Found the leak at 7am on Sunday morning, pro a on one the arrive about 9:30-10:00 . The water moved furniture, and set-up there humidifiers. It took 5 days to completely and moisture.
Description of Work: Clean – up for major hot water line leak, affecting our laundry room, mud room, storage room an recreation room.

we had to address flooding and mildew issues, because of the extensive damage to the area. The local franchise couldn’t handle the demand, so the reached out to other franchises to assist. Clearly they understood the situation, and they kept changing their pricing. In trying to get back to the original estimate they kept increasing it. We removed all furniture and saturated to make the job easier. The only items left were major appliances. UPDATE: Baseboard heaters were never in use because my Aunt had switched several years ago to gas furnace which was in operation the whole time we were there working. Why two months delay in filing the complaint? It took me that long to get my Aunt settled before I could return to New Jersey to assess the situation. That is when I learned from others about what others had paid for similar work that included ripping out carpet and pads that we had the volunteers remove.Insurance was never an issue. We didn't have flood insurance so we never anticipated being reimbursed. We just thought a fair price would be charged and it wasn't.Tearing down panelling was said to be even easier than ripping our sheetrock. I could add more but clearly we really are at a stalemate. We both trusted we were dealing in good faith. I will chalk this up to a very disappointing learning experience about why national firms in times of emergencies are not the way to go.

On November 22, 2012 she emailed me and she could not seem to understand that the original rough estimate, which was an approximate idea of what costs may be and the final estimate which is charges for actual services rendered that there was a difference of $905.52. She offered to split the difference and I agreed trying to be empathetic with her relocating her aunt, so I gave her a discount of $504.19 in which she paid the remaining balance of $3,752.33. I would like to make it clear that Hurricane Sandy flooded her aunt's home with approximately 18" of category 3 (grossly contaminated) sea water that damaged the "baseboard" heaters that were in the house which rendered the heaters inoperable, therefore, unable to provide heat to the house. Every area in the home that had paneling or sheetrock is considered a room. We removed 4 feet of sheetrock and in the rooms that had paneling we removed the entire 8 feet, something that was unforeseen originally as the paneling looked like sheetrock. I explained to her that NFIP (National Flood Insurance Program) most likely would not cover all of the services we provided and I explained that SERVPRO would do the job according to the IICRC S 500, the standard for water remediation and mitigation. I must say that her saying that heat was supplied is not true. We had to purchase heaters in order for our equipment to operate properly. The heaters were not charged in the final estimate nor was the removal of appliances, refrigerator, stove and dishwasher. In several emails that I communicated with her I told her that initially the price per square feet would be $10-$12/ SF based on the floor covering and none of the contents being moved. Once she had help from volunteers come in I told her that the revised estimate would be between $6600-$6800. The final estimate which was invoiced and paid by her was $6,752.33 of which $474.73 is 7% New Jersey sales tax. Our goal as I told her was for her to be delighted with all of the services provided. I will also have to say that I am very surprised with an overall rating of "D", to grade us an "F" on professional is like a slap in the face . While the entire process began with her being in Ohio and she and I communicating via telephone, scheduling so that we were able to work around her schedule with her relocating and situating her 93 year old aunt. She was treated with respect and compassion. I am astonished that a customer would wait two (2) months to file a complaint when based on the correspondence we had, the agreement with regard to the payment and her signing of the certificate of satisfaction with all "10's" which is the highest grade that can be given. The funds for this job have been deposited and the bills have been paid. If there was an overcharge it was not done on our part. As to someone doing the work for $3500 my question is where were they when she was in time of need. With respect to all parties involved and also being a member in good standing of Angie's List I feel that this an attempt by a customer to attempt to recover funds that insurance did not pay the customer. If we were to charge for all services performed, the charges would have exceeded $7500. I thank you in advance for your consideration of my explanation to this complaint as I am the person directly in communication with her during the entire job process. The other consideration that I would ask you to consider is that the pricing that was charged during Hurricane Sandy was agreed upon and set through our estimating software Xactimate. The price set by Xactimate cannot be manipulated or changed. I have attached a certificate of satisfaction and release for disposal of belongings that she signed as attorney in fact for aunt. I have already given her a discount and with her complaint she is asking for the Angie's List mediator to determine excess amount paid. Our position is that we should be the one's filing a complaint because we did not receive what was determined in our estimates, so I would respectfully ask that this complaint not reflect poorly on us as this work was not performed in San Antonio, nor did any issues arise until two months after services were rendered.
