Victor was very courteous. He was running late and called me to let me know before I left to meet him. He performed a very thorough inspection including notes on several questionable areas that needed further inspection by a specialist. He even supplied some recommended specialists when I asked. He took the time to review every item with me so I could have first hand knowledge of the issue. The report was delivered promptly with excellent documentation and pictures. He did such a good job documenting what he saw that the seller's addressed every single issue in the report at their cost. I would certainly use them again and recommend to anyone.

Here's the long version. My wife and I put in a contract on a house in Bedford, and we were faced with the daunting challenge of a shortened option period (7 days) that just happened to be over Memorial Day weekend. We called around a bit, and no one that we called was available to come out on such short notice. Then we hopped on Angie's List and found Victor of House Exam. He had stellar reviews, and we were able to see his schedule online. Lo and behold, he was open in the morning on the Friday before Memorial Day weekend (5/23). Woo hoo! We booked him online on May 20th for a home inspection with insect inspection, and we received emails and follow up calls to confirm that same day. We informed the House Exam team about our shortened option period, and they said it would not be a problem. Setting everything up was easy peasy.
On the day of the inspection (5/23), Victor was on time and started his inspection immediately. He was extremely thorough, pointing out all sorts of things we'd have otherwise missed and taking pictures along the way. In fact, since the home was recently remodeled and in good condition, we were surprised at the amount of items that Victor found. He noticed some slight rotational cracks trailing around the bricks near the master bath, and he explained that in a home of this age (built in 79) there would likely be some shifting, but that rotational cracks that creep up towards the roof and "zig-zag" back and forth could indicate a foundation issue. He looked around our patio area and found LIVE, ACTIVE termites after poking around with his screwdriver a bit in suspected areas- he even took a video of the little buggers chomping away! He noticed some blistering and damage to the roof shingles due to trees, as well as some roof sagging due to insufficient supports. There were several items of note on the electrical panel, and the garage door had several issues as well. Victor patiently walked us around the house and explained everything in detail, interjecting a bit of humor as he went. He was extremely nice and very knowledgeable, and we could tell he had been doing this for a long time and knew what to look for.
When it was time to go, Victor said that he would get the report to us ASAP because he understood about our shortened option period. And lo and behold, we received the report around 4pm that very same day. It was 25 full pages long with photographic evidence to back up the items listed. Because Victor was prompt with his inspection and report, it really saved our butts in terms of negotiations with the seller of the house. We were able to provide a list of repairs and to negotiate everything within the option period. Now we're scheduled to close on June 30th, and we feel comfortable with purchasing this house because we know what we can expect thanks to Victor.

When he was through going over his findings we asked for his overall opinion about the house, and what he might recommend in terms of repair requests. He freely offered his insights and they were a great help.
Overall House Exam provided a detailed inspection report that included color pictures, repair recommendations and very clear wording. I would use them again.

House Exam was outstanding! They provided a very detailed home inspection. Victor walked me through and pointed out everything listed on the report. He answered all my questions honestly and provided useful information. I felt he had my best interest as his priority. He also conducted a termite inspection. I recommended House Exam to my family and will use them for my future needs.
