After contacting them and discussing my needs, someone came to look over the property and let me know what steps needed to be done. With my approval, the company arraigned for significant landscaping work and all the interior work to get the property "rent-ready" (paint-and-patch, some minor repairs, cleaning, lock changes, etc). I think the price for the work was very fair -- likely better than I would have gotten by hiring people on my own. They did some market research and proposed a rent that I thought was absurd. I agreed to let them test it, and in roughly a week they had a deposit down on the property (for a rent 36% above what I had gotten previously!). I was shocked. Of course they ran a background check and things like that, so I was reasonably comfortable that the tenant would work out.
From that point, they seem to have been in good contact with the tenant, though it has only been about a month since the property rented. They checked to make sure responsibility for the utilities has been transferred, which is one less thing for me to worry about. I'm feeling a lot more comfortable about renting the property now than when I did it myself, and the higher rent more than made up for their fees. Speaking of which, I have no idea what a reasonable price is for property managment -- I know I've seen some lower rates, but in those cases the company seemed to provide fewer services. I think what I'm paying is fair, both because of the higher rent from their expertise, and because it is a very small price to pay to know that someone is handling my property with such attention to detail. So far, I'm a happy customer.
