We needed to add to an existing driveway, to make an extra parking space for where we Installed an electric vehicle charging station. They were on time, and very professional through many weeks of rain and reschedule. I appreciated all of the updates and communication -as well as the last minute change that made to make the project more sustainable in the long run. They did a great job and even though my job was small, they still gave me a discount for being on Angies List. I will hire them again to work on our new home build as well as a re-drive for an older rental house that we have. Very happy.
He set up a date for the crew to came and do the job. They came slightly ahead of the time promised, after calling 30 minutes ahead. They did a very professional job, including clean up.
Rich Faust was friendly, professional and honorable in his dealings with us. He gave us the best quote of the four companies we interviewed. Not only was the price very fair, but Rich was knowledgeable and clear in his explanation. In addition, Rich stuck to his original quote even though it turned out that we would need a costly permit to begin work. Since he was not aware of this when delivering the quote, he did not charge us for the permit cost!
The raising and leveling was done quickly and well in one morning. The driveway took longer, of course. The old crushed and broken pieces of driveway were hauled off. The new driveway was framed with wood and reinforced with rebar : "in 12" - 15" centers."
We were concerned because as the driveway started to dry, it began to crumble at the edges. But Rich sent someone out to look at it right away and he assured us that the driveway was solid and reinforced correctly and the situation was cosmetic only.
Work started on Monday March 1 and we were expecting to have the job finished up (frame removed, curb repaired) by the following Friday, but it took a few extra days for the concrete guy to get to us. The job was finished up by the following Monday. It wasn't really a problem, but there was a bit of phone tag and a few missed appts. That's why I rated punctuality a "B." But Rich always answered the phone, every time we called, even on Sunday! He was always responsive, professional and got the job done.
We have had many compliments on our new driveway! We have given Rich's contact information to several neighbors already. And my mom can walk down our front walk now without tripping! It all looks very very nice and we are very satisfied!
The one thing I didn't know is that you have to fill in the sides of the driveway with soil. I have twisted my foot a few times getting in and out of the car because there is an empty crevice between the edge of driveway and where the grass begins. The concrete guy said he would fill in these crevices, and I think he did, partly. But you may want to plan on having some extra topsoil around to fill in the edges.
Also once the concrete is raised - you want to keep as much water out as possible. Since our sidewalk is so old, there is no longer anything between the slabs of sidewalk. Water can pour into these divisions and also, just for cosmetic reasons, it's nice to see something between the slabs. Rich was great and gave us the number for Magic Mastik - who will come out and put mastik ( the black stuff) in between the slabs for a great price of $125. The downside - which is no big deal as this is not an emergency - is that our little sidewalk project is very small and we have to wait for a bigger project to surface in the neighborhood before they'll come out to do the work. However, they came out right away for the estimate and the owner is very friendly and professional. Like I said, it's not a problem waiting. But this is just something that might be helpful to know if you're planning driveway or sidewalk repair. Also some of the sidewalks slabs have this gray clay mashed up against the side - that you can't remove for at least three weeks or water may get underneath and cause the slabs to sink again. Once the mush is good and dry, you can remove the unsightly clay and pack this area with topsoil as well. At least that's what I've been told. So you may want to stock up on some topsoil or have your gardener bring a few extra bags to pack into the crevices along the drive or along the sidewalks once all the work is finished and completely dry.
All in all, a very positive experience! I should have taken a picture of before. Our driveway was full of crumbling holes and our sidewalks were almost unusable - now we have a lovely smooth drive and walkways ( the crumbling issue was resolved adequately). All the neighbors comment on our lovely driveway and don't have to cross the street when they walk their dogs on our sidewalks. We are grateful to Rich and to Southern Concrete Raising for great work at a great price!!
The only slight negative was that the equipment used was cleaned out in my driveway and residue from the concrete mix can be seen on the asphalt and concrete drive way. Hopefully the next rain will help wash this away.
Other then that the work was excellent!
See the attached pictures here of "before" and "after." The main part of the driveway was collapsed and now it's level. One other thing: the gaps between the concrete needed to be sealed and this company did not do it but they referred me to Kirk Services for doing that (which is another review).
There are several other homes in the neighborhood who had this concrete raising work done and it looks just as good as mine, though I do not know what contractor they used for the work.
Overall, I would highly recommend this company for this type of work; it is far more cost-effective than pouring all new concrete and the results are just as good.
"Our apologies Customer, we Do have your estimate here in the office, I am not certain why you do not have a copy. Your first call to us was on January 2nd- as you know our communication was minimal that week as we were closed with just an answering service active (the only week of the year). Your follow-up call was on January 8th, and our estimate is dated January 11 (~$2500). As your estimator has communicated twice to you, it is hard for us to provide an accurate small 'new concrete pour’ quote during a 2 week rain-spell at the start of the new-year because of the fluctuating prices and schedules of concrete and delivery fees charged. Because we value our reputation so, we'd rather not be the first contractor to the trough with an inaccurate estimate, but instead a bit later with something the potential customer can really count on. Your estimate should either be in your email box or your front door/ mailbox, but please just discard it. Angies List'ers Please Read: If you're the type of person that would rather spend their time complaining and giving "D's" on this forum rather than calling me or your estimator directly to figure out the issue (BOTH of our personal cell phone #'s are made available to all potential clients, as the owner mine is 713.882.4482) then please please do not call us to begin with, please. Happy New Year all!"
"Our apologies, as a courtesy John checked with the city and left the relevent information on a voicemail, please check all possible contact numbers left with us. John has since been in touch with you following your post, please call me directly with any additional questions you might have, 713.882.4482."
About 2 hours later, John called me back. I explained that I wanted to get a quote to level my sidewalk by grinding the sections that were pushed up by tree roots. John explained that they didn't do concrete grinding but could lift the adjacent sections to match the height. He said that he would be in my area on Wednesday, November 28 and would leave the estimate at the front door.
As of December 3rd, I still have not received an estimate or call back. Seems that this company doesn't need any more work.
"Customer, as you know from your conversation with our estimator John Rogers yesterday, this one unfortunately just slipped past him following his initial conversation with you regarding the fact that we do not perform concrete grinding; our apologies, we all try to be as close to 100% as possible, but sometimes, such as in this case, we fall a bit short. I believe your estimate was $600.00, to which we discounted $200.00 for the inconvenience. As an FYI to all Angies List'ers, my cell phone number (713.882.4482) is listed on our website as well as our estimates, so if in the future you do not receive a call-back from us in an appropriate timeframe, please call me directly and I will immediately remedy the situation. (It takes less time and is more productive than writing a caustic review on this forum)."
very accomodating with scheduling.
Do make sure that you review the sketch of estimated work to be done.
A little disappointed in the "patch" coloring...but otherwise repairs did fix the problem
