Examples of general requests and lack of caretaking: - A project that has already been brought to Real Property's attention, such as replacing a light, will end up becoming a 2 trip project just so that they can bill you twice for two trips of maintenance. - Leaves will sit in the (broken) gutters for weeks-months until being removed after multiple emails and phone calls have been made to RPI to assess the problem. - The lawn crew is subcontracted, however, RPI does not communicate nor follow up with them about their work to give suggestions or critiques (even after problems have been brought to the attention by residents). - Projects that have been started will sit for weeks undeveloped leaving the landscape looking like a dumpster until RPI has to be harassed to inform the workers to complete the projects. - We are provided a budget yearly that gives the annual amount we must pay RPI to maintain our property. This number is fine because it is agreed upon by board members ahead of time. What I do not agree with is the EXTRA money we are having to pay for our consultant's gas for her work trips to our property and for our property (which do no occur in the first place!). This money should already be included in the annual RPI funds and not an extra expense. - During the big snow storms in 2010 our street blow pushed a few of our concrete blocks at the end of our cars off their metal spikes and left them sitting crooked in the parking lot. Now, in 2012, they have yet to be fixed after multiple requests over the years. These are just a sample of some of the perhaps small, but overall important examples of the pathetic "care" that Real Property provides for me as a home owner at Four Seasons Condos. I have requested looking into other management but this is not up for me to decide since I am no longer on the board and since the majority of the members were not up for the idea of changing property management companies at the time. The only thing I can suggest to you based on my opinion is DO NOT RENT from a Real Property Managed home and DO NOT START A CONTRACT WITH THEM AS YOUR MANAGEMENT COMPANY! You will be greatly disappointed and frustrated daily.
Description of Work: I have been living in Four Seasons Condos since 8/2007 since which I began having to work with Real Property as my property management company for my Home Owner's Association. Every month I pay a $200 home owner's fee to Real Property to manage my property and general bills (such as water, trash, basic cable, sewer). Where I have become extremely upset over the years (being on and off the home owner board) is with the quality of maintenance and service provided to our buildings and landscape. Also the communication and feedback from the employees at Real Property is absolutely horrible and leave you feeling ignored for weeks on end.

The account manager was responsive in regards to getting me to sign a one year contract to work with them. After I signed the papers, the account manager would only respond after multiple reminders sent approximately every 3 business days to get answers to my questions. All expenses were paid by me in addition to the 12% of rent I spent each month to cover the cost of nothing, if needed as the company would recoop whatever they spent via payment. The maintenance requests my tenant submitted to them took several weeks to even receive a response to and was rarely fixed.
Description of Work: The company managed the rresidential rental and maintenance of my condo.
