated closing.
- All of this without my ever actually meeting Mike. Mike made effective use of phone and email to consummate a deal involving people in three different states and managed the inevitable conflicting guidance diplomatically and effectively. Closing presented a particular challenge, but Mike was up to the task, acting as interlocutor to ensure all the pieces came together in time.
About the only negative I can think of: some of the administrative details (in listings and other paperwork, e.g.) required occasional tweaking. Mike was very responsive to our corrections, however, and this had no negative effect on the ultimate outcome.
Overall, I give Mike my unreserved recommendation. Put the sale of your beloved home in his capable hands and he'll serve you well.
I engaged Michael after interviewing him along with some other possible Listing Agents. Throughout the process Michael was friendly, high energy and professional, with an engaging personality and a great sense of humor. It was my first time selling a house in the US and he took as much time as I needed to help me understand the process and the pros and cons of various approaches. He has firm, well reasoned views, but was equally ready to listen and take on board my ideas or concerns. He recommended excellent service providers to help prepare the property (photographer, stager, handyman) and was firm (but kind!) on what he believed to be important points when I "wobbled", like changing out blinds and a carpet for more generally appealing colors. He was realistic on the price point, so that I had a first offer within 48 hours of listing. That did not work out, but I had a second offer a couple of days after that, which I accepted. The eventual buyer made slightly unusual offer and I felt that Michael was fair and transparent in his handling of that offer - I came out with exactly what I had initially wanted to put in the bank from the sale. Subsequent activity in the housing market in the area has confirmed to me that I sold at the right price and did not leave money on the table. I have already recommended Michael to a friend for a consultation on a property that he has for sale.

- Expertise: He knew exactly what I needed to do to sell my condo quickly. Gave me a list of items to touch up, clean, and arrange. The vendors he brought into do professional cleaning and take photos were top performers and transformed my space.
- Flexible: He understood that I had competing priorities with work, wedding planning, and other commitments. Majority of the coordination was done virtually and that worked out perfectly. Loved the fact that he was available via multiple communication channels: voice, text, e-mail, gchat, etc., and he was there to respond to my questions.
- Highly responsive: In this business, time is of essence, and Mike definitely does not lose any opportunities by being unresponsive or slow. He definitely jumps at opportunities and alerts his clients to take actions. He is easily reachable and responds to your questions / inquiries in a timely manner.
He was diligent with the home inspection and all appointments made. Every thing on the home inspection that we asked for was inspected and fixed by a Class A contractor. The home appraised and we had a very smooth closing a month later. I would highly recommend Michael to anyone looking for an agent that will always go out of his way to ensure you are well taken care of
We were the first home to go under contract in the whole area. He aggressively goes after qualified buyers every day and monitors the area every week. I received updates every week or whenever I asked for them. He was able to adjust the price accordingly to attract offers. I sold the home after he negotiated a contract with no closing cost help, home warranty help, and no work towards 90% of the home inspection report. I only needed to remedy some mold in the crawl space of the home.
