About us

* Ask about our Angie's List discount! * Superior Foundation Repair is a Foundation Repair and House Leveling company serving Austin, San Antonio, and Central Texas. Superior provides free estimates to homeowners on all Foundation Repair work. Our Lifetime Warranty is simple - if your home moves in the area of our piers, we'll take care of it at no charge. There are no confusing clauses, no hassles, and no reason to worry about your home. Our Warranty can be transferred to any subsequent owner. We are a Family owned and operated Foundation Repair Company, and have been operating in Central Texas since 2002. The method we use, Steel Piers Anchored to Bedrock, is a family tradition which has been perfected over 3 generations in Texas. Because of this, Customer Service, Superior Workmanship, and Superior Quality are our top priorities. All of our foremen and workers work for us exclusively, are experienced in the installation of steel piers, and understand the importance of cleanliness and efficiency to our valued customers. Expansive Soil is the main cause of Foundation Problems here in Central Texas. Our self manufactured, rigorously inspected, Superior Quality Steel Piers effectively negate the effects of expansive soil by securing your foundation to bedrock. We understand the Central Texas soils and how their shrink-swell characteristics affect Home Foundations. (see our website for more information on expansive soil) On our website we provide detailed information on how to counteract the effects of soils in the Central Texas area, how our Steel Pier Method works, and a plethora of other information about home foundations and foundation repair. We also participate in continuing education to improve our knowledge, routinely update our equipment to the latest standards, and continue to improve upon our product. By using steel piers anchored to bedrock, and specializing in this method, we offer a solution to foundation problems that we truly believe in.

Do not trust anything committed to by this company outside of writing. They will not ensure their onsite crews are upholding any standards (including destruction and misuse of property), will not provide anything per previously communicated expectations, and will blame you for their own lack of focus, committed timelines, execution, or follow through.

It went very well. The crew arrived bright and early at 7:20! They were very careful digging out my flowers that needed to be removed. They put all the tools up at night. They left the job site clean when they finished, and moved all the furniture back in place. Melvin did a good job explaining the process as things progressed so we knew what to expect.

Professional crew, reasonable pricing and great managers. Got 3 bids from large ATX firms. After a couple calls with each firm to ask questions and a call to a parts supplier, we picked Superior Foundation. Scott at Superior was great about answering questions quickly and in as much detail as you wanted. He was also super responsive when any issues came up during the job. Superior was able to start 3 weeks later and were complete work in 2 days. It's my understanding this is rare and was only because they could bring out 2 crews to do the work. Good weather also helps. Superior uses only employees. No subs. It was clear the team were all professionals who were used to working with each other. Crew left site broom clean and no debris outside. That said, it will be a few weeks to get our home back in order but that's true of any whole house foundation job. We're also now dealing with a 4" pipe that was broken by one of the beams under the slab. Not a cheap fix but it happens in foundation work. Will update with timeline/approx expense to fix once we're finished.

Very professional team. Scott Lafferty, the sales rep, explained their proposal well after first inspection. The work team showed up on-time, finished the work next day as promised and left it all clean. I am marking "N/A" for the quality of work because, we won't know how well the foundation is stabilized till couple of rains and summers...for which they have given warranty.

PLEASE DO NOT USE THEIR SERVICES. This one is going to be long... here we go... I chose them to repair the foundation of a house and this was probably my biggest mistake in a very long time. During all the sales process they were very responsive and I was getting my emails and texts answered pretty fast... that's the nice part of the story. The house foundation was in pretty bad shape (more than 9in drop along the house) but they said it could be repaired and leveled to certain guidelines (L/360, 1in drop along 30ft). They started the work a few days after we agreed, but they committed to have it done pretty week in a week. Once the work started everything started to get worse. What was supposed to be a 3-5 day job took more than two weeks. At this point, responsiveness went significantly down but still, I was getting an update every other day. Once they were almost done, I had the chance of being on-site while finishing the job and I clearly understood why all the delays.. They only had ONE crew member on site to finish leveling a 1800 sqft house, who was clearly overloaded and the rest of the crew, two more guys, were just labor guys with no experience at all in foundations. The job was finally done and I was told that everything was ok and that I will get an engineers report on it. I had to wait two weeks for it but I got an engineers report. However, I never got a new plan with the new measurements or engineer's certification that the house was level. By the way, the engineer company is Westbrook Engineering So I also recommend to do not use them at all, because is clear that they don't verify anything at all, they just put a stamp on fancy report, a 375$ one. After a few days, when I had a chance to visit the property that at the time was being remodeled I started to notice that some areas were a bit "off". I started to dig into it with a simple line laser level and afterwards asking previous foundation companies I contacted. Bottom line, they did such a poor job that they couldn't come to their minds what the heck they leveled. The house still has more than 2in gaps across 8-10ft spans which is totally unacceptable. I started contacting with Superior Foundation about it and here is where I relate to many other 1 star reviews... once you have paid for it, or is a warranty matter THEY DISAPPEAR. In four weeks time I managed to get two automatic emails after submitting warranty issues, one call answered after countless calls where they told me they would contact me back (never did); and finally, one mail saying they will visit the property to check on it, to which they never responded, so my guess is that they never went there. PLEASE STAY AWAY FROM THIS COMPANY, they beat prices from other steel piers companies but there is a reason, the quality of work, materials and service are sub par.

Very well. They explained the process very clearly, which did not involve piers due to the lack of rebar in the foundation. It took as much time as they said, and did a very good job of clean-up.

Great experience for a stressful job! Mike from Superior came out and measured the home for slant grade, which showed a 6 inch slant on the house. He stated this was not uncommon in this area, and that the house did not require leveling by the city code, but it was my call. I felt this was an honest appraisal since I had an independent inspector tell me the same thing a couple years prior. I never felt pushed into doing the job. Because the slope had increased by 2 inches from the prior inspection, and I was preparing to do tile work in the house, I decided to go forward with Superior. Job: Before the job was started in July 2014, Superior had a plumber come out and do a pressure test before and after the job was done, with no problem. I did have another plumber on stand-by just incase there was any sewer line breaks during the lift...which Superior does not cover. Fortunately, there was not an issue. Mike did make me aware of potential problems that could occur, such as siding shifting, plumbing breaks, or window breaks, and what Superior would or wouldn't cover. The job was schedule to take about 4 days. On the 3rd day, they brought in a second crew so it was finished early. I was very pleased with the way they guys took care of my yard and surrounding plants as they placed the piers. They bagged the soil so the yard was presentable each evening. Two piers needed to be placed in a flower bed at the front of the house, which they very careful not to disturb the Lilly's I had planted there, During the original bid, it was discussed on whether Interior piers were needed. Although Mike did not believe any interior sagging would result after the lift, he did suggest I consider the interior piers under the main support beams since I had a prior water leak in the foundation a few years prior. I never felt pressured to do the inside piers, but I did decide to have them put in, even though it meant jackhammering through my ceramic floor tile. The guys were great about putting hanging plastic around the drilling area. There is no way to avoid getting dust all over the house, but they tried to protect my furniture as best they could. They also bagged all the soil they had to dig out of the hole, replacing it back in the hole before they put slab cement over the hole. They were also very careful to break the tile in a uniform way to make replacement easier. I did have to hire another contractor to replace the ceramic floor tile, as well as restretch the carpet that had to be pulled back, which Superior does not do. My only concern during the job was the initial placing of the piers. I had been asked if the guys could come out early to start digging the holes for the piers since the holiday was coming up. This was no problem, but not only did they dig the holes, they also started setting the piers under the house. The placing of the piers uses the weight of the house to drive the piers down in the ground, so the house shook like a minor earthquake with each pier. This is going to happen with any contractor, it just surprised me how much the house shook! I ran out and asked the guys to give me about 15 minutes so I could take down my china and pictures. They apologized and were very understandable. After that task was done, it was fun to watch the process. That would be my only warning if you are considering having your foundation leveled.......make sure you take down your breakables before they start the job!! At the time we had the house leveled, Mike and I had discussed whether a brick exterior beam that supports my porch overhang would also need a pier. I decided to wait and see if there was an issue. Mike said that if I changed my mind in the next couple of months, they would install a pier at no cost. Unfortunately, a problem arose with the beam in December of 2015, with the overhand starting to separate from the house because the brick beam was shifting, but the house was not. So I paid Superior to place a pier under the support beam. I realized there would probably be a charge because of the time elapsed from the original job. So if you are not sure if a pier needs to go under any support beams....just go ahead and do it during the original job. The only other things we have notice over the last 1 1/2 years, is that we have had a couple of window panes separate that need to be resealed, and some siding nails pop out. Other than that, everything has been great. I would definitely refer Superior Foundation for any leveling job.

We got three bids for our foundation stabilization project and we chose Superior, who came in lowest.  Well, once again, you get what you pay for.  When putting the piers under the house, they placed a pier such that the lifting plate was right under a sewer line pipe.  So the process of lifting crimped the pipe to such a degree that we couldn't use that toilet any more and had to call plumbers to dig under and replace it.  Superior Foundation disclaimed any responsibility.  We signed a waiver that there could be plumbing issues as a result of the lifting process, but we interpreted that to be issues related to the pipes moving.  The representative from Superior said that the waiver covered any and all plumbing-related issues, even those where the company clearly made an error.  If plumbing was impacted in any way, no matter what, their position is that the waiver protects them from responsibility. Expensive lesson learned.
Response from Superior Foundation Repair

"Mr. [Member Name Removed] left the same review for us at the BBB. Here is a copy of our response to that review: As do most foundation repair companies, and as Mr. [Member Name Removed] correctly noted in his review, we explicitly state, up-front and in plain language, that we do not accept responsibility for potential plumbing problems that arise during the course of our work or after our work has been completed. One obvious reason for this condition is that we usually cannot see pipes that run underneath the foundation, as the crimped drain pipe in Mr. Saylors' case does. In short, plumbing problems are simply a known risk that accompany any foundation repair, and if we were to take responsibility for such problems in advance, we would have to charge a significantly higher price for our services. That having been said, we always do our best to help a home owner diagnose the cause of a plumbing problem and implement a solution to that problem at the lowest possible cost to the home owner. Unfortunately, Mr. [Member Name Removed] did not contact us until January 13, after he had already engaged a plumber to diagnose the problem at his own expense. The plumber engaged by Mr. [Member Name Removed], as part of his investigation, performed some tunneling, which can be very expensive. Had Mr. [Member Name Removed] contacted us, first, we would have been able to put him in touch with an outstanding area plumber who would have investigated the problem at a discounted rate (often at no charge), and we would have been able to offer one of our crews to perform any necessary tunneling, again at a greatly discounted rate compared to the full retail price charged by most plumbers. I would like to make it clear that at no time has Mr. [Member Name Removed] been told that we would be unwilling to try to work with him to find a mutually-acceptable solution to this issue. The fact of the matter is that our options were limited as soon as Mr. [Member Name Removed] decided to hire his own plumber to investigate the situation, prior to informing us of the problem. We are still willing to arrange to have the plumber with whom we work take a look at his problem and provide a second estimate for the necessary repairs. In addition, We are willing to send one of our crews out to take care of any additional tunneling that is still required, as well as to back fill any tunnels that have already been dug, all at a significantly discounted rate."

I submitted a request for service via Angie messenger.
Within 2 days I got a response with a proposed appointment approx. 8 days later.
The same day, I  responded in Angie messenger that the time and day would acceptable.  I provided my address and phone number as requested.
I arrived at my home 20 minutes before the Oct 21st 11AM appt.  And I left at 1PM.  The foundation inspector never showed up.
I realize that schedules can be delayed in this type of business.
But a 2 hour delay without calling me seems a bit unusual.
I tried calling the phone number on angies list for the company to get a status update
But it only connected to an automated answer system setup with limited options.
At the end of the day, I rechecked Angies list messenger, and there were no messages there about the appt being delayed or cancelled.  I had no notes left on my door about them arriving but me not being present.

UPDATE   The owner contacted me 2 days after the missed appointment.  We discussed my concern and the foundation company and we came to an agreement.  The foundation company came out and inspected my house within 7 days.  I received a reasonable quote to address the damage to my foundation.
Response from Superior Foundation Repair

"Hi Mr. [member name removed], You are right that is unacceptable. I was supposed to meet you yesterday and I did not have you down on my schedule, which was my fault. I do apologize sincerely and am willing to make up the appointment whenever you would like. I'll also double the Angie's List discount should work be recommended. Please let me know if that would be an acceptable resolution by sending an email either on Angie's List or to [email protected]. Apologies for the inconvenience. Craig"

I called and gave a review over the phone when this job was completed as I was having computer issues.  Now I see that it was never printed.

Superior Foundation did a really good job in leveling our house.  They cleaned up after themselves each day until job was completed.  To show our appreciation, we fixed lunch for them before they completed the job.  I would recommend Superior Foundation to anyone who needs their home leveled.

Sorry Superior for getting this out so late but I was under the impression it was taken care of.

They were professional from start to finish and I have nothing but praise for them.  They worked with me on a very tight schedule working around the tenants schedules as well.  They were quick, thorough, cleaned up after themselves and left me a happy customer.  One word of caution for any foundation repair - although it was a far simpler process than I imagined because of their professionalism, it was NOISY.  You will NOT want to have small children or pets around while they are working.

I used Superior Foundation Repair two years ago to have part of my foundation repaired and I had a great experience with Mike; I even chose Superior Foundation Repair based off their excellent reviews on yelp. Unfortunately, something has drastically changed about this company and I am writing now to forewarn folks to not waste their time. So this is what happened to us: we need to now replace all the piers on our foundation and I immediately emailed Superior Foundation Repair to see if Mike could come out (he was the first one I contacted); Mike responded and said he thought he could make it out on Monday and that he would let me know, but he never emailed me back. I thought that was strange and unlike him because that's not the experience I had with him two years ago. Two weeks pass and I decide to write him back to let him know that if he's super busy I understand, but to just let me know, and that if he's not busy, my husband could take off from work to meet him the following week. To my surprise, he responds that same day and said that next week sounded good and that things should dry up by then (we had experienced a lot of rain in May), but he never followed up and I did not hear from until 8 days later (at this point, I am wondering why is this happening and why he would be so inconsiderate). So we finally get Mike out to the house and it was the nice Mike I remembered so I was willing to forget how elusive he was. Without even looking under the house, he said he would send us a quote and he also informed us that the flooding we were experiencing on one side of our yard would have NO impact on our new foundation (all the other foundation companies we've had out have addressed the flooding and made suggestions). So before Mike leaves, he promises to have a quote to us over the weekend. NEVER HEARD FROM HIM! I emailed him three days later to check in and he said he needed some information from his boss, but that he would have the quote before Friday. The quote never arrives!!!!! He then emails me five days later to say that he would have the quote to me by 8am the next morning. Once again, the quote never arrives!!!!  Why in the world would he waste our time and string us along like this? And we were prior clients!!!! I will never contact Superior Foundation Company again. As someone mentioned already on yelp.com, there is no way a company can treat people like this and be in business much longer.

"Hello [member name removed], Firstly, I want to assure you that protocol was not followed in this incident and secondly, I want to assure you that we do value your business. I also want to personally apologize for this experience you've had, as it is not representative of our company's strive for excellence. Please contact me at [email removed] and I will address your issues immediately. Sincerely, Craig Milam 512-586-1114 (P.S. I somehow missed the notification for this review in my email, thus the delayed response)"
