In July 2011 the air conditioning went out on the rental house. Since I live across the street from the rental property I noticed an A/C repair van in the driveway. I emailed Yeargain and Assoc. to ask if anything was going on simply out of curiosity. If there was some maintenance issue I expected Yeargain and Associates to contact the home warranty company to arrange for service. I was told that there was nothing wrong and maybe it was a friend at the house. Later I learned that there was indeed a problem with the A/C and instead of contacting the home warranty to arrange for service they simply called their A/C guy to come out to fix the problem. They then assumed I would not have a problem with paying the $150 repair bill as they had forgotten or didn't know that the house had a service warranty. After some protesting on my part they agreed to reduce the charge to what the deductible would have been for the home warranty (plus a 15% surcharge for them). Shortly after my initial protest about the $150 service charge, and after not receiving any response to my protests, I received a very unprofessional email from Eric Yeargain full of excuses as to why he wasn't able to contact the home warranty company about the repair. Yeargain and Associates is obviously looking for property owners who simply want to turn over the house to management and simply forget about the property. Yeargain and Associates does not seem open and often times troubled by communication from owners. Due to their resistance to communication and unprofessional response to the service problem I terminated management services from Yeargain and Associates. They then charged me $1,100 to terminate the contact.
Description of Work: Contracted for management services of a single family detached home. Services were to include finding tenants, screening tenants, collection of rent payments, arranging for required maintenance. Yeargain and Associates charged 8% of the monthly rent for managment service. We have contracted with Yeargain and Associates for approximatly 2-1/2 years. They used the standard TAR property management contract and on that contract was listed the home warranty company which covers the rental property. At the time of signing the initial contract and subsequent renewals there was no mention of Yeargain and Associates not being in agreement to contact the home warranty company in the event of maintenance issues.
