They did a great job painting 4 rooms for me exactly as planned and at a lower cost than the other providers I spoke with.

The owner came out to estimate within a day or two of inquiry. He was extremely helpful in pointing out relevant issues and won the work with best price. I couldn't be happier with both the quality of workmanship and the courtesy and helpfulness of his crew. They were all the nicest possible people to have around our house for 2 weeks and left the area impeccably clean every day.

Bottom Line: This is the second time using Manor Works, although the first time for carpentry. I hired them based primarily on previous excellent work on external painting of home, including complicated faux painting. Unfortunately, for carpentry they suffered from a serious quality control problem, and I would not use them again in this capacity. Communication: Scheduling the initial estimate was easy and timely, while communications continued throughout the process. Scoping Work: This is probably the most important first step in any project and often either messed up or purposely inflated. I needed pre-painted crown molding installed in one room. We requested professional-level carpentry to absolutely minimize any gaps between molding joints, the ceiling, and the walls – essentially a caulkless project. With the various angles in the walls and ceiling, we knew some tricky detailed cuts were going to be required. Quality of work. Frankly, 75-80% of contractors fail here for three primary reasons: a horrible handoff of details from the estimator to the onsite project foreman, project foreman and/or workers making assumptions vice asking the customer, and lack of quality detailed work. All three seemed to have come into play on this project. I knew I had a problem when the contractor asked me for the caulk. Because some boards were cut short and some angles were imprecise, there was a good amount of misalignment between boards and serious gaps between the board and the wall. In the third image, the corner of the board is broken out, and the carpenter wrote on a portion of the finished wall. That wall was painted in a textured, two-tone, faux appearance that takes time and expertise. It's not a simple paint this spot touchup. Due to the dark color of the trim, some of the joint misalignments I could hide with detailed painting and very precise and limited caulking, but the areas where it was chipped out and some of the wall gaps , especially where you can look up and see the nails going through, had to be completely replaced - meaning new crown molding, sanding, priming, painting, cutting, and nailing — both time and money for me. I realize this work can be challenging when the walls are at various angles. It's meticulous and takes a great deal of patience and care. I do my own baseboard, shoe molding, and short runs of crown, so I know it could have been done better than this. A previous contractor recently did it better in our powder and mud room. Pricing: Price was the best of three highly ranked Angie’s List companies, but in this case, you really do get what you pay for. It was very disappointing

Quality of Work: The final product looks great, and since they back it with a 4-year warranty, I have peace of mind it was done right. Even more importantly, they ensured the painting was neat and clean without a lot of extraneous paint on the siding or other objects keeping a neat and professional look. Pricing: Price was the best of three highly ranked Angie’s List companies. Mano Works’ expertise, practical scoping, timely communication, and excellent work took the hassle out of this project.

The whole process went very smoothly and efficiently. I had used Manor Works to paint the exterior of my house 10 years ago and so I was familiar with their process. I contacted Victor Tirondola and scheduled an appointment to discuss what I wanted done. It was nice to see him again. He provided me with a quote that included power washing the house, replacing rotted wood with composite, caulking all exterior windows, and using a double coating of Sherwin Williams Duration paint (I upgraded the paint). I was pleased to see the same gentleman, Francisco, who painted my house 10 years earlier was still with this family run company. It was nice to see him again too. They do an excellent job on everything. I am very pleased with the results and would highly recommend them to others.

Superior Painting Services At a Reasonable Cost We recently used Manor Works Painting for our exterior and interior painting project, and they did excellent work at a very reasonable cost. The two experienced painters--Freddie Luna and Ronald Estrada--showed up on time, repaired the rot in our garage door and various cracks in some of our interior walls, and then did a fantastic job painting the numerous areas outside and inside our house that we requested. Victor’s written estimate and contract was sufficiently detailed and was of much help when I did the walkaround inspection after the paint job was completed (we found one small item on the contract that still remained to be done). I contracted Manor Works Painting at the suggestion of a neighbor when I needed to have some exterior carpentry work and painting done. From the time the estimator came to my home to the completion of the project, the process was absolutely seamless! Manor Work Painting (Alfredo, Rosario, and Milton) did a great job of mudding, sanding, and painting our garage and sealing our deck. They were able to come a day earlier than scheduled, worked long days, and cleaned up nicely after finishing the job. They worked hard and paid attention to every detail and many of our care-abouts along the way. We are so happy with the final product of their work!

Manor works did a fantastic job painting our child’s playroom, guest room, a bathroom, fitness room, closet and living room. They also added wainscotting to our bathroom and patched many areas in the ceiling that needed repair. Ismael was the forman on our job and he was fantastic all the way through. He talked to us about how we wanted the wainscotting done and made it look amazing. He also worked with us on which rooms were done when to best fit our schedule. He and his workers worked diligently every day and finished everything on time. (They we’re also very nice to our 3 year old!) We were very pleased with the finished result and would definitely use their services again.

I've used Manor Works multiple times over the years. They're not the cheapest, nor should they be, because you're paying for a more professional level of service. My wife and I have used Manor Works for many years with great satisfaction. We may be one of only a few customers Manor Works serves in the Stafford, VA area. Francisco and his crew of three helpers are always punctual and professional. We stripped old wallpaper in our dining room and repainted the whole room afterward, which brightened it up. In our family room, we changed the color on the bottom of our walls below the chair rails, repainted the wainscoting, repainted the fireplace and mantel, walls and ceiling. In our powder room, we removed old 1970s tile on the wall, replaced the drywall and quarter round, and repainted the entire room with an accent wall behind the toilet. The powder room turned out to be a bigger job than expected! We repaired cracked crown molding and repaired holes left by a previous painting on the walls. Once done, we repainted that one wall. The rest of the room was already in good shape. The crew also fixed a small quarter-round job in another bedroom where we previously removed mirrored doors and remodeled it with a closet system a couple of years back. Francisco made minor repairs to the baseboard and quarter-round to give it a finished look. Francisco came back three times to repaint the accent wall behind the toilet, repair the wallboard work around the light switch, reconnect the ceiling fan electrical switch, which got disconnected and touch up the quarter-round painted white. Overall, we are delighted with the entire project. Our home looks freshly painted, more "formal" and eloquent than ever. The powder room remodeling completes upgrades of all three of the bathrooms in our home. I would highly recommend Manor Works to anyone looking to improve the interior or exterior of their home with reasonable pricing and guarantees on their paint quality.
