We had water damage from a roof leak and needed a vent hood installed at our home. The roofer referred me to LandmarkCompanytlc.com. David came to my home to see the scope of the job. We agreed both areas of the ceiling needed to have drywall cut out, replaced, textured, and painted to fix the water damage. We had a misunderstanding of the start date but agreed it was to start Wednesday, February 3rd. David told me he was sending two guys on Wednesday to install the hood and then both would start in the kitchen ceiling damage together. I would have 2 guys the second day to finish and be ready to paint on Friday, February 5th, 2016. The first day, one worker Jessie (who was fabulous) worked from 8:30a until 6:30p. The second worker, Ryan was there only a few hours and Ryan was in charge of the job. I walked the job with Ryan again explaining my understanding of the job and received confirmation it was such. At the end of the first day I was already concerned that the plan would not go as planned because Ryan wasn't there all day as told. On day two only Jessie came to work with no helper all day. Bless his heart, he heard my plight of booking a flight on Friday based on my conversation with David.....scheduled the housekeeper for Friday to clean the drywall dust/sanding.....and put our home on the MLS, he stayed until 9:30p. I missed an evening meeting, bought Jessie dinner for staying so late and I feel was thrown under the bus by Landmark and just doing his best. Despite all efforts, Jessie didn't finish the job for only paint on Friday, February 5th, but I was told he would have help. At 9:34a, I received a text from David that the job wouldn't be finished as scheduled but that Jessie would have help before noon. Jessie received calls from his boss indicating he would NOT have help! I had a super shuttle arriving at 4:30p to take me to the airport, called our housekeeper to reschedule paying her extra to come on the weekend away from her family, called our realtor to not allow showings, and called our reliable handyman (painter) to please come to help paint to finish a job that obviously went south. The owner, Lou (so he says) texted me at 11:55p to call him, which I did. Right off the bat he was gruff, rude, and taking the "I don't know what's going on at your job...." and I responded how I can I help him after all he was supposed to be responsible for his own company right? I started explaining what I felt were reasons for the job taking longer and why I called my own painter. He interrupted me several times and then all of a sudden knew detail by detail of what had taken place NEVER ONCE OWNING up to the fact the job was longer because this was really a two man job. He went on to say it took longer because he "gifted" me $500-$600 worth of "extra work" and I asked him what that was as I was shocked. He mentioned he was retexturing the breakfast room too and when I told him that was part of the scope, and even if he did give me "extra" work, who authorized that, he didn't have an answer. I also mentioned if he was going to do any "extra" work it should have been the library being the water stain was all across the ceiling and they changed the scope in that room, he cut me off and started putting me down. I could tell this was not his first rodeo of handling clients. All of a sudden, I don't communicate with David, but Lou is put in charge of "dealing with me." He started yelling telling me he was on his way to my home and was LIVID! I called the police after feeling threatened and told Jessie of Landmark what was happening and that I suspected he would be told not to finish the job and started asking him what else needed to be done.I then received a text from Lou I was "What u doing is illegal. you holding my workers and equipment hoatage. I am calling police in 1 minute." First of all, Jessie was the only worker from Landmark. Secondly, Jessie was free to go. Thirdly, Lou called Jessie on his cell phone to come out and bring his equipment. He was free to do so and he started taking what he could outside. Jessie didn't come back for the other items, so I opened the door and asked Jessie if he needed help getting his things, after all my helper was there to help. Jessie told me his boss told him not to go inside to get his things. (Aaah....another clue Lou had done this before. He was going to wait for the police to bully the homeowner.) The police were called by Lou and did come to the door and they were both let in. Here's what happened: Jessie was told by the police to get his things and my helper helped him and shared what really happened and that Jessie was NOT a hostage nor his tools. Lou asked for the money owed despite the fact the vent hood was not completed.....the secondary room was not started....and the kitchen and breakfast room was just getting painted. Lou threatened if he did't get paid he would file a lien. When I calculated monies to finish the job ($250) Lou declined getting paid the $250 less of what the total job amount was. I chose to pay him the entire quote despite the monies lost from paying extra for our housekeeper to come on a Saturday, the money I owed my helper...penalties on my flight and super shuttle needing to be changed now, etc. It was obvious Landmark promises what YOU, the homeowner wants to hear, changes it during the job, and then bullies the homeowner to pay them even tho the job is not finished because they take longer than they tell the homeowner to get the job. Would you believe Lou even wanted the paint back? The police were very helpful and said the only reason they stayed was because they could tell I was getting shafted by Landmark. I've NEVER wrote a review. I'm 54 years old, business owner and responsible. We pay our bills and live by a simple "do what you say and say what you do" philosophy. I encourage anyone reading this review to find someone else. I was told by one of the police officers a good contractor he knows of is called All-in-One Construction and speak to Joe Wrinkle. Thank you for reading this long review. I just don't others to get hoodwinked by landmarkcompanytlc.com nor go thru the emotional experience of being yelled at, threatened, and then not even finishing a job like I did. Niki D.

We purchased a home in TX and found that the builders did not properly support a wall on the second floor that extended over the garage. We had an extremely hard time getting anyone to come give us an estimate and when I contacted Landmark they were willing to help. They squeezed us into their schedule but in the first 2 days of the project they weren't able to get the new joist installed. While waiting for an estimate on a plan B my son and I managed to get the joist installed ourselves and Landmark was asked to handle replacing the subfloor and making it level. Lou had two crews look at the job and assigned it to one of the subcontractors. The floor repair ultimately turned out ok but I had to direct the sub on how to install the subfloor so it was level. In one room, when I was not home, they left one of the subfloors with a noticeable slope. This required 8 bags of concrete leveling material that I was charged extra for. On the second room I was home and explained how to make it level, it turned out much better. Since, Lou was good about coming by and working with us so we decided to extend our relationship and have them paint the whole house. The paint job itself was pretty good, the crew removed all the wall plates, lights, door knobs, etc the first couple days of the project, so most of the upstairs turned out better than the rest. However, they were a little more sloppy when they reached the main floor two weeks later. The paint itself, was good but they got paint splatters on the floors and some paint on the ceiling fans and some vents. They also got paint on the outside windows and left tape and plastic on the windows. As typical with most contractors they told me the whole job would take 4 days but they had allocated 7 and had a dedicated 4 man crew assigned. In reality we had 2 guys that were pretty much assigned, they would show up about 10 each day and then Noel would show up around 6 and stay until 8 most nights. Noel is pretty talented and did a very good job of texturing an entire bathroom and several repaired spots. However, the job took more than 4 weeks including several Saturdays, over 3 times the estimate. By the end, the quality of the work was suffering. The punch list we created was pretty extensive and unfortunately not complete. After about three days of addressing it they basically declared themselves done although at least 3 items of the list were not done and we had pointed out a few additional issues we hadn't noticed originally such as paint on the ceiling fan. Lou did offer to send his cleaning crew in at no charge to address some of the sloppiness with paint on the main level. They did an ok job of cleaning but couldn't reach the ceiling fan or the paint on the outside of the windows. I'm basically done with coming home to a crew of workers in my house until 8 at night and most Saturdays so I guess I will just address the remaining issues myself. I am new to TX so don't know if this is typical of the trades down here but based on the house construction, what I have just experienced, and what I've been told the tradesman in TX don't match up to those in VA.

The work they actually finished was OK but there have been a lot of damages even in places where they were not supose to touch. Their promises of fixing what they broke was a total illusion and their methods of bulling , intimidations and pure agressive behavior was sad and very hard to endure specially the lies. They jumbed off the project nine times . In the end I knew that it was a blackmail situation though I had already paid for double the amount I should have paid for. They called the police when I asked that they keep their tools untill they finish (at that point they were already one week delayed and the carpet that they refused to order nor install was coming after my ordering and paying for it on my own, in two days). Damages they still haven't repaired and refuses to are ; 1 One of the new tiles they put and promised to take care of the broken one, which never happened. 2. Shower room which is covered in Plastic now since again they won't pay neither would the Insurance. 3. Most of Lamps and hangers were not put back into place as agreed by contract. 4. Paint in Master bedroom is still not corrected (stains on ceiling and thick drops of paint on wall) 5. Cleaning was not performed as a result it was done by a different and an amazing company hired by my Insurance company AAA. This Service company was the only savior I had ,to believe that there still, are good people. If you still as a good cowboy and a risk taker , would like to give them another chance. Please ask around, I fell for the trick of supporting someone new from, the community and the price my family and I paid was too high. Write everything you agree upon on papper since I can assure you that they need 20 more years, if ever, to understand what a word of Honour or keeping a promise means. They will lie in your face , they even lied to the police officer. Write that they will need to employ a seperate company for cleaning . The mess left and the amount of thick clouds of paint in the air ducks and the vacum cleaner is unreal ( It is all documented with pictures and witnesses). Don't trust the information they give you since their experiences is limited with Isues like insulation or different kinds of paint. Never ever ever again ever leave the key to your house. Ignore everything I said and please don't leave the key. Best of luck.
