Olshan visited my home to evaluate foundation to transfer life time warranty for the job they have completed in the past.

It was done quickly and told me that there are no issues with foundation and will provide me a quote for transfer, have not heard yet.

Among the companies that we called, Olshan provided by far the highest level of technical competence and consistency while describing the scope of the work. Although rather steep, the cost involved was comparable to what  the other bidders were asking for similar repair plans.
The work started on time and was completed on schedule (even though they had to work on weekend due to rain concerns). All personnel were punctual, competent and friendly (I noted good organization, safety concerns and well maintained equipment).

Installed 12 piers under front & side of my house.  They have done work for us previously, and we have always been pleased.  They also were prompt at making an adjustment to an earlier repair, free of charge.  We sold that house and they met with us and the buyers and took measurements to confirm the foundation was where it should be, and also reassured the new buyers of the transferability of the warranty.

I bought a house with an Olshan foundation warranty.  The previous owner had piers installed all around the perimeter of the home.  After taking ownership in 2005, I had the foundation adjusted/repaired under warranty TWICE between 2005 and 2014.  Olshan made adjustments for NO CHARGE both times to the front of my house and garage under warranty.
The third time, in the summer of 2014, I called them out for another adjustment to the garage.  After they estimated the repair, they told me they would not adjust the garage because my warranty had never been transferred from the previous owner (2005) and it was not valid.  In order to make it valid I needed to add several internal piers to the house for around $10k, and then they will adjust the garage.  I reminded them they came out twice before to adjust the foundation with no questions asked about transferring the warranty, and even during the second adjustment, the estimator said I might install one interior pier, but it wasn't critical or required and they adjusted the garage anyway.  Why the $10k charge at this point?
I discussed this timeline and series of events with the company and got absolutely no where.  They said all warranties are transferred before any work is done, and in my case it must have been a "good will" gesture for both repairs to the house and garage they did between 2005 and 2014.
If you are about to purchase a home with an Olshan foundation warranty, get the warranty transfer details established before you buy.
If you are about to have foundation work done on your home, I highly encourage multiple bids from multiple companies.  Look into the technology behind Olshan's piers.  They require constant adjustments. This is why they offer the warranty.  If a warrantied pier needs an adjustment, Olshan has the (fear) leverage to charge you for more piers before making any adjustments to current piers because without the new piers in place you could be "destabilizing" your foundation.
The soil in Houston supports a size-able foundation repair market.  Their are multiple companies in Houston with the better technology piers that aren't as sensitive to the soil shift that offer lifetime warranties for less money.
This company is not trustworthy.

This was a truly disappointing and frustrating experience. With the reputation Olshan has (Nolan Ryan and all) I expected a totally different experience, particularly since a friend in Katy, TX had a very positive experience (a number of years ago). Instead we got a job filled with incompetence and lack of urgency on the part of the company. This job was supposed to be a two week job (barring any weather issues) to remove old plumbing from under the house and replace with new plumbing in trenches alongside the house. Work began on August 25. The initial tunnel and trench diggers came and worked hard and got the area ready. Looked like the project was slightly ahead of schedule. Then the trouble began. The first plumber to work the area did a bad job and the job didn’t pass city inspection. Four (4) items were red-tagged. That was on September 3rd. The second plumber sent to fix the work quit after a day. When that piece of work was completed (by the original plumber), city inspection failed again. Finally, the third plumber (and only plumber left!!), who was on another job somewhere else and couldn’t come until the following week, showed up and finished the project. He was good – his name is Juan. Finally the inspection passed. It took until September 24th to get the plumbing fixed and to pass inspection. Four weeks!! There was no sense of urgency on the part of Olshan to get this job done. While we did have some rain delays, these occurred AFTER the initial city inspection and do NOT account for the four week delay. Had the job been done correctly from the start, it would never have had the added complication of some rainy days.

To add insult to injury, once the plumbing work was finally completed, the company took another two weeks to “finish the job” - close up the tunnels and trenches, repair the concrete and fix the landscaping. They were obviously short-handed, although never proactively explained that – only kept us waiting for days until people could finally come out and get the job done. And once they came, we had to watch closely to ensure the job was done well – it seemed like they were either trying to cut corners in completing the work or did not have prior experience. (Examples: had to show workers how to properly tie replacement rebar to existing concrete, landscape stone replacement as original.)

The final blow was when the project manager said that the company would not replace the grass which had died during the 6 week project, even though at the start of the project they said they “would put everything back as they had originally found it”. After confronting them, they did agree to pay for the replacement sod and provided labor to install it.

In summary, poor performance, poor customer service, an overall really bad experience. We asked the company for a discounted price given all the issues and poor performance, but they refused. This is just another example of really poor customer service. A small discount would have gone a long way. In the end we, of course, paid in full and gladly post this review on Angie’s list for others to see.

Provided two options for fixing foundation issues. One was the complete house and the other was a more limited fix in the problem areas. Decided to go with another in the end due to cost and other factors.

The work took three days and was incredibly loud as they drilled down to install the piers. I chose them after getting a few quotes. They weren't the cheapest, but I made my decision based on their reputation and the special locking system that was explained to me. I don't know if it is that much better, but it sounded very logical. Also, they offered a lifetime warrenty on their work. So far, all is well, but time will tell.

Although it took a while (3 weeks) for a scheduled visit from Olshan's structural inspector (salesman), Dale was very courteous, did a through inspection of the inside and the perimeter of the house. He was very knowledgeable and informative. He gave us a printed copy of the quote on the spot that outlined the entire procedure and cost.

On the scheduled day, Olshan arrived as scheduled and began work. Shrubs were removed and kept in dirt to be replaced when the repairs were completed. The crew doing the work were very professional as they went about digging some 20, 5 ft. deep holes around the house, taking care not to leave the gates open that would allow my dogs to get out.

Arrival on day 2 was on time and the crew immediately began to complete the pier installations. A supervisor arrived that afternoon to do the actual leveling. With a water level spread all over the inside of the house, the leveling began. One hour later, the leveling was complete. The holes were filled in, concrete repaired and all shrubs returned to their original places. When the crew left, the area was clean and clear of debris and litter.

In conclusion, we felt Olshan did a great job, delivered what was promised and would certainly use them again.

DOG OWNERS BEWARE - Olshan workers threw chicken bones in the yard. One of our dogs ate one of the chicken bones. Cooked chicken bones can be dangerous and even fatal for dogs. I emailed our sales person and asked him to contact me and haven't heard back. Fortunately, our dog is OK, but the workers should be conscious about how/where they discard their lunch remnants.
They were on time each day and performed the work as planned and described. However, they took longer to finish than originally projected. We are happy with the work and the workers other than the issue mentioned above.
