Dear Resident(s),
An important change to the way we accept and process payments will go into effect immediately.
-
Recurring payments through the Resident Portal may only be established
with a checking or savings account. This online payment option will not
incur convenience fees.
- If you currently have a payment set-up as
recurring through your checking or savings account, your payment will
process as normal.
- Previously scheduled recurring credit card
payments will no longer process. Please make alternate payment
arrangements to avoid late fees.
- Credit and debit cards, as well as
checking and savings accounts may still be used to make one-time
payments through the Resident Portal; however, a $25.00 convenience fee
will apply.
- Credit and debit cards will still be accepted to make
one-time payments at the leasing office; however, a $25.00 convenience
fee will apply.
- Convenience fees will be waived for balances under
$200 regardless if they are paid online or in person with a credit or
debit card.
Please remember that all check payments made in the
office are processed electronically and will reflect as an electronic
debit on your bank statement.

WANT
TO USE YOUR CELL PHONE OR GET THE INTERNET? If you have an emergency
and need to dial 911 -- Good luck! You cannot get a cell phone signal in
your apartment. Worse, the entire complex is wired by AT&T and the
cell towers are throttled so you cannot get wifi or cell phone signal so
you cannot use an aircard. The complex is wired entirely by AT&T
and AT&T wants you to use their service and equipment exclusively.
If you decide to move in you make an online complaint to the FTC
(Federal Trade Commission), FCC (Federal Communications Commission),
Texas Attorney General Office, Better Business Office, Angies List, and
anyone else who influence.
WATCH YOUR STEP! Dog poop everywhere.
Excessive pet deposit, non-refundable pet fee, and pet rent. NO DOG
PARK close by -- yet complex to easily create a dog park. Closest dog
parks are Universal City (10 miles one way) and McCallister Park (12
miles one way).
WATCH YOUR WALLET Part 3: If you renew your lease, get ready for BIG jump. My rent jumped $165 per month.
LEASE
INCREASES, TERMINATION. The office staff will lead you to believe that
you have no tenant rights. When asked when will a renewal notice go out,
the answer was 1 week before the end of the lease. This is bologna!
Tenants must give (according to my lease) 60 days notice to terminate
lease before it expires. Landlord must given tenant 65 days notice of
lease increase and/or termination of lease. If landlord fails to give
tenant 65 days notice, the rent remains at the same rate for the next 65
days even if it is on a month-to-month basis. A friend of mine is an
attorney and she explained because it can be confusing. The rent may be
changed (increased) but landlord must give tenant the 65 days otherwise
they fail to follow their own contract. READ THE LEASE CAREFULLY! If you
do not understand the lease, contact an attorney to explain it. YOU
CANNOT AFFORD TO GET IN FINANCIAL MESS WITH THIS MANAGEMENT COMPANY.
BED BUG ADDENDUM - This is a legal document that leaves the tenant liable for any and all clean up.
MOVE
IN -- MOVE OUT -- DOCUMENT EVERYTHING. BEFORE YOU BRING ONE ITEM INTO
THE UNIT ... take photos and video of the ceiling, fixtures, plumbing,
appliances (inside/outside) walls, baseboards, carpet as proof of the
condition of the unit. Make sure the photos are date and time stamped.
Keep them for your records.
No laundry or recycling on the premises.
